8 year old water heater has water around base. It is leaking from the relief valve. I discussed and offered repair versus replace options. Repairs would include water heater temperature and presssure relief valve+and expansion tank. He decided to replace. And agreed to Rheem 50 gallon power vented propane water heater (6 year tank warranty) with Protection Plus plan which add 4 years to tank warranty. I also offered pressure reducing valve. Although house water pressure is acceptable right now it is still encouraged to install pressure reducing valve to keep water pressure ideal (44-70 psi) Homeowner agreed to plan membership+Rheem water heater+ Rheem protection Plus+ pressure reducing valve. Talked to management and we set aside install for Monday morning. IMPORTANT: House is piped in CPVC so please provide install crew with correct fittings/adapters to install pressure reducing valve. See photos. Will also need CPVC-to-copper fitting for water heater connections as well. Colle

When I arrived homeowner explained that he had shut power off. The W conductor was taken out of the furnace terminal block. When I turned system on..even without 24V to the W terminal, the inducer ran and caused the (2) flash error code “ pressure switch closed when should be open”. Control board has failed such that inducer motor is continuously energized even when there is no demand for heating from the thermostat. I manually took the pressure switch wire off and back on to be able to “fake out” control and test heating components and trial for ignition. Ignitor reading within ohm valve but does have white discoloration. Gas valve opens and flame sense signal good. Combustion test pass. Blower capacitor reading weak by more that 10% of rated value recommend replacing. Made (4) Estimates 1. Minimum required repairs: Replace control board 2. Minimum repairs+ blower capacitor: Replace furnace control and blower capacitor 3. Replace furnace control, blower capacitor AND hot surf
Found no surge protection on blower motor. Installed Ecm surge protector. Also performed precision heat tune up on 2019 Daikin propane gas furnace. Replaced 20x25x5 filter ( provided by homeowner). Checked all electrical connections and components. Checked temperature rise. Cleaned flame sensor. Checked resistance of hsi. Found original burners very rusted and corroded, recommend upgrading to stainless steel burners, provided estimate. Gas furnace is working properly at time of service.
9-8-25 Luis performed gas heat tune up. On carrier propane furnace. Check electrical low and high voltage and connections. Clean sensor and burners check gas pressure performed combustion test ok check supply and return air temps ok. Check static pressure cycle gas heater ok. Provided some solutions regards water heater drain pan. And I also I included water protection for hvac system. Customer will review estimates and will call office.
8/26/25 Heat tune up 100,000 BTU propane furnace dates to 2017: Replaced 16x25x1 filter Inspected burners, ignitor, heat exchanger, and inducer. Inspected wiring, controls, electric motors; left estimate for surge protector for furnace. Homeowner has surge protector at panel. Will cover $10,000 in damages, Measured propane pressure at outlet of gas valve. Measured ignitor ohms 55 Good Cleaned flame sensor and verified flame rectification circuit Measured temperature rise and static pressure. Fluegas carbon monoxide tests: Pass High sensitivity gas leak test: Pass System operating well at this time. Discussed plan membership and whole home air treatment system. Sent email estimates.

Equipment is 2.5 Ton R22 AC with 60,000 BTU high efficiency propane furnace. New 16x25x1 filter. Does not fit well. Please include filter upgrade in new system estimate. Found 35/4 uF capacitor blown. Several burned wire connections. Contactor with severely rusted terminals. Replaced capacitor and contactor. Started system. Refrigerant pressures 80/197 25° SH. Temperature split was 14° not great, not terrible. Told him it will underperform. Luis wants a consultation for system replacement ASAP. We set it up for Friday 9AM. Luis paid for invoice today.

Tested outdoor capacitor. Checked refrigerant pressures and temperatures. Found no surge protection on Ecm blower motor provided estimate to install. A/c is working properly at time of service.
Found contactor burnt and pitted , Replaced 1 pole 40 amp contractor. Also performed precision a/c tune up on Luxaire a/c. Replaced 16x25x1 air filter. Checked all electrical connections and components. Checked temperature spilt. Tested condensation pump. Checked refrigerant pressures and temperatures at indoor and outdoor units. A/c is working properly at time of service.
