9/9/26. Performed precision heat tune up on 2013 Lennox heat pump and 2008 trane heat pump system. Air filters home had to replace. Checked all electrical connections and components. Checked operation of emergency heat. Checked temperature rise. Cleaned out ez traps. Checked condition of outside coils. Tested capacitors. Found no surge protection on trane Ecm blower motor, provided estimate. Checked refrigarant pressures and temperatures. Found trane heat pump system running a high head pressure in heating mode possible sticking txv at outdoor unit. Recommended to customer that due to being a 2008 would recommend getting replacement options. Both heat pumps are working at time of service.

Luis 9-3-26 Performed heating maintenance on 3 heat mini split, Daikin heat pump with three indoor heads. cleaned air filters. Checked voltage, amperage and electrical connections. Checked btu output. Started heat pump checked refrigerant charge and temperature rise across coils. System in good operating condition at this time.

Completed tune up for oil boiler under new plan membership. Boiler has 4 space heating zones controlled via relay panel and circulators Expansion tank, feed valve, pressure relief valve and indirect tank were replaced last year. Homeowners had another company maintaining whose owner retired from the business this year. -Cleaned heat exchanger and flue pipe. Flue pipe needs barometric draft regulator damper. Provided email estimate to install 5” smoke pipe tee and 5” barometric damper and Replace (1) 5” elbow with a smoke pipe elbow Replaced RF1 filter at oil tank and spin on filter near burner. Homeowner provided spin on filter - Checked all burner components: cad cell eye, primary control, ignition transformer (Riello F5) Replaced 1.10 80°B nozzle, cleaned nozzle assembly. Strainer ok. Electrodes ok -Combustion, smoke and draft tests: Pass Inspected hydronic components many of which were replaced last year. There is one Copper pipe that has corrosion (Supply teed into return wit

8/27/26. Performed precision a/c tune up on 2022 and 2025 Bosch heat pump systems. Replaced aprilaire 413 air filter ( provided by homeowner). Replaced 18x20x1 air filter. Checked all electrical connections and components. Brushed out ez traps. Checked temperature splits. Found no surge protection on 2022 air handler, provided options to add surge protection. Checked all refrigerant pressures and temperatures at digital control boards at outdoor units. Booth heat pumps are working properly at time of service.

8/19/26 Dan 2nd floor system wasn’t working do to the condensation pump being full of water it tripped the safety. Found ez trap and drain line is clogged. I cleared the lines and tested multiple times . The a/c is back on and running. The customer did sign up for a single contract for the 2nd floor amana system . Everything is draining and working properly at this time. I collected for $516.25 for today’s service, paid by cc. Please schedule the customer for his 1st cleaning in the fall 2026

Philadelphia met with homeowner Mike. They are good friends. Quoted heat pump and coil options as well as complete system options. Customer is in the mindset of when he has to replace it when it finally fails. He’ll probably start with just the heat pump coil for money reasons will also need financing. He will call Bill if and when it dies to get the ball rolling to replace.

8/13/26. Fully assessed no cooling situation on 2017 Rudd heat pump system. Went downstairs when I arrived and gave system a call for cooling situation. Found water all over the floor around furnace. Homeowner recently replaced his own circuit board. Checked over wiring and dip switch settings. Went outside and checked r410a refrigerant pressures they were 301/95 with 20 subcooling and 32 superheat with a 29 degree evaporator coil, this is freezing pressures. Removed sensing bulb from suction line pipping and gave system a call for cooling again. Suction pressure did not improve. Txv is un responsive. Provided estimate to replace indoor txv but highly recommended replacement of system. He is going to decide next steps.

Outdoor unit has surge protector. 7/28/26 Dan I arrived to the customers home to service their 13 yr old trane a/c system. I checked the wiring connections and the voltages . I checked and replaced the indoor air filter , filter size is a 16x25x4 (supplied ), it can use a AA413 . I Inspected the indoor coil and tested the primary drain pan with water and flushed the drain line and cleared. I Took indoor temp splits at the return and the supply and checked the blower motor condition and operation. I looked at the outdoor unit wiring connections and voltages . I inspected the outdoor components and checked my unit pressures by using super heat sub cool method. The system is currently operational but past normal life expectancy. Replacement of system is recommended in the near future. I did leave the customer a few estimate options for water safeties and the correct air filter . The customers will review these options with their son .

Luis 7-20-26 Performed ac tune up on two heat pumps. Second fooor and basement. Change both filters. Flush drain test pumps ok. Check airflows supply and return ok. Inspect coils and blower. Check outdoor unit refrigerant pressures and levels ok. First floor unit under manufacture specifications. Second floor unit uses r22 refrigerant. System currently operational but at end of normal life expectancy. Due to age and likelihood of issues moving forward, replacement of system is recommended. Customer will continue to run system until units needs to be charge with refrigerant again.

I arrived for a 50 gallon electric hot water heater not working not producing hot water. I found I found the breaker was tripped. I checked my water pressure checked both elements and thermostats. My top element was OK. The bottom element was failed. I gave the customer a few options. I gave her the option to replace the element and I gave her an option for a water heater replacement talking with the customer. She decided on going with a new water heater, she is scheduled for Monday. We did take an extra three hours off the water heater purchase, for the meantime, the bottom element and capped off so she will least have a little bit of warm water for the weekend. Please collect full payment for the water heater when completed I collected for my diagnostic fees for looking over the water heater and capping off the bottom element . Total due for today is $171.00 paid by cc.

7/17/26 Dan I arrived to the customers home to service their 4 month old trane a/c system . I checked the wiring connections and the voltages . I checked and replaced the indoor air filter , the filter size is 20x23x1. I Inspected the indoor coil and tested the primary drain pan and cleared and tested the water drains and traps if applicable. I Took indoor temp splits at the return and the supply and checked the blower motor condition and operation. I looked at the outdoor unit wiring connections and voltages . I inspected the outdoor components and checked my unit pressures by using super heat sub cool method. System in good operating condition at this time.

Luis 7-15-26 • Replace combustion blower and air venturi Test system operation ok. During today’s repair I noticed one of the screws on manifold is stripped (going into Venturi) next time we work on gas side we will need all four new screws.

Luis 7-14-26 Customer called in for no cooling. found thermostat in the off position Upon arrival. test system operation from thermostat set to cooling lower than room temperature, outdoor heat pump came on but no operation from blower. After troubleshooting found control board not energizing the motor. Test fan motor speeds by hot wired motor. Fan motor works. I provided estimate to replace board. Customer has had issues with current unit I mentioned to customer about system replacement, customer does not want to explore system replacement option at this time. Emailed estimate for repair and recommendations. Customer has cooling since motor is wired to run all the time. Customer will call office when ready to move forward with repairs.

Removed screws that were blocking the filter from sliding in. Put new filter in. customer says we caused nail pops to her ceiling drywall from us walking in the attic and putting in insulation.

Estimate

Installed (2) X13 blower motor surge protectors and (2) wet switches. 1 wet switch and 1 surge protector at unit #1 1 wet switch and 1 surge protector at unit#2. Tested wet switch on each system. Wet switches and float switches are wired in series to break power to the thermostat altogether. Both system operating well at this time. I caused a piece of plaster and a small part of the paper face of the drywall top pop on both sides of the wall when I was working. I informed Joe. The company is going to get a drywall contractor and they will give us the bill.

7/9/26 Dan I Arrived to the customers home for a Q.A INSPECTION on a new Bosch heat pump system. I checked all my electrical connections and voltages . I made sure all wiring and connections were completed in a neatly manner. I checked the air filter and replaced if needed filter size is a 18x20x1. I made sure the system had all the proper accessories tied into the equipment. I Inspected the indoor coil and tested the drain line . I looked at the outdoor heat pump and checked my wiring and checked the level of the disconnect and the heat pump. Inspected the outdoor components and unit pressures. Everything is in good working order.

7/9/26 Dan I started with the indoor head and checked the wiring connections and the voltages . I pulled and cleaned the air filters if needed. I inspected the blower wheel and the cleanliness of the indoor mini split head . I tested the drain line and tested the fan speeds with the remote for proper operation. I turned the system on to cooling and checked my supply and return temps. I went to the outdoor heat pump and checked my wiring connections and the voltages . I inspected system compressor and fan components. Both sides of the system are operational but would recommend replacement in the near future it is 11 yrs old . I collected for $189.00 service renewal. Paid by cc.

7/6/26. Performed precision a/c tune up on 2023 amana and 2012 Luxaire heat pump system. Replaced both 1” air filters. Checked all electrical connections and components. Flushed out condensation drains. Checked temperature splits. Tested capacitors. Checked refrigerant pressures and temperatures. Found Luxaire heat pump indoor blower running but not outside unit. Found system almost completely flat on charge. Since system is a 14 years old recommend replacing heat pump system. Explained everything to front desk associate. Amana a/c is working properly at time of service.

6/26/26 performed peco heat pump tune up on 2023 heat pump system. Replaced 16x25x4 air filter homeowner provided. Checked temperature split. Flushed condensation drain. Tested outdoor capacitor. Checked refrigerant pressures and temperatures at indoor and outdoor units. Found no surge protection for indoor unit, provided estimate. Also found 2008 water heater in really bad shape. Found failed expansion tank and copper pipping joint leaking and ready to break open. Provided estimate for new water heater, highly recommend getting this taken care of, a/c is working at time of service.

Luis 6-25-26 Customer called in for water leaking, customer stated and described water leak, found 3/4 drain line clogged. I provided estimate for repairs. I provided couple solutions to take care of immediate problem and preventative actions. Customer decided to just do minimum repairs with service plan. installation of drain trap with safety float Service plan After repairs test system operation check drain ok ac is working properly at the time of service. Tune up was not completed during today’s visit. Customer wants to use first visit in fall for heater.

(2) AC Tune ups for 3 Phase Heat pumps with electric auxiliary heat kits. System#1 has been replaced with a Daikin R32 Unit in 2025 by another contractor. System#2 is a R22 Unit dating to 2007 Replaced (4) 20x20x1 filters Indoor and outdoor coils for unit #1 Good. Unit#2 indoor coil has rust as to be expected given age. Inspected wiring, controls, electric motors and components; left estimates for (2) blower motor surge protectors, 1 for each unit. Measured temperature split and static pressure Inspected drains; cleared traps and flushed with water. There are float-style pan safeties. A surface-style water safety is preferred so we left estimate to install wet switch for both units. Checked integrity of compressor motor (mega ohm test) There is biological Growth on the older (#2) indoor coil. Provided email estimate to install UV germicidal light system which will keep indoor coils cleaner. Assessed refrigerant charge checked pressures. Both Ok. Systems operating well at t

6/22/26. Fully assessed no cooling situation on 2024 trane inverter heat pump system. Found no lights at outdoor disconnect. Homeowner just had the siding replaced. Contractor left disconnect in off position after replacing the siding. Put disconnect in on position and tested out. A/c is working properly at time of service.

6/16/26 Dan I arrived to the customers home to look at their comfort issue . The system is working and is satisfied at 72° but not cooling the 2nd fl and the 3rd floor well . I replaced there air filter, and checked my system splits throughout the house . I have a of return 73° and supply 53° 20° split . 1st floor register temps 55°/ 2nd floor register temps 55°/ 3rd floor register temps are 58° . I showed the customers how to adjust the dampers in the basement to get more air to the 2nd and 3 rd floors . Everything is doing what it needs to do at 10+ yrs . Still recommend system replacement in the near future. I collected for $ 145.35 paid by cc.
