Arrived to complete a tune up for a new customer. When starting I found the thermostat had an error , outdoor unit runs but the indoor blower wasn’t running . I tested the blower and found failed . I gave the customer the option for blower replacement and system replacement, the system is 13 yrs old . He will think about his options and will call us . I did collect for new service contract for 189.00 . If he decides to do the blower replacement we will finish AC tuneup at that time of service.

Found failed condensation pump. System running perfectly until pump filled with water. Found pump not pumping water outside. Replaced 115v condensation pump and tested operation. Also simplified Honeywell t-4 thermostat and made it non programmable. A/c is working properly at time of service.

Upon arrival, I performed maintenance on AC system. Changed 16x25x1 air filter. Inspected evaporator coil and drain pan. Cleared and tested drain line. Inspected blower assembly and electrical connections. Cycled system in cooling and checked static pressure and temperature differentials. Proceeded to outdoor unit. Inspected outdoor coil and condenser fan. Found outdoor coil is extremely restricted. Checked electrical connections and components on outdoor unit. Checked refrigerant pressures and temperatures. Found liquid pressure was very high due to not getting proper airflow through coil. Since this could cause future breakdowns this summer I recommended performing outdoor coil cleaning. System is operating appropriately at this time. customer did not want to move forward with contract renewal or outdoor coil cleaning at this time.

installed new Mitsubishi wall hung mini split head in master bedroom, ran new refrigeration line set from wall unit to branch box in basement, installed new Mitsubishi air handler in the attic, installed new insulation wrapped duct work with new flex runs going to Mv registers in the ceiling in the 3 bed rooms and 1 bathroom. Installed a new filter grill in the second floor hallway ceiling with a 20x20x1 filter. Installed new mini split outdoor unit on a new pad and heat pump risers, installed a new disconnect with a built surge protector and a new power wire and break in the breaker panel.

Checked the AC side of the system on an early 6 month check . Checked the air filter , replaced if needed, customer will replace . Checked the wiring connections and the voltages on high volt and low volt. Inspected the indoor coil and flushed and tested the drain line. Checked the blower condition and inspected the blower amps and tested . Went to the outdoor unit and Checked and tested the pressures by using superheat and sub cooling methods to check for proper charge , found charge was good. Checked the amps for the compressor and the fan motor and checked the indoor cooling temps at the supply and return. The AC system is working fine at this time of service.

Perform AC tuneup on two systems first and second floor. Amana 4 ton and Payne 4 ton. Check electrical components low high voltage is replaced both air filters, checked blower motors performance and control modules, flush condensate drain, and test traps ok. Check supply and return air temps ok. Inspect coils, check outdoor units refrigerant pressures and levels. Capacitor and contactors ok. Cycle both units ok. Provided estimate to install surge protection on both blowers. On fist floor unit noticed lot of rust on heat exchanger due to coils leaking water. Refrigerant levels are also lower than normal. We can add refrigerant but Coils are leaking. Unit is from 2013 would recommend getting an estimate to upgrade first floor ac unit so there is no mode damage to heater. On second floor unit found pvc exhaust pipe leaking. Provided estimate to repair leak on flue pipe for second floor. Per customer request emailed estimate and photos. Office to follow up with customer.

Found that the furnace and a/c coil are a good 20 feet up. Do not have a ladder to access. Talked to homeowner about adding an access from the top gym loft. System is from 2011. Found contactor humming at outdoor unit but a/c not running. Found disconnect stab laying on the ground. After talking to Sean possibly this happened when the barn was re sided. Put stab back in and checked refrigerant pressures. 410a refrigerant pressures were 237/123 with 11 subcooling. Also replaced dirty 20x24x1 air filter. A/c is working properly at time of service.
