SOLD: 01/29/2026 11:47:02 AM - Zone 2 ( right side of home, driveway side 12k btu for sun room 6k btu for bedroom 1 6k btu for bedroom 2 Completed install , pressures tested , evacuated and charged system. Running to standards with 115 supply temp heating. Ran line hide for copper line set and wiring . Also ran power wire to breaker.
Completed heat tune up for natural gas boiler. Inspected flues and chimney: clear and clean. Inspected heat exchanger and burners: also clean, I cleaned during last service call a few weeks ago. Inspected pilot assembly. Pilot flame blue with orange tip: Good Inspected hyrdronic components: expansion tank is water bound. He has estimate to replace expansion tank. Checked wiring controls and components. Hi limit temperature 180° Combustion and draft tests: Pass System operating well at this time. Boiler is approximately 24 years old. Our consultant was here today and provided homeowners with options for replacing the boiler. Repairs would be expensive I.e gas valve, aqua stat and circulator.

Back Left Minisplit unit locked out on E3 error code. High pressure incident/lockout, Condenser fan blade was stuck against accumulation of icy snow. Outdoor unit covered in snow including outdoor fan blade and bout 1/3rd of outdoor coil. Filters were ok. Cleared snow including making the disconnects to both of the unit on this side accessible. If we get a decent snowfall again they will have to keep an eye on this, Temperature rise was 60-84 System operating well at this time. When I got back to truck I realized payment wasn’t completed. I told office to follow up.
No Heat Equipment is Crown natural gas boiler 61,000 BTU input. Standing pilot gas valve. Radiators. Dates to 2001. Found failed thermocouple. Burner compartment and burners very dirty. Replace failed thermocouple and cleaned burner compartment and burners. Combustion test: Pass Boiler pressure was sitting at 14 psi. They know how to bleed radiators. It will take a few hours to get boiler temperature up to high limit setpoint. Expansion tank is water bound. System needs new expansion tank. Provided email estimate. Homeowner also agreed to plan. Considering age of boiler you may think of replacing it. Consultations for system replacements are free. Paid for invoice with credit card.

Completed heat tune up for 3 Ton Trane R454B heat pump (No electric heat kit.) Installed by Dibiase 7/1/25 Aprilaire 213 filter ok Indoor and outdoor coils in good condition. Inspected wiring, controls, electric motors and components. Measured temperature rise and static pressure Inspected drains. Verified integrity of compressor and defrost cycle. Checked refrigerant charge/pressures. 262/75 outdoor temperature 32° this matches the manufacturer pressure chart. Heat pump operating well at this time.
Performed precision heat tune up on 2018 American standard propane gas furnace. Replaced 16x25x1 air filter. Checked all electrical connections and components. Checked temperature rise. Found flame sensor pitted up from propane, replaced flame sensor. Reme air purifier is working properly. Inspected burners. Checked resistance on hsi. Performed combustion test. Gas furnace is working properly at time of service.

Isolated and drained section of boiler as necessary to replace leaking coupler. Cut out and installed (2) new couplers. Thoroughly cleaned and demurred all piping, Pressed. Then bled isolated section and then the hydronic system as a whole. Allowed to run to satisfy hi limit setpoint and watched for any leaks. System operating well at this time.
Kurt verified that my system was working properly and explained potential options to reduce some of the air velocity noise. Very happy with the level of expertise and the explanations.
Tan was great. my new AC unit was functioning, but reported a steady communication error. He was able to diagnose the problem to 2 potential issues and promptly fixed it. (Replace a bad wireless communication unit). No issues since then. I appreciated Tan’s explanation and willingness to explain the problem.

Joe came to my house late on Friday to assess my failed unit. He came after 5pm and generated quote options later that evening for me to assess. Impressed by the dedication to service. Also, provided several options and explained the pros/cons of each for me to choose.
Came out same day to diagnose old ac unit that failed. Shared the cost to fix, but recommended replacement due to age of the unit. I was very comfortable with that recommendation. Able to get a rep out to provide quote same day!
