Found boiler drain valve leaking.
Also found the 1 1/4”x 1” bushing that is piped into the temperature and pressure tee (1 1/4” x 1 1/4” x 1/4”) was leaking.
I repaired today, replaced bushing with bell reducer. However after spending time with boiler the top side of the tee was still leaking. We will need to replace the temperature and pressure gauge tee itself.
Very very slow leak at the tee itself.
New boiler drain valve is not leaking.

After running system found a 1” sweat coupler leaking. This was not part of our install. Ryan asked that I provide estimate to replace as many of the older sweat valves that I thought were problematic or could become problematic as possible.

Provided email estimate to replace problem fittings only.
Provided email estimate for problem fittings plus additional fittings on supply piping.
Please give technicians time because they will have to purge system after repairs are made.

Boiler operating well at this time. There is a bucket under the slow

12/11/2025: Noel said the heater was not putting out any heat and airflow was weak. Removed covers and inspected components. Found both temperature limits tripped out. Airflow from unit was very weak. Checked blower rotation and found to be rotating in incorrect direction. Switched L2 and L3 leads and tested rotation. Reset limits and tested operation. There are 2 sections of unit that air is bypassed around heating elements. Need to contact manufacturer about this issue as one limit tripped again during testing. Relocated door magnet so unit will work off of thermostat only as this is how Noel would like to unit to operate. Hung new mars air curtain above main door. Ran new power wire through conduit down to lower level through drop ceiling to breaker panel. Installed new triple 50 breaker in panel. Made all high andnlow voltage connections to unit.

Removed original burner manifold.
Vacuumed rust from burner compartment with manifold removed.
Installed new burner manifold.
Replaced female spade connector for flame sensor.

Afterward tested system operations: temperature rise and combustion analysis: Good

Also forced open a manual damper to the back bedroom.

Wants an estimate Minisplit for the garage and possibly add (2) other heads one being to the 1st floor back bedroom and the 2nd floor master bedroom.

Zoning would involve
(1) 8x20 bottom mount trunk damper,
(1) 8x18 side mount trunk damper.
Wireless or 2-wire thermostat for second floor and all new controls. See previous job for photos of dampers.

I reminded them that I recommended upgrading HVAC system. 19.5 years old. Parts are very expensive at this point and will be difficult to source.

Furnace operating well at this time.

Kurt verified that my system was working properly and explained potential options to reduce some of the air velocity noise. Very happy with the level of expertise and the explanations.

Talked to customer about loud noise. Homeowner showed me that he was getting a small rattle from the supply vents. Looked over airflow settings at air handler. Found cfms were set to 363 cfms per ton. Explained to homeowner that we don’t want to really adjust any lower. Checked 454b refrigerant pressures they were good at 351/128. Asked homeowner about doing the heat tune up, he would like to keep his appointment in December. Heat pump is working properly at time of service.

We have had many services done by Dibiase from installing central air in our 1950s house to regular boiler service. The technicians are always on time, knowledgeable, and courteous. Most recently we had insulation blown in to the walls of our main living area. The team covered the work area and all furniture and cleaned up when done. We will continue to use Dibiase for all our HVAC needs.
