This job was booked to provide new customer with water heater replacement options. Current 50 Gallon electric water heater has tank leak. Installed 2/2021 by Timothy off. So should be covered under Bradford white 6 year tank warranty. They have addressed water treatment and got the Ph to acceptable levels after the water heater was installed. There is no basement access. Will have to take down the steps. I emailed her 3 options: 1. Bradford white replacement under warranty 2. Rheem Classic Smart plus water heater with 8 year tank warranty. 3. Rheem Classic Smart plus water heater with 12 year tank warranty Also emailed oil Heat+AC plan membership.
Found outdoor unit locked out on 4 flash error code hard lockout. Found overheated high voltage wiring connection/melted wire nut. Offered to fix high volt connection and install heavy duty surge protector. Homeowners agreed. Checked all low voltage and high voltage electrical connections at indoor and outdoor equipment. Completed work today. Afterwards ran system in heating checking for the following. 1. High pressure incidents 2. Low pressure incidents 3. Over amping caused by mechanical issues 4. Any other causes of hard lockout of outdoor unit Monitored temperature rise and refrigerant pressures: Good Also discussed and provided email estimate for WiFi thermostat which will allow for control of electric heat use based on outdoor temperature this resulting in savings. System operating well at this time. Homeowner paid for invoice today.

Unit is the 5ton system that services left and right side of home. Components are covered under warranty through manufacturer until December 2028. Additional quotes for repairs may be given if other issues are found after repair is performed as functions of the unit cannot operate until new control system is in place. *Access geothermal compressor system and remove control board *Install new control board and wire appropriately to specifications *Test operations and gather readings 2 Year Labor Warranty through DiBiase Heating & Cooling on work performed. 10/16/25. Replaced control board and adjusted jumpers per application. Checked loop temperatures and air to air temp rise. Geothermal is working properly at time of service.

Customer called regarding not getting any airflow to one side of the home. Found a hard cutoff of airflow between the 1st floor office and the foyer. Tried to inspect with customers scope but could not find blockage using opening at supply register and at coil. Could not see blockage at either end. Could be a damper or could be a blockage in the duct. A hatch needs to be cut in to further inspect duct and locate blockage or closed damper. Checked static pressure above coil and measured at .33". This is higher than it should be which also indicates a duct restiriction. Air filter is washable type and would recmmend standard pleated. Also, coil is rusted and customer indicated coil froze up multiple times over the summer which could be due to airflow or refrigerant leak. Recommend finding and clearing blockage and service plan and maintenance of equipment.

*Shut off gas to pool heater and remove defective gas valve *Install shut off valve for gas line and new gas valve *Wire appropriately and test operations *Adjust in gas pressure on new gas valve to manufacturer specifications 2 Year Parts and Labor Warranty through DiBiase Heating & Cooling 10/9/25. Took apart gas pipping. Installed gas valve and converted over to propane. Installed new black iron union and 3/4” brass ball cock. Leak tested with soap and bubbles, no leaks found. Bleed gas line and tested operation. Checked manifold pressure it was 10.3 w.c. Performed combustion test, took photos. Pool heater is working properly at time of service.
Curt work had to find the root of the problem. He showed a great knowledge of heating and cooling and the equipment involved
