Luis 3-2-26 customer called in for no heat, Lennox 90% heater manufacturer date is from 2024. No power to heater. Found tripped GFCI I reset outlet and test operation, tenanted mentioned this has happen couple times, I noticed condensation pump for heater and water heater are plugged in the same outlet. Heater circuit a connected on the load side. If customer counties to have issue we will need to replace GFCI and connect heater line to non load connections. Performed combustion test on heater ok system is now heating. Emailed estimate to replace GFCI. I noticed water heater tankless leaking water from relief valve. Tenant said other contractors have done some work to it. They are aware relief valve is leaking.

Luis 3-2-26 performed second floor heat pump inspection air handler and outdoor located in second floor closet. Unit is from 2006. Test back up heat 5 kw replaced filter, inspect coils and electrical. Check outdoor heat pump compressor and other components, refrigerant r22 levels. Unit is losing-lot of efficiency and capacity. Customer is aware unit condition and will think about replacement soon. First floor heat pump trane HP from 2024. Customer has oil as back up. Service by another company, customer would want us to do tune up in oil furnace starting fall 2026. Replace air filter. Test airflow check temperature rise and check outdoor heat pump ok. Electrical components ok. Refrigerant levels and pressures ok. Heat pump is working properly at the time of service. Office to follow up with customer.
Completed heat tune up for heat pump with 20KW electric heat kit, System dates to 2012; 14 years old. 20x20x4 filter ok; recently replaced by homeowner Indoor and outdoor coils in good condition. Inspected wiring, controls, electric motors and components. 20KW electric heat kit 82A: Good Measured temperature rise and static pressure Inspected drains. Trap does not have overfill protection or cleanout. An EZ trap with float/overfill protection switch is preferred. Provided email estimate for EZ trap. Condensate discharge tubing severely discolored. Condensate pump has long discharge time. Provided email estimate to replace Verified integrity of compressor and defrost cycle Checked refrigerant charge/pressures. With homeowners approval completed humidifier maintenance Replaced Aprilaire 35 water panel, cleaned housing, verified operation and water flow. Heat pump operating ok at this time, but is beyond what is considered replacement age for heat pump system. Recommend replacing
Luis 2-26-26 Trane heat pump inverter from 2024: Perform heat inspection on a heat pump customer just replace both filters check attic system flush and test condensation drain line test ez trap OK check airflows supply and return air, check outdoor unit refrigerant pressures and electrical, used inverter board to check system operation ok, test back up heat 10 kw ok. System is working properly.
My appointment was for a follow up Quality Assurance visit post installation of a new HVAC system. Dan R. explained the protocols he was looking for and made a minor adjustments to the installation of the system.
I Arrived to the customers home for a Q.A INSPECTION on a Trane heat pump system. I checked all my electrical connections and voltages . I made sure all wiring and connections were completed in a neatly manner. I checked the air filter and replaced if needed filter size is a 213. I made sure the system had all the proper accessories tied into the equipment. I Inspected the indoor coil and tested electric heat package. I looked at the outdoor heat pump and checked my wiring and checked the level of the disconnect and the heat pump. Inspected the outdoor components and unit pressures. Everything is in good working order.
Clean blower wheel with chemicals . 2/26/26 Dan I arrived to the customers home to clean there mini split On the third floor. I removed the cover of the mini split, brushed and cleared the wheel of dust and debris before cleaning with solution. I wrapped the unit and sprayed with the cleaning solution, and scrubbed the wheel and housing. When completed I ran the blower to dry out the mini split and then I tested the mini split in heat mode. I brought the customer up to show her the results, and She’s pleased. Collected balance for $189 contract and cleaning of the mini split. Total due $562.36 paid by cc.
Fully assessed loud noise from heat pump. Talked to tennet about situation. He mentioned that the it sounded like the fan blade was hitting something. Gave heat pump a call for heat and tested refrigarant pressures. R410a refrigerant pressures were 301/89 which was good. Performed defrost test on defrost control board, worked just fine. Checked temperature rise at indoor unit. More than likely there was some ice that didn’t completely defrost at outdoor unit. Explained to tennet that if this would happen again he can take hot water from the faucet and pour it over the ice to defrost. Heat pump is at replacement age but is working at time of service.
Reviewed information and measured equipment. Prepared quote to replace heat pump and ahu.
Fully assessed 2013 Lennox slp98. Gas furnace. Found that there was rust stains in the cabinet from water leaking. Found one water leak was from the rubber sleeve above inducer motor. Recommend to homeowner that because the furnace is 13 years old would recommend considering replacing gas furnace a/c. Homeowner wants to get the system looked at in the spring to decide. Also provided homeowner a maintenance plan estimate. She will call the office to make a decision.
Performed precision heat tune up on (2) 2017 amana heat pump systems. Replaced (2) 16x24x1 air filters. Checked all electrical connections and components. Checked temperature rise. Cleaned flame sensors. Inspected burners. Checked gas pressure. Found no surge protection on blower motors, provided estimate to install. Also found no water protection with finished basement floors, provided estimate to install wet switches. Performed combustion test. Both gas furnaces are working properly at time of service.
Arrived to the holiday inn express for 2 heat pump check ups on a 3 yr old Amana heat pump system and a luxaire 14 yr old system . I checked all electrical connections and voltages . I checked the air filter and replaced , filter sizes are 20x22x1 and 16x20x1 . Inspected the indoor coil and tested electric heat packages on both systems. Took temp splits for the electric heat and amperage draws. I looked at the outdoor heat pumps and tested for an outdoor btu outputs. Inspected the outdoor components and unit pressures on both systems. Everything is working fine with the Amana system , but the luxaire it’s very low on charge and the compressor doesn’t sound good. It’s 14 yrs old it’s past its life expectancy and should be replaced. Recommend an estimate to be completed. It is working with aux heat .
2/4/26 Heating check up on a 1 year old 410A Bosch Heatpump. Started tuneup at indoor checking electrical connections and electric heat strips, found all electrical components to be functioning properly. Tested my return and supply temperatures and found a temp rise of 24 degrees which is in appropriate range. Tested static and found total static to be .4inwc. Filter was replaced today. Visually inspected coil and blower motor, both in good condition. Filter was replaced today. Homeowner has a REME halo air purification system but the UV light has gone out, UV bulb needs to be replaced. Homeowner wants to move forward with UV bulb replacement and paid 50% deposit today. At outdoor I inspected line set and inverter board, both in good condition. Checked total system voltage, which is running at 248volts, and compressor amps, running at 5 amps. checked refrigerant levels and found suction pressure to be 87 and liquid pressure to be 248, refrigerant levels in good range. System
Luis 2-13-26 pressure test and look for leaks. Check all indoor connections, check outdoor connections and coils, found second floor indoor head coil #B leaking, I called manufacturer to find warranty status and availability. Provided estimate for repairs. Part is under warranty not the labor, and other material needed. I emailed estimate. Customer will call office sometime next week to schedule repairs.
Luis 2-9-26 performed heat check up on 15 year old 80% york gas heater. Found heater running upon arrival, check all systems. Air delivery, ignition and combustion removal. Measure temperature rise, static pressure. Electrical low and high voltage. Performed combustion test. During today’s visit I noticed some items that will need some attention, combustion blower is running higher than rated amps. Igniter is showing wear. Unit is getting older. I provided estimate for recommendation. Due to system replacement would be better option. Customer will decide what he wants to do.
Luis 2-9-26 customer called for no heat, Goodman gas heater from 2020 condensing furnace. Found heater off upon arrival, found rollout wiring disconnected, (neighbor came around yesterday and cleaned sensor probably by accident wire came off) connected wire back in place and test operation, condensation pump drain goes outside. That was the main issue yesterday when customer called in for service, pump was running non stop. Due to frozen line. I provided estimate to run new vinyl to inside sink. I also provided estimate to replace pump. Customer decided they will insulate pipe in their own. Performed combustion test ok.

Luis 2-6-26. Customer called in for heat pump not working properly outside Keeps short cycling. I found outdoor heat on locked out on low pressure. I reset the unit unit starts and takes few seconds to go off on low pressure switch. I was able to keep the unit runout by manually closing contactor. After troubleshooting system found system has a leak and also there’s a restriction in the system. After discussing situation with customer, he wants to get an estimate to replace system. Home comfort consultant to come out tomorrow morning between 9 and 10.
Luis 2-2-26 three indoor head daiken mini split, we been out here two times for no heat, this time I noticed u0 error code, other company added refrigerant, all three indoor heads are heating, 104 degree out refrigerant levels and pressures 410 psig. At this time I would recommend recover refrigerant pressure test system and find leaks. Once we find leaks we can Provide estimate for repairs. I Emailed estimate for pressure testing, this doesn’t include repairs. We will need extension ladder and two men for this job. No charge warranty.
Customer just wanted to have his boiler looked at wasn’t sure if it’s working correctly or not. He’s leaving for Florida and didn’t want to leave his wife with the house that wasn’t heating . I arrived to the customers home to look at his Weil McLain ultra boiler it’s 6 yrs old. I went through the system with the customer. I checked each floor at the baseboard heat and all were given about 124°to 128° heat, I went to the boiler and the boiler temperature was 170° and the water pressure was 18 psi. I did find some baseboard heat were closed off I opened the louvers. They There are no active error codes on the ultra boiler . He has the boiler thermostat setpoint at 69° which it was satisfied. No issues with the boiler . Please check to see when he is scheduled for his heat check up. I collected for $190.00 for tonight paid by check
- replace faulty pressure switch kit and test operation 1/29/26 Dan I arrived to the customers home to service their 10 yr old rheem 95% gas furnace system. I started with checking the air filter and found good, I did leave a filter on hand. The filter size is 16x25x1. I checked all my electrical connections and voltages. I inspected and tested the burners , flame sensor and the spark igniter. I water tested all tubing and hoses. I inspected the exhaust and fresh air pipe for restrictions and bellies. I inspected the inducer and the blower motor operation. I checked and tested for combustion and took temp rise splits at the return and the supply. Everything is running fine at this time of service. It needs a 0.30” pressure switch, I left the system as is from when Kurt was here the system is running fine . Will collect payment when we get the correct pressure switch.
Found second floor taco zone valve stuck closed. 2nd floor zone is also air bound. I changed out the zone valve head to verify whether it is the power head or the valve itself. Unfortunately the valve itself is stuck closed. Getting no flow through the hydronic zone at all. This valve needs to be replaced altogether and the system purged. Made (2) estimates. 1. Minimal repairs: Replace zone valve and purge hydronic loop 2. minimal repairs plus replace air eliminator head and auto air vent She agreed to do everything (zone valve+ air elimination head+auto air vent+ purge zone. I collected for half of balance of repair plus diagnostic fee today. We will communicate and schedule to return to complete work.
Fully assessed no heating situation. Found furnace locked out on code 45 which is low pressure switch opened. This same code happened on Jan 15th with previous technician. Found venting open and condensation drain no reason for low pressure switch to be open. Jumped out w1 and w2 together on circuit board for now. Also jumpeded high and low pressure switch wiring together. Now furnace is staying running. Need to locate pressure switches and provide customer with quote. Customer has heat at this time.
Completed oil boiler tune up. Weil McClain oil boiler. CP Serial number states manufactured date of Boiler is 9/18/13 Which means boiler was install d sometime after. IE late 2013 or early 2014. 2 zones taco zone valves During 12/15/25 service visit .85 45°B nozzle was replaced as well as spin on oil filter and electrodes. Cleaned heat exchanger and flue piping. Moderate amount of soot and debris. Recommend having a chimney contractor run a liner to boiler flue. Inspected wiring controls and electric motors. Inspected hydronic components. I will email the estimate for air elimination repairs again: (replace super vent head and automatic air vent) Oil tank in good condition, a little more than 1/3 full. Combustion, smoke and draft tests: Pass System operating well at this time.
There were no error codes present at any indoor head. Made heavy demand for heat at all 3 indoor heads and measured temperature rise at all 3 heads. Found be be (25°-32°) supply temps ranging from 95-99°: Good Also checked liquid pressure with refrigerant probe. 288 psi with Outdoor Temperature 24°F.: Good When outdoor temperatures are in the single digits overnight the unit WILL have to go into defrost cycles where the indoor units shut off for periods up to 20 minutes. The light will flash on mode heads during normal defrost cycles. I also told them to always make sure the remotes are set to the same mode. It will not work if remotes are set to different modes. System operating well at this time. Left estimate for AC tune up Left estimate for annual plan membership for the Minisplit system.

Another great experience. Aaron was on time, pleasant, courteous, and very thorough. We’ve been clients for almost four years now and, have had a great experience every time. Every technician that has come to our home to perform our seasonal service have been very professional. That also goes for the appointment schedulers and the after hours answering service. For me to give good reviews, they must be good because, I can be difficult and critical when it calls for it. They’re top notch!

Install went well. A new heat pump was installed to replace a 20 year old AC system. The installers got to my house on time and got everything installed by the end of the day and it was tested and it works well so far, both heating and cooling. The installer was professional and pointed out some features about the blower in the attic and the outside unit. Great job. Couldn't be happier with what was done.

We had our whole system replaced. Furnace, AC unit and hot water heater going on four yrs now. We just renewed our service contract. We’ve had a different technician almost every time annd they’ve all been great! I’m old school. I believe in good service, being on time, and most of all, honesty. DiBiase has batted 1000 since day one!
Kurt went out of his way late Saturday night to help with hvac issue at my home. It was going to be cold/snowy out tonight and honestly felt like he wanted to come out and help. When he arrived he was more than respectful, friendly and personable. My very curious 2 year old and him had a full conversation in the basement while he was doing his test. Ultimately , the problem was fixed and he left a great first impression for DiBiase. I will be asking for him for any future visits if needed.

I could not be happier with DeBiase. Our furnace was having issues yesterday, and Kurt is the technician who helped us on day one. He replaced a couple things trying to get our furnace running. Without explaining in a long drawn out story, on day 2, there was a big problem that came from replacing one of those parts. And it really wasn’t anyone’s fault, just bad luck. So Dan came by day 2. It was a pretty unusual problem. He went above and beyond with checking/cleaning everything, and got the furnace working. The cleaning isn’t “perfect” but it’s an imperfect scenario. Both techs were very thorough and professional. Their work was clean, they were honest, and personable. Felt like these guys really care about the customer, and the quality of work they deliver. I didn’t sign up for a contract or anything yet, but I will not be going anywhere else for my HVAC needs in the future. Thanks again, guys.

Luis has been here before and every time has been a pleasure to work with, his knowledge of our equipment and the systems have helped get things up and running very quickly.
