Luis 6-17-26 provided estimate to add new thermostat and set up programming to match Bosch settings. Customer has humidity issues. I proposed installing smart s1200 thermostat with module. This will give us availability to stage heat pump and achieve better cooling and efficiency. I emailed estimate for recommendations.

I arrived to the customers home to service their 3 yr old Amana a/c system . I checked the wiring connections and the voltages . I checked and replaced the indoor air filter , the filter size is a 201. I Inspected the indoor coil and tested the primary drain pan and cleared and tested the water drains and traps if applicable. I Took indoor temp splits at the return and the supply and checked the blower motor condition and operation. I looked at the outdoor unit wiring connections and voltages . I inspected the outdoor components and checked my unit pressures by using super heat sub cool method. System in good operating condition at this time. I collected for service agreement renewal and for the air filter replacement 201. Total due is $497.31 Paid by cc.
6/10/26 Dan I arrived to the customers home to service their 10+ yr old Trane a/c system. I checked the wiring connections and the voltages . I checked and replaced the indoor air filter , filter size is a 16x25x1. I Inspected the indoor coil and tested the primary drain pan with water and flushed the drain line and cleared. I Took indoor temp splits at the return and the supply and checked the blower motor condition and operation. I looked at the outdoor unit wiring connections and voltages . ( found low volt wiring was chewed by a field mouse , wires needed to be repaired ) I quoted the customer for the wiring repair and she approved. I fixed the low volt wiring and continued on with the check up. I inspected the outdoor components and checked my unit pressures by using super heat sub cool method. The system is currently operational but past normal life expectancy. Replacement of system is recommended in the near future. I did leave a replacement estimate, and a few water s
Luis 6-9-26 Performed ac tune up on Lennox 5 ton heat pump first floor system, check system operation, inspect coils, replace customer supplied 20x25x4 filter, test drain and pump ok. Vinyl tubing is in bad shape yellow, brittle, damage on the outside. Provided estimate to replace tubing. Indoor unit does not have surge protection/bacteria protection. Check supply and return air temps 20 split. Check outdoor unit electrical components, capacitor reading below standards. Rated 80/ reading 74 mfd. outdoor pad is broken in half. Check refrigerant Leicester and compare with manufacturer specs. Unit is running lower than normal on refrigerant pressures. I talked to customer about today’s visit. Informed customer about these issues and provided estimate to take care while on site. Customer decided to hold off on any repairs at this time.
6/8/26. Fully assessed no cooling situation on approximately an 11 year old climate master geothermal heat pump system. Hooked up geothermal service tool and found the last 5 alerts were Lt2 error code which is low coil temp code. Found between the entering water and leaving water temperature was only 4 degrees. Hooked up refrigarant gauge. Pressures were 197/83, low on charge. Explained to Phillip there is (3) options. Option (1) add refrigerant but understand the system is leaking. Option (2) try to find the leak usually it’s in evaporator coil which is about a$6,000 repair. Or replace the geothermal which our office can price out. He decided to add refrigerant for now added 2lbs 410a pressures are now 270/134.
• Replace weak dual capacitor under part warranty (assists outdoor motors in starting and running efficiently). • Replace condenser fan motor under part warranty (dispels heat from outdoor refrigerant coil). Luis 6-2-26 test system operation after repairs ok cycle unit ok
Luis 6-1-26 Perform AC tune up on a 5 ton Amana heat pump from 2015. Check indoor coils, electrical components, low and high voltage’s inspect air filter, flush drain test condensate pump check air delivery system supply and return air temperatures went outside and checked refrigerant levels electrical components OK, indoor unit does not have my surge protection/drain protection, I provided estimate to take care of this, I also added ac renew system to add more lubrication and oil flow to compressor. System currently operational but nearing end of normal life expectancy. Due to age, replacement of system should be considered in near future.
Luis is an excellent tech. Efficient. Competent. Courteous.
Luis 5-29-26 performed two ac tune ups attic unit and basement 3.5 ton attic and 3 ton first floor both unit are from 2011. check low and high voltage check filters customer just change both filters. check blower caps and motors, supply and return air ok check outdoor units refrigerant pressures capacitor and contactor cycle both units ok. Both indoor coil’s showing major rust and corrosion, customer is aware this condition. Both units don’t have drain protection traps. Provided estimate to install water trap protection. Systems currently operational but at end of normal life expectancy. Due to age and likelihood of issues moving forward, replacement of system is recommended.
Found open condensate pump safety. Found 0 volts at 120V receptacle that is used for the condensate pump. Searched for any switches in series with receptacle. There are none. (There are 2 switches at the top of the steps but these are for lights and an attic fan) Identified the single pole breaker labeled condo pump (bottom left in panel) was Off. the installers must have forgotten to turn breaker back on after mounting the receptacle to the new air handler. Tested pump and educated homeowner about the water safeties. Wired water safeties so they will each produce an alert (clog in drain line, water in equipment pan, condensate pump error. Will lock out cooling and energize fan. Also discussed connecting to app for better control of electric heat use in winter based on outdoor temperature. Tested system. Temperature split 20° Good

Excellent service
A pleasure doing business with Dillon. He has a genuine and natural ease in relating to clients. He exhibits a confidence and knowledge of the product and is assertive but is not overly pushy nor overly aggressive. He is an invaluable member of the DiBiase group
A most professional and knowledgeable technician, Tan (or Lon as he wished to be called), arrived punctually at our home, and without any delay set about his task in a most organized manner. I accompanied him and asked him several questions which he answered me without showing any impatience or annoyance. He was thorough and demonstrated a skill and ease which comes when one is well versed in knowing the set of tasks which one needs to perform. He listened to my concerns and knew exactly what needed to be checked and modified ( a small amount of freon to bring the our heat pump to the specs of the manufacturer. He is an asset to the DiBiase enterprise. Kudos to all!
Curt work had to find the root of the problem. He showed a great knowledge of heating and cooling and the equipment involved
