Customer called in for no cooling on first floor. There are 2 units in the house. First floor is not working, second unit is making very loud noise from outdoor unit. Both units are in bad shape. First floor is very low on refrigerant indoor coil is icing up. Major rust and corrosion on indoor and Doug door units. These parts are no longer manufactured, for second floor unit outdoor condensing unit will be shutting down soon, due to motor and compressor failing. (Might happen later on today or tomorrow). Both system should get replace. I called customer land lord and left voicemail.

Estimate

Fully assessed no cooling situation. Found amana gas furnace a/c installed by another company from 2020. Gave sy a call for cooling. Everything came on except compressor. Tested 70/5 capacitor it tested at 1.5/4.6 failed capacitor. Replaced 70/5 capacitor under warranty. Also talked to customer about maintenance plan to save money on repairs. Checked refrigerant pressures and temperatures. A/c is working properly at time of service.

Everything has been tested and checked system is running good. I recommend checking the charge. May need refrigerant added to bring to standards. Sub cooling is supposed to be 12.

Went over whole install, and overall the install looks good no issues The indoor unit match up for the outdoor only goes as low as 2 1/2 ton, but the outdoor unit is a 2 ton for setting airflows. Supply temp 52

Mini split tuneup on two heads and one outdoor age 6 yrs . Checked the air filters and cleaned on both heads . Checked the wiring connections and the voltages. Inspected the unit and the blower operations and cleaned if necessary. Check the fan operation for all speeds and checked the units in the cooling mode operation. Took temps from return side and supply. Checked the outdoor heat pump, wiring connections, and the voltages. Checked the combined amps for the fan and the compressor. The indoor heads and the outdoor heat pump are in good working order at this time of service. Also checked for a leak on the equipment from when we added dye. I found no distinctive leaks on the equipment. I use my bubbles UV light and sniffer didn’t find anything on the system. As of today . We will monitor the system Next time we come out for a visit.

Luis 8-6-25 customer called in for no cooling. Current system is from 2000 high velocity 4 ton unit. Found system off up arrival. Set unit to cool and checked operation. Found outdoor short cycling on high head. Found bad condenser fan motor. Provided estimate to replace fan motor. I would recommend getting an estimate to replace system. Customer decided to get an estimate on system replacement and not do any repairs. Home comfort consultant to come out later in today.

Luis 8-5-25 Performed ac tune up on Lennox ac. Flush condensation drain line ok Replaced 16x20x1 air filter. Checked all electrical connections and components. Checked refrigerant pressures and temperatures at indoor and outdoor unit. System is working fine at time of visit. Unit is from 2007 it is starting to show age I will call landlord and go over today’s visit.

Issue was outdoor unit for second floor system making loud noise. When I showed up I pushed contactor in to run outdoor. No noises. Made demand for cooling for thermostat and tested operations. Ran system total of 40 min. Did not observe any noises at all. Also charged system to attain perfect subcooling. I also checked the 1st floor system outdoor unit for any noises. That unit was also quiet. Set thermostat to vacation mode until September 30th. Cooling set point at 80° until September 30th will change to 73° System operating well at this time. Locked door. Placed key in an Envelope and placed in between storm door and inside door.

Customer called in for water coming from the indoor unit upon arrival inspect indoor unit found completely frozen coil filter is dirty I inspected the outside unit. I can tell that the outside unit was replaced about three years ago indoor equipment it is from 2010. Turned system off and tuned fan to on. Told customer to replace filter and stat at unit again. If problem persist would recommend doing leak search and find if system has a leak. Ac unit is maintaining 72° inside temperature.

Completed 6 month inspection for 3 ton Bosch inverter. Aprilaire 201 filter ok. Homeowner uses 201 filter. Replaces 1X per year. Measured temperature split and static pressure Inspected wiring, controls, electric motors and components. Outdoor unit has surge protection, indoor unit would benefit from surge protector; left email estimate also verified fan speed settings. Cleared EZ trap, tested condensate pump. Verified refrigerant charge/pressures. System operating well at the time of six month inspection

7/28/25 Tan Performed quality assurance visit on trane heat pump installed on 7/2. Checked ecobee settings and found them good and appropriate for 1 stage heat pump with electric back up. Tested electric heat. Confirmed 20a and 244v on 10kw electric heat strip. Tested cooling next. Checked airflow and temp split. Found airflow settings correct for 2 ton system. Install manual was previously marked by installers. Checked condensate drain line and ez trap and found them pitched. All accessories installed correctly with flood monitor and blower surge protector. Checklist record is found on return duct. No gaps or leaks in ductwork. Filter is good. Checked outdoor unit and found it leveled. Disconnect is not leveled. Service caps and schrader caps were loose as well. The liquid line service cap is missing. Charge is good for 454b. All wiring connections are tight and secure. Checked motor amps and they are within specifications. Lineset is clean and penetration is sealed. System is operati

Found the system had a minor clog at the ez trap . Cleared during the maintenance.

Checked the AC side of the systems. Checked all the air filters and replaced and checked all electrical wiring and voltages. Checked the indoor coils and inspected the drain pans . The condensate drains on all units were water tested and cleared. Inspected the condensate pumps. On both systems. Checked all the blower operations and amps. Inspected the outdoor unit coils and inspected the wiring connections and voltages for all units . Tested the pressures by using superheat and subcool methods and checked the amps for the compressor in the fan motors on all units . Checked the indoor cooling temps at the supplies and returns for both systems . Both AC units are working fine at this time of service .

The new units are functioning well, and the updated system has improved our home greatly. The crew took great care to protect our house while they did the job. I arrived for a comfort issue in the customers home. Said her downstairs is always colder than the upstairs and she never feels air coming from the vents in the second floor, but it’s very strong on the first floor. I found second floor damper wasn’t opening it was closed for a call for cool never opened. I had a call from the zone board put the damper wasn’t responding It stayed closed. I found the three terminals on the damper were loose. I tightened all three terminals once they were tightened the damper started working again. The damper actually opened toallow air flow. The damper system is working fine again. Also recommended to the customer to replace her condensate pump. Left the price and estimate collected for my time tonight paid by credit card.



Installed new trans heat pump and indoor air handler. Adapted return and supply. Tapped/caulked return and supply. Insulated duct work. Adapted high volt and installed new 240v switch. Adapted condensate line and installed new ez trap. Placed indoor unit in drain pan with wet switch. Installed new ecobee thermostat and wired in low volt with safeties. Ran new line set and installed new line hide for outside. Installed new heat pump outdoor on leveled pad and snow legs. Installed new disconnect with surge protector and wired into outdoor unit. Existing supply trunk was not insulated in anyway. Ran it by Nathan and he told me to make note of it on here. We insulated our pieces but the existing is the same as it was.

4 Ton AC with 100,000BTU natural gas furnace 80% efficiency System was OFF when I got here. I Set system to cool and system turned on. R22 refrigerant pressures (piston metering) Very good. Temperature split 79-61=18° Good Contactor is in rough shape. It is possible that the contactor is remaining stuck open from time to time thereby keeping the outdoor unit from turning on when demand for cooling is made. The other possibility is that the thermostat cooling contacts are not closing every time a demand for cooling is made. I cycled system on and off 3 times from the thermostat and it worked as designed. However I offered left estimates for thermostats. Presented options. Homeowner decided on contactor. He is aware of system age and plans on replacing HVAC system soon. Replace Contactor and tested today Outdoor unit serial number 2007 Furnace 2011 Indoor Coil 2014 System operating well at this time. Invoice paid today.



.installed new Trane airhandler and heat pump outdoor. Hung air handler in basement using unit strut. Installed drain pan beneath air handler. Installed new wet switch in drain pan. Ran new condensate line with ez trap and condensate pump. Ran vinyl from condensate pump to washer drain located in basement. Installed new ecobee lite thermostat and wired in low volt with safeties. Adapted high volt and installed new 240v switch. Adapted supply and installed filter box on return. Tapped/ caulked return and supply. Ran new line set and connected to new equipment. Installed new trane heat pump on leveled pad with snow legs. Installed new disconnect with surge protector and wired into outdoor unit. Cleaned up work area and tested out equipment.

Arrived to the tuneup and found the system was off at the air handler disconnect . I powered the system up and it had an immediate error code. She just had the system replaced five months ago by a different AC company. She will contact them to have it looked at and then she will call us to reschedule the AC check up, which is still owed to her. 7/17/25 Dan R I returned to the customer’s home to complete her AC check up. Checked the AC side of the system . Checked the air filter and found it needs to be replaced soon , customer will replace. I Checked the wiring connections and the voltages on high volt and low volt. Inspected the indoor coil and flushed and tested the drain line. Checked the blower condition and inspected the blower amps. I Went to the outdoor unit and inspected the wiring connections and the components . Checked and tested the pressures by using superheat and sub cooling methods. Checked the amps for the compressor and the fan motor and checked the indoor coolin

Upon arrival, I cycled AC and found outdoor unit was not running. I found capacitor was blown on outdoor unit not allowing it to start. Replaced capacitor at homeowners request and cycled system in cooling. recycled system to ensure proper operation. System is operating appropriately at this time.

Install went well. A new heat pump was installed to replace a 20 year old AC system. The installers got to my house on time and got everything installed by the end of the day and it was tested and it works well so far, both heating and cooling. I could not be happier with DeBiase. Our furnace was having issues yesterday, and Kurt is the technician who helped us on day one. He replaced a couple things trying to get our furnace running. Without explaining in a long drawn out story, on day 2, there was a big problem that came from replacing one of those parts. And it really wasn’t anyone’s fault, just bad luck. So Dan came by day 2. It was a pretty unusual problem. He went above and beyond with checking/cleaning everything, and got the furnace working. The cleaning isn’t “perfect” but it’s an imperfect scenario. Both techs were very thorough and professional. Their work was clean, they were honest, and personable. Felt like these guys really care about the customer, and the quality of work they deliver. I didn’t sign up for a contract or anything yet, but I will not be going anywhere else for my HVAC needs in the future. Thanks again, guys.

My furnace stopped working Sunday night 11/24. I called DIBIASE 1st thing Monday morning. They were excellent in sending a service technician over right away. Unfortunately the technician had no idea how to troubleshoot my furnace. He said the reason it wasn’t working was due to my licensed electrician installed a dimmer switch 5ft. From my thermostat that he caused the power to be cut off from my thermostat by installing the dimmer incorrectly shorting out my thermostat. So, I had my electrician return on 11/26 at $160/hour. He rechecked his wiring and told me it was so totally impossible that the dimmer light switch would cause my thermostat not to work as with very little inspection told me THE LIGHT SWITCH AND THE THERMOSTAT ARE ON 2 SEPARATE ELECTRICAL CIRCUITS WIRED TO 2 SEPARATE CIRCUIT BREAKERS IN MY BOX! Why didn’t Tim know this? Why did he advise me to call my electrician to return to fix a light switch to repair my furnace? I’m not paying $84.15 service call fee and due to the very poor advise from DiBiase’s technician DiBiase needs to reimburse me for a useless visit from my electrician charge for $160.00. CALL ME ASAP TO STRAIGHTEN THESE EXPENSES OUT. Thomas Matyjasik
