Fully assessed propane pool heater. Found pool heater locked out on sensor error. Looked up diagnostic and tested out sensor, it tested as open line sensor has failed. Our office to follow up with sensor replacement quote.

Performed a QA on a heat pump mini split system. Took photos of the equipment and looked at the overall install of the indoor unit and the outdoor heat pump. Looked at the wiring connections and the voltages. Inspected the drain line and tested. Tested the fan speeds on the indoor head and tested in heat mode with the cooler temps. Inspected the washable air filters. I Looked at temp splits for the system . Outside unit checked the disconnect and the outdoor unit level and made sure all connections are sealed and wiring was completed in a neatly fashion. Refrigerant Charge was good and checked compressor and fan amp draws. New equipment is working fine at this time of service

Performed a/c tune up on 1st and 2nd floor systems. Also performed gas furnace tune up on 1st floor propane gas furnace. Checked all electrical connections and components. Checked temperature split. Cleaned out ez traps. Cleaned flame sensor. Brushed burners. Checked refrigerant pressures and temperatures. Both a/cs are working properly at time of service.

09/03/25 Dan Checked the AC side of the system , the system is 4 yrs old. Checked the air filter and replaced, customer supplied 413. I Checked the wiring connections and the voltages on high volt and low volt. Inspected the indoor coil and flushed and tested the drain line. Checked the blower motor condition and inspected the blower amps . Went to the outdoor unit and inspected the wiring connections and the components . Checked and tested the pressures by using superheat and sub cooling methods. Checked the amps for the compressor and the fan motor and checked the indoor cooling temps at the supply and return. The AC system is working fine at this time of service. I originally arrived for no cooling. Customer had told me that it came back on and it’s been running. I couldn’t replicate a failed state and there wasn’t a error code . To find while doing the a/c check up that the capacitor was at a 3% Low on tolerance it’s rated for 6% . I did leave an estimate for a warranty labo

8-12-25 Luis perform heat pump AC side inspection checked electrical components low and high voltage inspect all connections replaced customer supply 313 filter flush condensate drain inspect termination for proper drainage. OK check supply return air temperature. Ok check outdoor unit electrical capacitor, contactor ok check refrigerant pressures found to be 4.5 sub cooling provided estimate to a refrigerant and dye customer Decided to add refrigerant for now. After adding refrigerant pressure came back to standards with good sub cooling and superheat (see photo). Cycle heat pump ok.

Fully assessed no cooling situation. Found system locked out on ( refrigarant pressure error). Talked to homeowner and asked her how long she left the breaker off after resetting she said about 1 minute. Explained to her that with these mini split systems you have to turn off breaker for a full 5 minutes to reset any error codes. After I reset the breaker. Everything came back on , both outdoor fan motors were running. Checked temperature split both in attic at ducted air handler and ductless head on first floor both were running at a 19 degree split. Explained to homeowner that when you get a bad storm and there is a good chance the system would need reset after words. Heat pump is working properly at time of service.

7/29/25 Tan & Joe Returned to diagnose insufficient cooling for second floor. This has been an on going issue since installation where first floor gets cold and second floor stays hot. Remote sensor for second floor kept dying shortly after changing batteries (1.5 week according to clients). System ceases to operate when remote sensor dies. They asked us to remove it and we did. We unassigned it from the system. We checked velocity and cfm at second floor registers and they were lower than normal. Upon checking basement system we found supply plenum was halfway detached from the supply trunk due to duct tape losing grip. Supply trunk is duct board. We reapplied tape and triple sealed it so it doesn’t come loose so easily. Also sealed gaps in between furnace and return drop at the return base. Changed filter supplied by customer. Rechecked velocity and cfm and it improved slightly. Also checked attic insulation and found no immediate issues. We checked configuration and changed minimum


Hung mounting bracket for mini split head on wall. Drilled hole from interior wall to exterior wall. Hung new mini split head on wall. Ran new lineset from indoor head to outdoor unit. Ran drain line for mini split head outside and checked for proper drainage. Wired new mini split head. Set new unit on new pad and leveled. Hung new rectorseal disconnect box on wall. Installed new 15amp double pole breaker and ran new 12/2 wire outside to disconnect box. Hung new slim duct on side of house sealing penetrations. Flared and made all lineset connections outside in slim duct and at unit. Pressure tested unit to 366psi and soap bubbled all joints. Waited 30 minutes for tightness test before hooking up for vacuum. Evacuated system. Made all electrical connections at outdoor unit. Released charge and performed all test out procedures.
