Completed AC tune ups for (2) Amana AC systems; both systems 9 years old. Installed by Donnelly and Sons in July 2017 1st floor 3.5 ton 2nd Floor 3 Ton BOTH 20x24x4 filters should be replaced soon. I let homeowners know. They will buy and replace For Each system: Indoor and outdoor coils in good condition Inspected wiring, controls, electric motors and components; left estimates for surge protectors for outdoor equipment circuits. Both indoor units have blower motor surge protectors. Measured temperature split and static pressure Inspected drains and pump#s; systems lack. Dusted standard water safeties provided estimate to install wet switch and to install EZ trap. 1 can be installed at each system Checked integrity of compressor motor (mega ohm test) Assessed refrigerant charge checked pressures. Good Provided a water safety surge protection package that covers both the water safeties and the outdoor surge protectors that at recommended for both units. AC systems operating
Luis 4-3-26 customer called in for noise from water heater, test system operation and check water pressure, water pressure is in the high side. No pressure reducing valve. Cycle water heater ok. Water heater is from 2015 I provided estimate to replace tank and add pressure reducing valve customer approved installation of both items, collected 50% office to contact customer Monday morning We will need to install new valve at water heater Rheem 50 Gallon Natural Gas Atmospheric Water Heater. Drain, Remove, and Dispose of old water heater. Install new water heater in drain pan and install water alarm. Install new expansion tank for new water heater. Modify piping to new water heater application as needed. Complete all mechanical and piping connections. Fill and purge water heater and test operation. 6 Year Tank and Parts Warranty. 2 year guarantee. Installation of pressure reducing valve After installation test system operation check water pressure and check for leaks ok no leaks.

Outdoor equipment is on a separate circuit, provided email estimate to install surge protector at outdoor equipment circuit Measured temperature split and static pressure Inspected drains; clears EZ trap, tested pump; added treatment tabs to drain pan. System has pump safety and EZ trap but a wet switch is also recommended. Ty basement system does not have an overfill protection switch. Provided estimate that is comprehensive and includes complete surge protection and the drain overfill/cleanout for basement system. AC
Completed tune up for Minisplit system with (1) indoor head located in kitchen/dining room. 15,000 BTU capacity. Inspected wiring, controls electric motors and components. Recommend surge protection. Provided email estimate. Indoor coil and outdoor coils are clean. Indoor blower wheel however has buildup. Provided estimate to clean indoor head using sprayer and bib kit. Removed cover and sprayed coil with hand pump today added all prior cleaner to drain line before spraying down coil. This will help with drain line as well Measured temperature split Checked refrigerant charge, 410A refrigerant: Good System operating well at this time
Luis 3-6-26 customer noticed water heater alarm was going off couple weeks ago. There was little of water inside pan. She dried pan, check water heater operation inspect expansion tank and tank had no pressure, tried to add air to tank but was not holding. I replaced expansion tank add 50 psi to expansion tank to match water pressure in the house. Test water heater operation cycle water heater and monitor pressure as it was heating water ok. Water pressure stayed at 50 psi at all time. Expansion tank was under warranty, warranty for expansion tank expires 1-31-27.
Completed QA for 100,000 BTU natural gas furnace with 3.5 Ton AC. While inspecting the outdoor unit found no power to disconnect. Found tripped breaker. Disconnects wiring of outdoor unit itself and then reset breaker. It is still tripping. Breaker in panel has failed. I brought this to homeowners attention and he is going to contact an electrician. 40A double pole breaker. Replaced 16x25x1 filter Checked all aspects of Install: mechanical, wiring, control settings, piping (vent, drain and gas) Verified main gas pressures Measured temperature rise and static pressure in first and second stage gas heating. Combustion and draft tests: Pass There is still one original zone damper for the second floor when we made original proposal. It is an 8x12 damper on back side of trunk. It is working but recommend replacing as we did with the others. Provided email estimate Install passes QA.
Issue was water not getting quite hot enough on the second floor. They had since turned the thermostat on the water heater from “Hot” To “C” Water temperature on first floor was 140° Water temperature to the second floor got to 135° but it did take 15-20 seconds lo her to get to temperature A recirc pump would help keep water to the taps on the second floor. Water pressure is 80 psi slightly high. Provided email estimate for pressure reducing valve. I also noticed there is no expansion tank. Provided email estimate for expansion tank. We will send estimate for recirc pump. Will require a 120V receptacle Also provided email estimate for AC+Gas Heat plan membership which includes (2) maintenance visits, discounts on repairs and services. He has been think of getting the HVAC system replaced. He will call us in Spring.
Completed heat tune up for natural gas furnace. Replaced 16x25x1 filter. Was last replaced 3/3/25. Very dirty, Recommend replacing monthly. Showed her how to nut filters online in bulk 12 pack. Inspected heat exchanger, burners, flue pipe, inducer assembly and hoses Inspected hot surface ignitor and verified resistance with meter Cleaned flame sensor and verified flame rectification circuit Measured temperature rise and static pressure Checked wiring, controls, electric motors and components Checked manifold gas pressure Inspected drain and pump. *During last visit Joe forced open the 8x18 zone damper and recommended replacing both zone dampers and zone control. I emailed this estimate Also emailed the estimate to replace zoning as above AND install booster fan with air proving switch as a control (to improve airflow to loft). Combustion, draft and smoke tests: Pass Gas furnace is operating well at this time. Homeowner renewed plan membership today.

Replaced defective ignition valve. With the snow storm and cold weather the repair was made quickly. Louis communicated well what was wrong and when it could be fixed
