Found failed 70uF capacitor for compressor. The 7.5uF fan capacitor is weak but not entirely failed Offered warranty capacitor but encouraged installing a AmRad Turbo 200X capacitor with 5 year warranty instead. Homeowner decided on warranty capacitor replacement and plan renewal. Replaced 70uF and 7.5uF capacitors. Complete AC tune up under renewed plan. There was a restrictive 20x24x1 air filter in rack. This filter can become very problematic especially in heating and can cause refrigerant issues. There was a low pressure cut out in December 2024 and tech added 2# refrigerant Recommend using a 20x24x4 MERV 8 filter and replacing every 3-4 months, Or Provided estimate for Air Ranger 24V 1” dynamic air filtration. Also provided estimate for UV light system to control biological growth that happens at indoor AC coils. Luis 8-3-26 Customer called in for no cooling, 30 amp breaker for air handler keeps tripping, check all wiring at the unit and ll the way to electrical panel. Found shorted high voltage wire on the outside. 10/1 wire runs from electrical panel to outside and runs all the way inside line set cover. Short is right at the entrance of the wall. We will need to make a junction box inside basement (cut access panel) customer will take care of sheet rock repair. We will need to make another junction box at the attic. We will need a new 15 amp double pole home line breaker. I will talk to management about pricing for electrical repair.

( customer will order filters and replace. ) I Inspected the indoor coil and tested the primary drain pan and cleared and tested the water drains and traps if applicable. I Took indoor temp splits at the return and the supply and checked the blower motor condition and operation. I looked at the outdoor unit wiring connections and voltages . I inspected the outdoor components and checked my unit pressures by using super heat sub cool method. System in good operating condition at this time. I collected for a new service contract membership, $189.00 paid by cc.
Reviewed job with Frank. Right side unit. York unit was low on charge, and we added 2 lbs. of refrigerant to the system to get it working temporarily. The outdoor unit was approximately six years old, but the indoor unit is from 2010. The other system next to it is from 2010 as well. Frank would like estimates provided for AC and coil replacement, as well as full system replacement for both units. Units are 5-ton, 3-phase outdoor with 130000, 080% furnaces in the attic. They look like they may be a little oversized. Gathered information for load calculation to be completed before proposals. Proposals to be emailed after load calculations are complete.
7/23/26- Performed routine maintenance for cooling on 2 York systems approximately 15+yrs old. Indoor units located in attic of nursery room. Flushed drain lines. Performed leak search on unit #4 evaporator coil, found leak detection in multiple locations on coil u bins. Normal wear and tear with visible rust present on 2nd unit. Sent estimate for system replacement for unit #4. Vapor saturation temperatures on both systems were close to 32°,which is close to freezing point. Liquid saturation temperatures were within satisfactory range of outdoor temperature of 80°. Replaced filter on unit #4, filter on 2 unit was good. Temperature split of 28° on unit #4, 23° on second unit. UV bulbs need replacing. Outdoor condenser coils are in good condition. Checked all electrical connections and components. Recommended replacing both systems due to age of systems being past lifespan cycle. Found no other issues at this time of maintenance, AC was working upon departure. 7/27/26. Completed remai
7/25/26 Dan Complaint was no hot water from their 5 yr old A.O smith electric hot water heater. I started by inspecting for water leaks on and around the water heater. I Checked for power at the electric water heater. No voltages, I looked at the customers sub panel where the water heater breaker is located, and didn’t have power coming off the main breaker for the sub panel. I followed the wire lead from the sub panel. It goes directly outside to a meter, which is tied into the main meter for the house. They’re going to need to have an electrician come out and take a look at the outside meter. I did check the water pressure and checked both elements and they are good . I collected for $149.00 for today’s visit.

7/24/26. Performed quality assurance check on recently installed Goodman heat pump system. Checked all electrical connections and components. Found heat pump lock out was set low at 25 degrees to switch over to oil heat. Changed lock out to 35 degrees. Check refrigerant pressures and temperatures. Checked temperature split. Heat pump is working properly at time of service.
7/23/26. Pulled refrigarant charge back into a/c. Replaced mechanical bolt on txv. Pressure tested system at 285 psi nitrogen and soap tested. Vacuumed down system to 400 microns. Added back in refrigerant charge. Tested a/c operation. R410a refrigerant pressures are 286/120 with 10 subcooling and 17 superheat. A/c is working properly at ti e of service.
Luis 7-23-26 Performed ac tune up on two units. First floor and second floor. First floor trane system from 2024 everything is working within range. 413 filter ok. Drain system working ok. Air delivery blower ok. Supply temp and return temp ok. Outdoor electrical system and refrigeration performance ok. System is working properly. Second floor carrier unit from 2015, replace filter check drain system air delivery and coils. Getting minimum cooling from unit, 16 degree split. Check outdoor unit refrigerant is not consistent, pressures Bounce up and down reading different levels. Fan motor is in bad shape. I explained to Tori to fully troubleshoot unit and find out issues it has to be in phases. Looks like system has small refrigeration leaking, we will need to recover refrigerant. Make sure fan motor is working at the correct RPM. Cost to perform these troubleshooting and potentially repairs could cost 7 to 10 Thousand dollars. Luis 7-22-26 (tenant) Tenant called in for no cooling (responsible for payment) found system 5 ton Bryant outdoor unit from 2016 matches indoor coil and gas furnace from 2022 after troubleshooting system found thermostat to be at fault, tripping breaker. I check entire system to make sure everything was working normal. I found outdoor capacitor reading below rating making fan work harder. I provided estimate for repairs. Doctor (tenant) approved repairs, after replacement of thermostat and capacitor test operation of system I also replaced 24x24x1 filter. I would recommend filter change every 30 days. Outdoor coil should get cleaned. Provided estimate to clean coil refrigerant pressures are higher than normal. Luis 7-22-26 Performed ac tune up on trane 3.5 ton ac unit from 2016. Check indoor operation, blower delivery system air filter drain system. In flush drain from evaporator coil. As unit get older more potential for drain problems, current unit does not have drain trap, provided estimate to add drain trap (this will also help heater drain on not having positive pressure on furnace). Inspect coils and electrical, no bacteria protection present, and no surge protection. I talked to customer about this components, provided estimate to add these safeties, customer will call office if interested. 7/21/26. Fully assessed high electric bills on recently installed package a/c by dibiase. Found that the customer keeps the thermostat set at 77- 78 degrees and is comfortable at that setting. Checked r-32 refrigerant pressures they were 285/108 , checked temperature split it was 17 degrees. A/c is mechanically working properly. Customers electric bill was around $330. Explained to Ruth that it has been a very hot month and peco raised their rates. Suggested to homeowner to turn it up 2 degrees when she is at work. System is working correctly at time of service.
7/21/26. Fully assessed no cooling situation. Talked to homeowners when I arrived. They mentioned the air didn’t feel as cold and was blowing out very weak. Found the evaporator coil completely frozen over. Kicked on oil furnace that was installed by dibiase in 2019. A/c is from 2010. Explained to them that the system more than likely has a bad refrigerant leak. The system was looked at by mattioni last Thursday. After ice was melted checked 410a refrigerant pressures they were 315/85, definitely low on charge. Explained to them that this thing is 16 years old and if one of the coils is leaking refrigerant that it’s really not worth fixing at this point. Explained to them that if it’s the indoor coil it’s about $4,000 to $5,000 to repair. Recommend replacing a/c and indoor coil. Set up appointment with our office to have someone come out to give replacement options.

Had the parts needed right in his van and got it done quickly. My house now has air conditioning again!

Dillon M. was on time and knowledgeable. He provided multiple options for different brands at various price points. Importantly, he was able to educate me on system options including pros and cons. Luke T and installation team were on time, knowledgeable, and courteous. They worked throughout the day and had old equipment picked up and disposed. New A/C Furnace syste looks and works great. All connections lines were replaced and a new concrete pad was installed outside. The house was left clean. Luke walked me through each aspect of the installation and oriented me to the new system. I am very happy I chose DiBiase Heating and Cooling. Competitive price and prompt service. As part of DiBiase installation protocol, Tan came to the house 1 week after installation to complete a full review of all systems and to help me develop strategies for effective cooling throughout the house. He spent considerable time testing and optimizing the unit, discussed operation of the unit and provided education related warranties, proper filters, and mechanical functions. Nathan was on time and demonstrating a lot of experience. I asked to have the drain line rerouted in the basement, and despite challenges in th e ceiling area, he handled it well. Everything was tied down tightly. He walked me through all parts of his work to ensure I was satisfied. Liz stopped by for an AC routine assessment and tuneup. She was very friendly and knowledgeable and answered all my questions .
