Luis 11-3-25 Perform gas boiler tuneup 80% well McLain. Inspect heat exchanger and flue pipe test operation of boiler. Perform combustion and draft test ok Check water pressure and temperature. Test components. Water limit ok. Inducer motor ok. Cycle boiler ok test both zones ok, both circulating pumps ok. boiler is working properly at the time of service. Emailed estimate for water heater options
Installed Intermatic AG3000 surge protector for 120V boiler circuit. Installed (2) Resideo “L1 Leak Detectors”. 1 with water sensing rope around indirect tank and the other around the boiler itself. Will make audible intermittent beep if water is detected. WiFi connectivity is optional. Left manual on kitchen table with instructions for app/wifi use if customer is interested. Charged card on file for balance.
Performed precision heat tune up on trane high efficiency gas furnace. Replaced 16x25x1 air filter. Checked all electrical connections and components. Checked temperatures rise . Installed Ecm surge protector. Serviced humidifier with #35 humdifier pad. Cleaned flame sensor. Performed combustion test. Made sure zoning was working correctly. Gas furnace is working properly at time of service.
Performed precision heat tune up on amana 80% gas furnace. Replaced aprilaire 413 air filter. Checked all electrical connections and components. Cleaned flame sensor. Checked resistance of hsi. Checked gas pressure. Talked to homeowner about WiFi leak detection solution in case humidifier would leak. Replaced aprilaire #35 pad provided by customer but explained that without a full service on humidifier we can’t guarantee it. Performed combustion test. Gas furnace is working properly at time of service.
Luis 10-20-25 customer called in for no heat on gas boiler I talked to tenant upon arrival he mentioned that some times heat won’t come on, I check boiler operation found boiler not running, no errors showing, boiler would not start every time. I adjust the minimum ratio to 50% and test operation ok. Boiler came on every time, I tested domestic temperature from water tank ok. No other issues found. I also performed tune up on gas boiler check all electrical low and high voltage ok. Clean drain trap check water pressure and temps ok. Performed combustion test clean sensor and igniter. Cycle gas boiler ok. Provided estimate to add surge protection and water protection to boiler

Install new humidifier on supply or return plenum and seal. Run new bypass duct and complete all connections. Run new copper water line from hot water side and connect to humidifier and install new control valve. Install new humidistat and complete all wiring to new humidifier. Run new drain line and connect to existing drain. Test operation of humidifier on completion. 10/13/25: Installed new humidifier; new feed valve where it is accessible, spliced where old saddle valve was with 3/3” copper. New separate transformer for solenoid. New humidifier housing. New manual humidistat. New bypass damper on supply plenum. Set water flow using new feed valve. Walk through with homeowner. Collected balance.
Completed tune up for 100,000 BTU natural gas funace. Replaced Aprilaire 413 filter Completed humidifier service. Inspected heat exchanger, burners, flue pipe, inducer assembly and hoses Inspected hot surface ignitor and verified resistance with meter Cleaned flame sensor and verified flame rectification circuit Measured temperature rise and static pressure Checked wiring, controls, electric motors and components; there are no surge protectors; sent updates estimate to install (4) surge protectors. Now with new Minisplit up to (4) surge protectors can be installed Checked manifold gas pressure Inspected drain and pump. Combustion, draft and smoke tests: Pass Gas furnace is operating well at this time. Completed heat tune up for CostWay basement minisplit system. (2) Indoor heads, Cleaned washable filters. Inspected drains. Checked wiring, controls, electric motors. Measured temperature rise. Completed heat tune up for upstairs Mr. Cool Minisplit (1 indoor head) Cleaned was
Issue was noise related. Replaced Aprilaire 413 filter Set dipswitches to configure 2-stage heating with only W1 in the terminal block. So will run at first stage heating. Set heating fan speed profile to “A” lowest speed available. They are fine with the sound with these settings. 2 of the 12” Honeywell round dampers are original to the house, may be getting stuck. We recommend replacing them. Left email estimate for this, *We replaced the other 12” round 12/10/21 System operating well at this time.

Tony was very courteous and professional in the delivery of an estimate for a new HVAC unit. His bottom line was a surprise (not in a good way) so I will be seeking alternate estimates.
