6/13/26 Dan I arrived to the customers home to look at his single mini split system in the kitchen. The customer had mentioned they had a good storm surge on there system and other items in the home. The mini split has 240 volts at the head and at the outdoor. But nothing is responding and have no lights . I have good standing pressure at 217 psi. The single head and single outdoor heat pump is near 6 yrs old. I had told him that it might make more sense to replace the whole system with new . Because if we replace all the boards there is no telling if that compressor and fan motor didn’t take on damage from the surge as well We can price out the boards for him but highly recommend replacement. I collected for my diagnostics. The office will follow up on Monday.
6/13/26 Dan I found the Customers expansion tank was waterlogged. I quoted the customer for a new expansion tank. He agreed with the pricing. I drained a little bit of water out of the water heater and removed the failed tank. I prepped the new tank and set pressure 70 PSi. When vacuuming the water out of the pan, I still saw water seeping from the water heater into the pan. The customer will monitor the rest of the weekend may just be residual water from filling the pan originally from the expansion tank failure or the jacket may have a rip in it, which will compromise the water heater, I did take pictures of the customers warranty paperwork office will look at it on Monday and we can find out if the water heater is actively leaking or if it was just residual water from the expansion tank, but i collected for the expansion tank replacement and diagnostic . Total due $482.23 paid by check # 12945 I did leave an estimate cost for a new water heater .
Issue was with the power monitors for each system being locked out. Voltage measured was 223 just under where we set the Under voltage limit (224) Voltage during peak grid hours can drop slightly. I set Under voltage limit to 208 on each power monitor and systems both came back on. Over voltage limit set to 260. Power monitors should not lock back out now that under voltage limit is set to 208V. I also checked to make sure wires are properly torqued both at power monitor and the outdoor units themselves, Showed homeowner the breaker in the power monitor. Checked temperature splits and general operation. System operating well at this time.
Systems are (2) 3 Tom Bosch inverters. Communicating outdoor units. Homeowner described that it gets as hot as 85-87last (2) days on each thermostat. They did notice one of the outdoor units not running at one point. Found water safeties not properly wired. I wired each to S contacts on EIM and configured thermostat to produce custom alerts for each water savagery and to lock out cooling only and energize fan. Also determined that wet switch for hallway unit has failed. Replaced and tested today, Alerts are 1. “water detected in drain pan” and 2. “Clog detected in drain line” Enabled accelerated cooling at outdoor control. Enabled extended defrost run time at outdoor control. Temperature splits both 20° Refrigerant charge Good. Tested at force mode. Added 8 ozR454B to kitchen unit. Checked all wiring connections. Both systems performed as designed. Did not shut off at all. Homeowner will monitor.
Condensate pump check valve had failed. Installed new pump and tested. They were concerned about zone dampers getting stuck. I used an inspection camera to make sure zone valves are opening and closing properly. They had some doors in house open because a flooring contractor was doing work. Replaced 16x25x1 filter Closed all doors and ran system with both zones calling for cooling. Allowed system to run for 5 min then assessed refrigerant charge. Was ever so slightly low. Added 9.5oz R454B to get to design subcooling 10° Outdoor temperature 85° (RealFeel 102°) System operating well at this time. As a reminder one of the zone is still original. We gave homeowners estimate to replace it. System operating well at this time
Kurt replaced the air scrubber cell on our furnace and add a valve to the water heater. He was pleasant, professional and did a great job. So far all of the technicians from DiBiase have been exceptional!
6/10/26. Checked water pressure when I arrived it was at about 48 psi. Made adjustments to pressure reducing valve and got the pressure to 65 psi. She ran several showers and kitchen faucet. Homeowner agreed that this was a good pressure for the home. Took photos of pressure readings.
6/10/26. Returned to install water heater pressure relief valve pipe drop and replace expired air scrubber cell. Progressed on 3/4” male adapter and installed water heater relief valve pipe. Also replace air scrubber cell and tested operation.
Completed AC tune up for 3 Ton York AC system Equipment is gas funace AC dates to 2010. 16 years old. Replaced 16x25x1 filter Indoor coil has good amount of rust as to be expected given age. Outdoor coil not level. Provided estimate to level outdoor unit. Inspected wiring, controls, electric motors and components; left estimates for surge protectors. Low voltage wire is poorly strapped and bare at outdoor unit. Provided estimate to repair. Measured temperature split and static pressure Inspected drains; tested condensate pump added treatment tabs to drain pan. Vinyl tubing is old and discolored, provided estimate to replace. *Terminates at sump pit. Checked integrity of compressor motor (mega ohm test) Assessed refrigerant charge checked pressures. System was running at 25° superheat. 15°-17° is the target. System is undercharged. Provided estimate to charge system. Coupled the refrigerant and wiring repair as required repairs. Replaced 16x25x1 filter Indoor and outdoor coils in good condition Inspected wiring, controls, electric motors and components; left estimates for surge protectors Measured temperature split (20°)and static pressure Inspected drains; cleared EZ trap, tested pump; added treatment tabs to drain pan. Provided estimate for wet switch; will shut equipment down if water is detected on floor near equipment Checked integrity of compressor motor (mega ohm test) Assessed refrigerant charge checked pressures. Perfect 10° Subcooling AC system operating well at this time.
6/3/26. Performed precision peco a/c tune up on 17 year old American standard heat pump system. Homeowner recently replaced aprilaire 413 air filter. Checked all electrical connections and components. Found motor was replaced at some point with no surge protection, provided estimate. Also found bacterial growth inside air hand provided estimate to install Apco uv bulb for better air quality. Flushed condensation drain with water. Inspected evaporator coil. Tested outside capacitor. Checked refrigerant pressures and temperatures. System is definitely past recommended replacement age for a heat pump system. Would recommend starting to think about replacement. Heat pump is working at time of service.
Barry did a very thorough review of our annual AC maintenance visit. He answered all of my questions and provided proposals for a number of maintenance items. Very pleased with DiBiase service

Replaced defective ignition valve. With the snow storm and cold weather the repair was made quickly. Louis communicated well what was wrong and when it could be fixed
