Completed heat tune up for natural gas furnace. Homeowner will replace 16x25x5 filter Inspected heat exchanger, burners, flue pipe, inducer assembly and hoses Inspected hot surface ignitor and verified resistance with meter Cleaned flame sensor and verified flame rectification circuit Measured temperature rise and static pressure Checked wiring, controls, electric motors and components; there is surge protection on furnace blower motor. Checked mainifold gas pressures in hi and lo fire Inspected drains. Cleared EZ trap. System has water safeties/protection. Offered humidifier service. Homeowner agreed. Replaced water panel, cleared drain, cleaned housing, tested humidifier. Combustion, draft and smoke tests: Pass Gas furnace is operating well at this time. Homeowner paid for invoice today.



Fully assessed no cooling situation. Found system only working at an 11 degree temperature split. Found r 410a refrigerant pressures were 193/63 with 51 superheat, system is freezing up. Ran leak detector across evaporator coil and found bad refrigerant leak. Provided estimate to replace evaporator coil, but after looking at furnace and rust would recommend replacing gas furnace and a/c. Homeowner would like to be contacted to set up a time to have someone come out to give a replacement quote.



09/17/25 Dan r I arrived to the customers home to work on their oil fired boiler , It’s 22 years old. I started with inspecting for water leaks, and checked all the copper line joints. I checked the temperature pressure gauge. I checked connections and voltages on the boiler and inspected the aqua stat and circulators. I inspected the heat exchanger and cleaned and inspected the flue pipe for corrosion and holes. I made sure the chimney was clear. I replaced the oil filter, the strainer and nozzle . I cleaned and set the electrodes for proper gapping for proper system operation. I bled the oil burner and tested for combustion and checked the return and supply pipes . Everything is working fine with oil fired boiler at this time of service. I did recommend in updating the oil line to run above the concrete , 3/8 insulated line , would need. 25’. Upon arrival, found system operating normal and function of flashing red light was normal operation. No issues related to the call but did find condensate resting on flu pipe. I re-piped correctly and tested operation.



Luis 9-17-25 Performed gas heat tune up, check electrical low and high voltage connections, clean humidifier and replaced #35 pad. clean sensor and burners, check airflow supply and return air temperature ok. Performed combustion test pump ok test humidifier and set to winter 35% cycle gas furnace ok. Tenant stated Tempe has been better after the adjustments and window tint. Better flow and little more even temps. System is working properly at the time of service.

09/17/25 Dan r I arrived to the customers home to service their 1 yr old gas furnace system. I started with checking the air filter and found good , the customer just replaced. . I checked all my electrical connections and voltages. I inspected and tested the burners , flame sensor and the igniter. I water tested all tubing and hoses. I inspected the exhaust and fresh air pipe for restrictions and bellies. I inspected the inducer and the blower motor operation. I checked and tested for combustion and took temp rise splits at the return and the supply. Also checked the heat pump operation and took temps. Everything is running fine at this time of service. I did recommend in having the customer replace his house PRV . They have 115 psi water pressure, it should not exceed 75 psi. Which is causing the humidifier to over feed water. The office will schedule the Prv repair. I also left an estimate for a new 600 m aprilaire humidifier for the customers to review. They have an older sty



9-17-25 Luis performed heat pump check up on trane 2 ton heat pump. Check electrical low and high voltage connections and components, inspect indoor coil blower and drain. Air filter ok at this time. Took photos on indoor coil and blower. Test back up heat 10 kw. Contactor and elements showing major overheating. Check outdoor unit refrigerant levels and pressures. Capacitor and contactor, check potential relay and cap. There is noise coming from time delay relay and defrost board. Cycle heat pump. Unit working at the time of service. During today’s visit I noticed some issues with unit, drain was 70 % clogged, tons of bacteria growth inside air handler. Electric heater overheating, defrost boards not making good connection (relays) and system is little low on refrigerant. Provided estimate for recommendations. I also set up consultation for tomorrow at 10 ton heat provide estimate on new system (current unit is from 2011).



09/16/25 Dan r I arrived to the customers home to service their 4 yr old gas furnace system. I started with checking the air filter and replaced , the filter is supplied by the home owner . I checked all my electrical connections and voltages. I inspected and tested the burners , flame sensor and the igniter. I water tested all tubing and hoses. I inspected the exhaust and fresh air pipe for restrictions and bellies. I inspected the inducer and the blower motor operation. I checked and tested for combustion and took temp rise splits at the return and the supply. Everything is running fine at this time of service. I Left 3 recommendations for the customer for her to review. U.v system, air cleaner and a ez trap .



09/16/25 Dan r I arrived to the customers home to service there 3 yr old gas boiler. I started with inspecting the temperature and pressure gauge. I looked at the boiler for any water leaks around the whole system. I inspected the heat exchanger, the ignition system and the water drainage . I inspected the expansion tank and the water feeder and the circulator for proper operation. I tested for combustion and checked return and supply water temps . Everything is working fine at this time of service.

09/15/25 Dan r Maintenance check up on a oil fired boiler it’s 4 yrs old. I checked the wiring connections and the voltages. Checked the pressure gauge and the temperature gauge. Looked and inspected for any water leaks. I Replaced the garber oil filter (chargeable) , the strainer and the nozzle. I pulled and cleaned the electrodes and set the correct gap for proper firing. Inspected the heat exchanger and the flue pipe. Made sure chimney was clear. I bled the oil line to be sure there is no air . I Completed a smoke test and tested for combustion. , I looked at both water coils for system operation. I checked the return and supply temps of each coil . Everything is working fine at this time. There were two techs today. One was the technician who actually installed the unit and Kurt they did a great job. They answered all my questions showed me how to hook my ecobee up to my phone. Replaced the filter in the unit as we have animals and we thought the first round it might be very dirty. I’m glad to hear everything was working as it should.



Performed quality assurance on trane varrible speed heat pump system. Tested system in heating mode. Checked temperature rise. Replaced 20x23x1 air filter. Checked 454b pressures in heating mode. Inspected wiring. Checked that penetrations were sealed. Heat pump is working properly at time of inspection.

Luis 9-12-25 performed gas heaters tune on two systems. First and second floor both units are in basement. First floor unit was replaced couple years ago. Second floor is original to house. Check all electrical low and high voltage connections and components. Both air filters in good shape. Performed combustion test check Tempe rise supply and return ok. Clean flame sensor and brush burners. Calculate btu by combustion test ok. Combustion results within range. Cleared drain for vacuum system. Hoses and switches ok. Drain goes into sump pump. First floor system running within manufacture specifications. Second floor unit is showing wear on ignition and vacuum components ( inducer motor is getting little hitter than normal it is pulling 2.1 amps rated at 2.4). Unit is currently working. Heat exchanger and burners have some rust around rings and cones. I talk to home owner about today’s visit, he will wait on any repairs for second floor unit. He would not want to put any money into unit.

Luis 9-11-25 Perform Heat pump tune up on 2 ton Lennox unit, check heating mode check backup heat 10 KW OK replace air filter checked blower motor and capacitor OK checked airflow, inspect indoor and outdoor coils ok. Check refrigerant levels and pressures ok. Capacitor and contractor ok. Cycle heat pump ok. I clean indoor air handler insulation and sprayed coil with bacteria cleaner. I talked to to Neal while on site and mentioned about uv light, Neal approved installation of uv light. Uv bulb should get replaced every two years. Cycle heat pump after repairs ok. System is in working Order. Install of uv light for air handler



Luis 9-11-25 performed gas heat tune up ok lennox heater check electrical low and high voltage connections and components. Check air filter ok. Check ignition system. (See photos of ignition system) major rust and corrosion. Check gas pressure ok performed combustion test check supply and return air temps ok. Check air delivery system. I noticed some water leaking from bottom of heat exchanger into blower compartment. I also check combustion blower and noticed getting too hot. Pulling 2.3 amps rated at 2.3. Cycle gas heater ok. Heater is working at the time of service, I talked to customer about todays visit and went over some items that will need attention, I provided estimate for repairs. Customer will wait until major repairs are needed.



Gas furnace tuneup on a 90% furnace . Checked the air filter and replaced 413 supplied by the customer . I Checked the wiring connections and the voltages . Flushed the drain lines and furnace traps and inspected the condensate pump. Inspected the burners and flame sensors and cleaned . ( I did recommend in replacing the burner tubes , they are waring and effecting system efficiency). I Inspected the flue pipes for leaks and bellies. checked the thermostat in heating mode and checked the gas pressures and the furnace safeties and checked heat pump operation . I checked the motor amps on the inducer operation and blower motors. Took indoor heat temp rise and tested for combustion on the system. The furnace is working order at this time of service.



Luis 9-10-25 performed propane gas heat tune up on 90 k btu furnace check electrical components low and high voltage. Inspect air filter 213 ok customer replaced air filter. Customer also replaced humdinger pad test humdinger operation ok. Clean sensor and burners. Inspect igniter, perform combustion test. Flue gases do have some smell propane not burning correctly. Inspect heat exchanger found lot of rust and corrosion. Water has been dripping from indoor coil, perform safety test on heat exchanger and failed test. Combustion results are normal at this time I high recommend doing repairs for safety reasons. I flush drain and test pump. Pump is having issues with discharge vinyl tubing is in bad shape. I cycle heat pump and gas furnace. System is on operation but will need some work. I went over the report wirh customer and provided solutions to take care on issues. Would recommend getting an estimate to replace system.



Check the DIP switch settings the programming in the thermostat and checked function of the system. Everything is set up properly and running to standards. Very nice install

09/05/25 Dan I arrived for a water leak on an air handler in a closet through the kitchen. Unit hangs in the ceiling found primary pan was completely full water and leaking into the blower cabinet on insulation and dripping out the corner. I wrote up some estimates for the customer one was for an easy trap. One was for adding a secondary pan with the water safety and the basic add on was to put a 3/4 “ pvc union which he could break and flush. He went with the 3/4” union. I cut the pipe and removed all the water from the primary pan. I added the three-quarter union and then I flushed and cleared the drain line ran water through the PVC to make sure no more water was backing up. Water is draining fine at this time. I put everything back together and turned the unit back on and checked the charge . I found charge to be good running at 10°superheat. I collected for 347.10 paid by cc. Kurt is a great technician and a really nice guy. I think DiBiase charged way too much for less than an hours work to replace a board and sensor. I was charged $99 for the first diagnostic visit, then $479 for the labor on the second visit. Surgeons don’t make that kind of money.

Luis inspected the AC unit and quickly made a recommendation based upon the situation. Luis was professional and courteous.

Kurt did excellent work, diagnosed problem quickly and had part on the truck to take care of fast. Also recommended great ideas to help our Air conditioner not have to work so hard. He helped us sign up for maintenance plan and now we are with a company that treats customers great!

Dan is a life saver! AC went out on the eve of a heatwave. Dan quickly diagnosed the issue and saved us from a meltdown. Their dispatch team is top notch! All truly professional with a sense of urgency.
Great service and overall experience
I was disappointed in the knowledge of the product being installed. Also disappointed that we were not informed that the thermostats were new and there wasn’t another option. I’m still not satisfied with the “fix” for this issue.
i met with the DiBiase representative (Tony) in my home so he could review our needs and analyze our current setup/view the current situation. He was very professional, arrived on time, and respected both our home and our time. His descriptions of our options was very helpful, and he provided us with 3 choices to consider, which we are now doing. He sent a copy of the options and pricing, which was quite helpful to me to study.

I had an appointment with DiBiase today. We had bad storms yesterday and trees were down and my service technician, Barry, found a way to get around and still make it to my house to service my HVAC. I always appreciate the customer service that DiBiase provides. They provide text messages, and pictures of the technician prior to him arriving. I always appreciate that. Great service thank you much.

Dan (technician) showed up on time. Friendly, knowledgeable, and quick. He didn't mind me asking questions (gotta prepare for that zombie apocalypse) and explained what the problem was and how he was fixing it. Had the parts needed right in his van and got it done quickly. My house now has air conditioning again!

Dillon M. was on time and knowledgeable. He provided multiple options for different brands at various price points. Importantly, he was able to educate me on system options including pros and cons. Luke T and installation team were on time, knowledgeable, and courteous. They worked throughout the day and had old equipment picked up and disposed. New A/C Furnace syste looks and works great. All connections lines were replaced and a new concrete pad was installed outside. The house was left clean. Luke walked me through each aspect of the installation and oriented me to the new system. I am very happy I chose DiBiase Heating and Cooling. Competitive price and prompt service. As part of DiBiase installation protocol, Tan came to the house 1 week after installation to complete a full review of all systems and to help me develop strategies for effective cooling throughout the house. He spent considerable time testing and optimizing the unit, discussed operation of the unit and provided education related warranties, proper filters, and mechanical functions. Nathan was on time and demonstrating a lot of experience. I asked to have the drain line rerouted in the basement, and despite challenges in th e ceiling area, he handled it well. Everything was tied down tightly. He walked me through all parts of his work to ensure I was satisfied.
