Reviewed home and concerns with Neal and Steve. Found 3rd floor and front room on second floor office not comfortable and temperatures in excess of 80 degf with thermostat temperature set to 74 and maintaining 74 degf. Found basement excessively cold possibly due to duct leakage. Inspected duct system and found several dampers that were adusted by Steve to increase comfort. Recommend running system fan in circulate or on for now to measure temperature difference. Recommend sealing duct system in basement and measuring airflows from ducts and air balancing. Gathered data to perform room by room Manual J load calculations on the home to determine how much air is needed to front office to maintain 74 degf cooling temperature. Estimates for recommendations will be provided after load calculations are completed.

Fully assessed no cooling situation. Homeowner said she reset the outside breaker earlier and everything came on except no air flow to the second floor. Zoning is an older system. Arzel. Found after removing 2nd floor 19x14 damper the duct work was full of brown goop glue like. Talked to homeowner and found that at one point tide poured down the laundry room vent. Found tide made a glue like substance and damper was glued in place. Scraped out tide from duct and found damper opening very slowly. Recommend replacing arzel zone damper, our office to make up estimate. For now removed damper from duct work and now air will go to the 2nd floor all the time until t damper is replaced. Looked over the system and found no other issues with the a/c. System is working at time of service.

System is operating at this time so I gave homeowner an estimate to replace compressor. Upon arrival found the lowest temperature I am able to program the thermostat to run to is 67°. I set a 5° offset on thermostats to allow system to cool down to 62 even though it’ll be reading as 67. Upon arrival, found outdoor unit tripped on low pressure. Found system was bone dry empty. Pressure tested with nitrogen and found leak on indoor coil. We will have to return and replace indoor coil as soon as possible.

Upon arrival, I proceeded to outdoor unit and immediately noticed refrigerant oil on liquid line braze joint. Used an electronic leak detector to find the exact joint that was leaking. Good
I called DiBiase for "no heat" and they sent a service technician right away. Dan arrived and determined the issue was the burner motor on a 19 year old furnace. They were able to order the part and Dan had it installed the next day and the furnace is now working fine. Fixing it was $8K less than purchasing a new furnace, and hopefully my furnace lasts at least 2 more years so the part pays for itself.
It was a pleasure serving you and your family. Thank you for sharing your kind words with us. It means the world to us and to our entire team!

I had a PECO energy audit and found that my attic insulation was insufficient (I did notice that the upstairs felt cooler than the thermostat temp). DiBiase is on the list of PECO recommended contractors for this and they did a fantastic job adding insulation, putting in rafter vents to ensure circulation etc. Joe was very responsive and followed up with me quickly to schedule an appointment for an evaluation and estimate. I also had some sealing done in the basement. The crew was terrific, they were on time, organized and did not leave any mess. A before and after photo to show part of the work...
