Performed precision heat tune up on amana gas furnace. Replaced 16x25x1 air filter. Checked all electrical connections and components. Cleaned flame sensor. Checked resistance of hot surface igniter . Found no surge protection on blower motor, talked to Gary about surge protection. Checked temperature rise. Performed combustion test. Gas furnace is working properly at time of service.

9/16/25 Kurt and Tan Performed heat inspection on 2 heat pump systems with electric back up. Started office side first. Changed filter included with membership plan. Flushed and tested drain. Found no restrictions and water flow was good. Checked electrical components and found capacitor below manufacture specifications indicating potential failure and causing stress on air delivery system. Coil condition is ok. Tested electric back up heat and found it operational. Checked outdoor unit and found electrical components ok. Refrigerant levels are also good. Checked heat pump for main gym area. Changed filters included with membership plan. Found signs of microbial growth on filters but none on the coil. Flushed and tested drain line and found no restrictions with good water flow. Checked for refrigerant leaks with UV light and found none at indoor coil. Tested electric heat and found it good. Checked outdoor unit for main gym area. Luis 9-15-25 performed heat pump check up. Amana 2 ton system. Check electrical low and high voltage connections and components. Replacement of filter. Test back up heat 10 kw ok. Check airflow and blower ok. Inspect coils check outdoor unit refrigerant levels and pressures. Capacitor and contactor. Cycle heat pump ok. I noticed some items that will be concern, contactor is pitted, refrigerant levels are lower than normal. Indoor system does not have water safety. Provided estimate for recommendations and repairs.

9-15-25 Luis performed heat pump heat tune up on 2 ton Lennox check all electrical components low and high voltage ok filter ok at this time, test 10 kw back up heat ok. Check airflow inspect blower and coils ok check outdoor unit refrigerant levels and pressures ok test reversing valve ok. Cycle heat pump ok. System is working properly at time of service.

Completed heat tune up 3 ton heat pump with 10KW electric heat kit. Dan replaces filter every year. Indoor and outdoor coils in good condition. Inspected wiring, controls, electric motors: Outdoor unit has surge protection. Indoor does not. Left estimate for this surge protector. Confirmed proper amp draw of heat kit: 10KW 40A Good Current thermostat doesn’t have input for outdoor temperature so on the winter the electric heat is energized based off of 3° “droop” which means electric heat will run when room temperature drops 3° below set point. A smart thermostat would allow for control of electric heat use based on outdoor temperature. Left estimate for Ecobee Smart thermostat. Measured temperature rise. Verified refrigerant charge and pressures System operating well at this time.

09/09/25 Dan Gas furnace tuneup on a 90% furnace . The gas furnace is 3 yrs old . I checked the air filter and replaced AA 413. also replaced the customer’s water panel #35, and serviced the customer’s humidifier. Checked the wiring connections and the voltages . Flushed the drain lines and furnace traps and inspected the condensate pump. Inspected the burners and flame sensors and cleaned . Inspected the flue pipes for leaks and bellies. checked the thermostat in heating mode and checked the gas pressures and the furnace safeties. checked the motor amps on the inducer operation and blower motors. Took indoor heat temp rise and tested for combustion on the system. The furnace is in good working order at this time of service. Main house system : I left the customer some options for surge protection for the equipment on the indoor unit to help prevent surges to the equipment from storms. Also a water safety to help prevent water damage that would come from the equipment.

Check up on a heat pump system. The heat pump is 4 yrs old . I Checked the air filter and replaced , the filter is supplied by the customer. . I Checked the wiring connections and the voltages. Checked the thermostat in all heating modes, started with electric heat. Inspected the amps for the heating elements and checked the blower amps and the operation. Took electric heat temps at the return and supply. Performed a outdoor BTU output for the heat pump. Checked the outdoor unit, wire connections and the voltages. Inspected the components and tested the amps draws for the compressor and the fan motor. The heat pump is in good working order.

Project is on hold for next spring. Looking for estimste for new heat pump and coil and ductless.

Water leak issue. 1.5 Ton Heat pump with 5KW electric heat kit. 12x22x1 Filter wet. Air handler from 1984 very dirty blower wheel and indoor coil and insulation covered in dirt and biological growth. Outdoor heat pump dates to 10/2013. Water is getting on floor because of a drain pan leak. This is irreparable. They no longer make drain pan for this air handler. Also ran system to check R22 refrigerant pressures. It is undercharged saturation temperature of 32° Suoerheat 28° when target is 17°. R22 systems cannot be repaired. Indoor coil is occasionally freezing and then defrosting of and causing water n floor around equipment. There is only one sensible thing to do in this situation and it is to upgrade the system and include indoor air treatment system in new equipment quote. I did not have a 12x22x1 filter on truck. Luis 8-28-25 return visit to install thermostat This estimate is to install Ecobee Lite thermostat for 1 heat pump system. This is under the assumption that there are enough wires to thermostat. Wired humidifier to thermostat test operation ok. Provided estimate to install UV air purifier for indoor air quality. Check refrigerant pressures and temperatures at indoor and outdoor units. Heat pump is working fine at time of service.

Customer called in for no cooling on first floor. There are 2 units in the house. First floor is not working, second unit is making very loud noise from outdoor unit. Both units are in bad shape. First floor is very low on refrigerant indoor coil is icing up. Major rust and corrosion on indoor and Doug door units. These parts are no longer manufactured, for second floor unit outdoor condensing unit will be shutting down soon, due to motor and compressor failing. (Might happen later on today or tomorrow). Both system should get replace. I called customer land lord and left voicemail.

Fully assessed no cooling situation. Found amana gas furnace a/c installed by another company from 2020. Gave sy a call for cooling. Everything came on except compressor. Tested 70/5 capacitor it tested at 1.5/4.6 failed capacitor. Replaced 70/5 capacitor under warranty. Also talked to customer about maintenance plan to save money on repairs. Checked refrigerant pressures and temperatures. A/c is working properly at time of service.

Everything has been tested and checked system is running good. I recommend checking the charge. May need refrigerant added to bring to standards. Sub cooling is supposed to be 12.

Went over whole install, and overall the install looks good no issues The indoor unit match up for the outdoor only goes as low as 2 1/2 ton, but the outdoor unit is a 2 ton for setting airflows. Supply temp 52

Mini split tuneup on two heads and one outdoor age 6 yrs . Checked the air filters and cleaned on both heads . Checked the wiring connections and the voltages. Inspected the unit and the blower operations and cleaned if necessary. Check the fan operation for all speeds and checked the units in the cooling mode operation. Took temps from return side and supply. Checked the outdoor heat pump, wiring connections, and the voltages. Checked the combined amps for the fan and the compressor. The indoor heads and the outdoor heat pump are in good working order at this time of service. Also checked for a leak on the equipment from when we added dye. I found no distinctive leaks on the equipment. I use my bubbles UV light and sniffer didn’t find anything on the system. As of today . We will monitor the system Next time we come out for a visit.

Luis 8-6-25 customer called in for no cooling. Current system is from 2000 high velocity 4 ton unit. Found system off up arrival. Set unit to cool and checked operation. Found outdoor short cycling on high head. Found bad condenser fan motor. Provided estimate to replace fan motor. I would recommend getting an estimate to replace system. Customer decided to get an estimate on system replacement and not do any repairs. Home comfort consultant to come out later in today.

Luis 8-5-25 Performed ac tune up on Lennox ac. Flush condensation drain line ok Replaced 16x20x1 air filter. Checked all electrical connections and components. Checked refrigerant pressures and temperatures at indoor and outdoor unit. System is working fine at time of visit. Unit is from 2007 it is starting to show age I will call landlord and go over today’s visit.

Issue was outdoor unit for second floor system making loud noise. When I showed up I pushed contactor in to run outdoor. No noises. Made demand for cooling for thermostat and tested operations. Ran system total of 40 min. Did not observe any noises at all. Also charged system to attain perfect subcooling. I also checked the 1st floor system outdoor unit for any noises. That unit was also quiet. Set thermostat to vacation mode until September 30th. Cooling set point at 80° until September 30th will change to 73° System operating well at this time. Locked door. Placed key in an Envelope and placed in between storm door and inside door.

Customer called in for water coming from the indoor unit upon arrival inspect indoor unit found completely frozen coil filter is dirty I inspected the outside unit. I can tell that the outside unit was replaced about three years ago indoor equipment it is from 2010. Turned system off and tuned fan to on. Told customer to replace filter and stat at unit again. If problem persist would recommend doing leak search and find if system has a leak. Ac unit is maintaining 72° inside temperature.

Completed 6 month inspection for 3 ton Bosch inverter. Aprilaire 201 filter ok. Homeowner uses 201 filter. Replaces 1X per year. Measured temperature split and static pressure Inspected wiring, controls, electric motors and components. Outdoor unit has surge protection, indoor unit would benefit from surge protector; left email estimate also verified fan speed settings. Cleared EZ trap, tested condensate pump. Verified refrigerant charge/pressures. System operating well at the time of six month inspection

7/28/25 Tan Performed quality assurance visit on trane heat pump installed on 7/2. Checked ecobee settings and found them good and appropriate for 1 stage heat pump with electric back up. Tested electric heat. Confirmed 20a and 244v on 10kw electric heat strip. Tested cooling next. Checked airflow and temp split. Found airflow settings correct for 2 ton system. Install manual was previously marked by installers. Checked condensate drain line and ez trap and found them pitched. All accessories installed correctly with flood monitor and blower surge protector. Checklist record is found on return duct. No gaps or leaks in ductwork. Filter is good. Checked outdoor unit and found it leveled. Disconnect is not leveled. Service caps and schrader caps were loose as well. The liquid line service cap is missing. Charge is good for 454b. All wiring connections are tight and secure. Checked motor amps and they are within specifications. Lineset is clean and penetration is sealed. System is operati
