Discussed issues with Walter and Stephanie. Home remains a constant humidity level between 50 and 60% during summer and sometimes can climb in the low 60s during heavy rains. Issues are with smell they are expereincing with unit when switching from heating to cooling which is indicitive of dirty sock syndrome. There is currently an Aprilaire carbon filter on the system and an Apco air scrubber. The other issue they have is with the zoning. The 2nd floor was not cooling properly and the first floor would overcool. Tested zoning to ensure each zone is operating properly and each damper is set for correct bleed. They did say it was working better since Dan made some adjustments but was not able to test under heavy load due to weather. Suggested running it again in summer and there is additional small adjustment that can be made to 2nd floor damper bleed. (can be opened a little more.). Performed precision heat tune up on 2024 trane gas furnace. Aprilaire 413 air filter is ok. Checked all electrical connections and components. Checked temperature rise. Cleaned flame sensor. Checked gas pressures. Blew out pressure switch tubing. Performed combustion test. Provided solution for air purification. Gas furnace is working properly at time of service.

Performed precision heat tune up on Weil McLain oil boiler. Replaced Rf1 oil filter and .85/45b nozzle. Checked all electrical connections and components. Checked temperature rise. Vacuumed and brushed heat exchanger and smoke pipe. Performed smoke and combustion test.

Performed precision heat pump tune up on Bosch inverter heat pump system. 18x20x1 air filter was just replaced. Checked all electrical connections and components. Checked temperature rise. Cleaned ez trap. Tested emergency heat. Found surge protection on disconnect for outdoor heat pump but not for indoor blower motor. Provided estimate to install x-13 surge protector. Checked all refrigerant pressures and temperature readings at outdoor control board. Heat pump is working properly at time of service.

Found dehumidifier improperly installed. Provided estimate to install in drain pan with float switch and extend drain tubing to sump pit. Dehumidifier leaked because it was set up off level. Provided estimate to install correctly. Install drain pan with float switch and extend tubing.

Performed precision heat tune up on amana heat pump system. Aprilaire 313 filter is clean. Checked all electrical connections and components. Checked temperature rise. Talked to mark about duct work. Explained to him that replacing all the duct work would be at least $6,000.00. Recommend to him to consider the uv lights that the previous tech recommended. Also found no surge protection on blower motor. Recommend installing Ecm surge protector for blower motor. Checked refrigerant pressures and temperatures at indoor and outdoor units. Heat pump is working properly at time of service. Mark is going to talk to his wife and get back to us.

Fully assessed no heating situation. Found amana gas furnace locked out on code 3 pressure switch error code. Found pressure switch port was clogged with debris. Removed inducer assembly and dumped out debris and bugs. Explained to homeowner that there is no real way to prevent this. Vent goes out thru the roof. Tested out gas furnace. Performed combustion test. Air filter is clean. Checked temp rise gas furnace is working properly at time of service.

Performed precision heat tune up on heil 90% gas furnace and Rheem 80%. Replaced (1) 16x24x1 filter, other 16x24x1 is clean. Checked all electrical connections and components. Checked resistance of hsi. Cleaned flame sensors. Found no surge protector on ethier 1st or 2nd floor system, provided estimate to install. Checked gas pressure. Performed combustion test. Gas furnaces at working at time of service.

Luis 10-13-25 customer called in for smell coming out of the vents, after talking to the customer and testing system performance, I did smell some order from coils. I told customer we could clean coil and add bacteria protection but this is not guarantee that it will work. The true solution will be a replacement of the coil. Manufactured does not cover this repair as warranty, so customer will have to pay out-of-pocket full amount. I provided estimate for repairs. Replacement of coil our coil cleaning. I also performed gas heat tune up doing visit. Everything checks good and running within manufacture specifications. All ignition, air delivery and combustion exhaust system ok. Customer also said a noise from ductwork when one of the zone is calling . Explained this is normal I did adjust bypassed damper to open little more to lower noise.

On arrival to the customers home, customer turned the system on for me, and I could hear the blower running, but was making an awful noise. When inspecting the blower motor and wheel I found the wheel fins was separating from the hub of the wheel. The blower wheel will need to be replaced. I quoted customer for the repairs and also threw in a discounted air cleaner with the repair customer declined at this time. He will look into replacing a wheel himself. If he can’t he will contact us. The customer is aware if he runs the heater or AC for too long. It may do more damage to the wheel and possibly damage the blower motor. 10/8/25 Dan I arrived to the customers home to service there 4 yr old gas furnace system. I started with checking the air filter and found good. . I checked all my electrical connections and voltages. I inspected and tested the burners , flame sensor and the igniter. I inspected the exhaust for restrictions and rust and holes. I inspected the inducer and the blower motor operation. I checked and tested for combustion and took temp rise splits at the return and the supply. Everything is running fine at this time of service.

Provided estimate to service humidifier. Tested outdoor capacitor. Checked refrigerant pressures and temperatures at indoor and outdoor units. Heat pump system is working properly at time of inspection. Found hard start kit needed replaced, replaced with soft start and tested operation.

Luis 10-6-25 Customer called in for order coming from two supply registers. I check main trunk, indoor coil and blower. Ductwork has inside liner. There seems to be lot of bacteria growth inside entire ductwork. I provided estimate to add uv light to system and coil cleaning.

Completed (2) heat tune ups for Bosch inverter/heat pump systems. Replaced 18x20x1 in newer air handler. Homeowner will buy and replace Aprilaire 413 and the Aprilaire 35 water panel. Note: the original saddle valve that feeds humidifier is not opening properly. I provided estimate to cut this valve out and replace with pipe AND to install new feed valve on hot water line with new tubing. Older air handler vinyl tubing is ran outside as a stub. Homeowners will add some stone to foundation. We can relocate vinyl tubing to sink drain in mechanical room. However the sink drain is pitched backwards. He said he has plumber coming out for other job. He will have plumber inspect basement sink drain. Afterwards we can do the work to run vinyl discharge to that point. Customer called in for no hot water from electric water tank, found breaker tripped check system operation found open bottom element, I provided estimate for repairs and recommendations, customer decided to go with new tank, I check water pressure found to be almost 80 psi I lovers pressure to around 60 psi (customer neighbor had just increase pressure earlier today) customer paid 50% for replacement of tank. Office to follow up with customer tomorrow morning. Drain, Remove, and Dispose of old water heater. Install new water heater in drain pan and install water alarm. Modify piping to new water heater application as needed. Complete all mechanical and piping connections. Fill and purge water heater and test operation.

9-25-25 luis return visit to Add refrigerant to system with dye. Replacement of contactor check refrigerant levels and pressures. Good sub cooling and super heat ok.

09/23/25 Arrived to the customers home for a heat pump check up on a 2 yr old system . I checked all electrical connections and voltages . I checked the air filter and replaced, filter size is 20x20x1 . Inspected the indoor coil and tested electric heat package. Took temp splits for the electric heat and amperage draws. I looked at the outdoor heat pump and tested for an outdoor btu output. Inspected the outdoor components and unit pressures. Everything is working fine at this time of service.

9/16/25 Kurt and Tan Performed heat inspection on 2 heat pump systems with electric back up. Started office side first. Changed filter included with membership plan. Flushed and tested drain. Found no restrictions and water flow was good. Checked electrical components and found capacitor below manufacture specifications indicating potential failure and causing stress on air delivery system. Coil condition is ok. Tested electric back up heat and found it operational. Checked outdoor unit and found electrical components ok. Refrigerant levels are also good. Checked heat pump for main gym area. Changed filters included with membership plan. Found signs of microbial growth on filters but none on the coil. Flushed and tested drain line and found no restrictions with good water flow. Checked for refrigerant leaks with UV light and found none at indoor coil. Tested electric heat and found it good. Checked outdoor unit for main gym area. Luis 9-15-25 performed heat pump check up. Amana 2 ton system. Check electrical low and high voltage connections and components. Replacement of filter. Test back up heat 10 kw ok. Check airflow and blower ok. Inspect coils check outdoor unit refrigerant levels and pressures. Capacitor and contactor. Cycle heat pump ok. I noticed some items that will be concern, contactor is pitted, refrigerant levels are lower than normal. Indoor system does not have water safety. Provided estimate for recommendations and repairs.

9-15-25 Luis performed heat pump heat tune up on 2 ton Lennox check all electrical components low and high voltage ok filter ok at this time, test 10 kw back up heat ok. Check airflow inspect blower and coils ok check outdoor unit refrigerant levels and pressures ok test reversing valve ok. Cycle heat pump ok. System is working properly at time of service.

Completed heat tune up 3 ton heat pump with 10KW electric heat kit. Dan replaces filter every year. Indoor and outdoor coils in good condition. Inspected wiring, controls, electric motors: Outdoor unit has surge protection. Indoor does not. Left estimate for this surge protector. Confirmed proper amp draw of heat kit: 10KW 40A Good Current thermostat doesn’t have input for outdoor temperature so on the winter the electric heat is energized based off of 3° “droop” which means electric heat will run when room temperature drops 3° below set point. A smart thermostat would allow for control of electric heat use based on outdoor temperature. Left estimate for Ecobee Smart thermostat. Measured temperature rise. Verified refrigerant charge and pressures System operating well at this time.

09/09/25 Dan Gas furnace tuneup on a 90% furnace . The gas furnace is 3 yrs old . I checked the air filter and replaced AA 413. also replaced the customer’s water panel #35, and serviced the customer’s humidifier. Checked the wiring connections and the voltages . Flushed the drain lines and furnace traps and inspected the condensate pump. Inspected the burners and flame sensors and cleaned . Inspected the flue pipes for leaks and bellies. checked the thermostat in heating mode and checked the gas pressures and the furnace safeties. checked the motor amps on the inducer operation and blower motors. Took indoor heat temp rise and tested for combustion on the system. The furnace is in good working order at this time of service. Main house system : I left the customer some options for surge protection for the equipment on the indoor unit to help prevent surges to the equipment from storms. Also a water safety to help prevent water damage that would come from the equipment.
