Completed AC tune up for 3.5 ton AC system. Equipment is 3.5 ton AC with gas furnace installed 8/2018 7 Years old. Found very dirty Aprilaire 413 filter. Return static pressure as a result was very high. Replaced filter with one from truck. Homeowner uses a mist humidifier in the winter. If a mist humidifier is used with anything other than distilled water a fine dust will be vaporized and that dust will cling to the filter media causing the filter to become dirty very quickly. This particular dust on a filter may appear clean at a quick glance because the dust is white in color (this also happens when drywall work is done and dust from sanding coats the filter) Homeowner asked that I leave the dirty filter so she can show her daughter. Using distilled water for the mist humidifier will solve this issue. *This won’t be a problem when humidifier is not being used. Indoor and outdoor coils in good condition Inspected wiring, controls, electric motors and components; left estimate
Completed AC tune up for 3 .5 Ton Amana AC system 16x25x1 filter ok Indoor and outdoor coils in good condition Inspected wiring, controls, electric motors and components; left estimates for surge protector for indoor equipment circuit. Outdoor equipment has surge protection. Measured temperature split and static pressure Inspected drains; cleared EZ trap, also wrapped EZ trap body with insulation tape to prevent from sweating and dripping on return drop. added treatment tabs to drain Checked integrity of compressor motor (mega ohm test) Assessed refrigerant charge checked pressures. 5° Subcooling. Good AC system operating well at this time. Homeowner renewed plan membership today.
Completed AC tune up for 4 Ton Trane AC system Equipment is gas furnace AC with 3 zones installed 1/21/26 The “change humidifier pad” reminder is part of the humidistat. It is based on a timer that is needed with certain humidifier applications. It is not necessary in this application so I disabled the “change pad” reminder. The hydrocore of this humidifier will need to be replaced next heating season. Replaced 16x25x1 filter, there is a new 12x12x1 filter in basement return grille. They will replace this one soon. Indoor and outdoor coils in good condition Inspected wiring, controls, electric motors and components; Measured temperature split and static pressure Inspected drains; cleared EZ trap, tested pump and added treatment tabs to drain Checked integrity of compressor motor (mega ohm test) Assessed refrigerant charge checked pressures. Charged system 1#4oz r454B refrigerant to meet manufacturer subcooling 12° and to match pressure curve in manufacturer literature. System
Completed AC tune up for 3 Ton Amana AC system; 3 zones Replaced 16x25x1 filter Indoor coil ok. Cleaned outdoor coil using nearby available hose bib. Only the back side had buildup Inspected wiring, controls, electric motors and components; left estimates for surge protector for outdoor equipment circuit. Indoor blower motor has surge protector Measured temperature split and static pressure Inspected drains; brushed out drain line; added treatment tabs to drain pan. Drain system lacks overflow protection and floor water safety. Provided separate estimates for wet switch and drain pan overflow protection switch. Checked integrity of compressor motor (mega ohm test) Assessed refrigerant charge checked pressures. AC system operating well at this time. System is 10 years old which is considered replacement age for forced-air systems. Lacks surge protection outdoor equipment circuit and water safeties. I charged card on file for plan renewal and emailed estimates for recommendations

Measured temperature split and static pressure Inspected drains; cleared drain line at service tee added treatment tabs to drain pan. Checked integrity of compressor motor (mega ohm test) Assessed refrigerant charge checked pressures. 10° Subcooling 5°SH Good AC system operating well at this time but lacks surge protection and water safeties for indoor equipment. As a reminder there are no parts warranties after 10 years.
Completed AC tune up for 5 Ton Bosch Inverter system. Installed 11/24/23 by Dibiase Aprilaire 413 filter should be replaced by next month. Homeowner will get filters soon. Indoor and outdoor coils in good condition Inspected wiring, controls, electric motors and components; each of the (2) HVAC circuits have surge protection. Measured temperature split and static pressure Inspected drains; cleared EZ trap, tested pump; added treatment tabs to drain pan. Checked integrity of compressor motor (mega ohm test) Assessed refrigerant charge checked pressures. AC system operating well at this time. Homeowner renewed plan today.
Replaced saddle valve with 1/4 turn ball valve. Humidistat has failed Solenoid has failed. Water level sensor assembly has failed (switch is stuck open) The static pressure on this system is very high. I even manually added a bit of water to the feed tray to simulate humidifier operation and water was blowing off the tray. I do not recommend replacing this with any type of humidifier other than steam. Will need a 240V wire and duplex receptacle installed by electrician. We will have to use a 240V pump for the drain based on where humidifier will be installed. Left email estimate for steam humidifier. Also left estimate to remove of and dispose failed humidifier and patch openings with sheet metal. *Please schedule a consult with install department management to get the details narrowed down IF he moves forward with steam humidifier install
Noise issue was with the outdoor unit making a new sound, This is a nuisance noise that can happen if the top condenser fan grille isn’t perfectly aligned and screws are not properly seated. I made a few adjust to the top of unit and checked all screws Sound is no longer there. Showed homeowner.

Equipment is gas funace+AC installed by Dibiase 11/15/24 Replaced Aprilaire 413 filter Indoor and outdoor coils in good condition Inspected wiring, controls, electric motors and components; Measured temperature split and static pressure Inspected drains; cleared EZ trap, added treatment tabs to drain pan. A wet switch is recommended will shut equipment down if water is detected on floors near equipment. Checked integrity of compressor motor (mega ohm test) Provided estimate for APCOX whole home air treatment system. Will prevent growth that can account at indoor air conditioning coil. Also controls odors and VOCs. Installed directly above indoor coil. Lifetime warranty on unit. 3-year bulb replacement. Assessed refrigerant charge checked pressures. Matches manufacturer target subcooling 8° Perfect. AC system operating well at this time.
No cooling 4 Ton Communicating Amana system: Checked for any open safeties and low voltage issues, none found. Made new demand for cooling. Found condenser fan operating but compressor not. Found failed dual capacitor at outdoor unit. Offered to replace failed dual run capacitor. System will not run without it. Also offered to install SPP6 start capacitor at the same time. Homeowners agreed. Replaced failed dual run capacitor and installed SPP6 Hard Start Kit. Afterwards tested system: Refrigerant pressures and temperature split Good System operating well at this time.

Replaced defective ignition valve. With the snow storm and cold weather the repair was made quickly. Louis communicated well what was wrong and when it could be fixed
