Completed heat tune up for modulating propane furnace. Replaced 16x20x1 filter Inspected heat exchanger, burners, flue pipe, inducer assembly and hoses Inspected hot surface ignitor and verified resistance with meter Cleaned flame sensor and verified flame rectification circuit Measured temperature rise and static pressure Checked wiring, controls, electric motors and components; Inspected drain and pump. Provided estimate for wet switch/flood safety. Will shut equipment down if water is detected on floor near equipment. Also provided estimate to replace the 3/8” vinyl discharge tubing from condensate pump to the sump pump. Combustion, draft and smoke tests: Pass Gas furnace is operating well at this time.
Completed (2) heat tune ups for propane furnaces Paul had issues with first floor system heating. Burners were very corroded. Offered to upgrade both furnaces to stainless steel burners. Homeowners agreed. Completed work today. The inducer motor bearings for the first floor motor are begging to seize up and may soon fail causing a no heat situation. Inducer is very noisy. Inducer is likely to fail. Both 20x24x4 filters ok. For both furnaces: Inspected heat exchanger, burners, flue pipe, inducer assembly and hoses: As noted above 1st floor inducer motor very noisy, recommend replacing, provided estimate. Inspected hot surface ignitor and verified resistance with meter Cleaned flame sensor and verified flame rectification circuit Measured temperature rise and static pressure Checked wiring, controls, electric motors and components; Checked manifold gas pressure Inspected drain and pump. Completed heat tune up for natural gas furnace. 60,000 BTU installed 3/21/17 by R+D for another homeowner Aprilaire 413 filter ok Inspected heat exchanger, burners, flue pipe, inducer assembly and hoses Inspected hot surface ignitor and verified resistance with meter Cleaned flame sensor and verified flame rectification circuit Measured temperature rise and static pressure Checked wiring, controls, electric motors and components; there are no surge protectors; left estimate for a surge protectors Checked manifold gas pressures Inspected drain and pump. There is a condensate pump safety but no EZ trap. Left estimate for EZ trap. Also left estimate for wet switch a water safety for equipment pan. There is a float-style pan switch currently but the wet switch I recommend is more reliable. There is an air scrubber in supply plenum. Cell is due for replacement next year if not now. Replaced aluminized steel burners with stainless steel burners. Inspected drain and pump. The air scrubber cell is due for replacement next spring. Was last replaced March 2024. Provided estimate to replace cell. Also offered APCOX whole home air treatment system to replace Air scrubber. Has lifetime warranty on the unit and 3-year bulb replacement cycle. The master bedroom gets hotter than rest of house. I provided estimate to install (2) 6” side takeoffs with dampers so they can set airflow back a little in the winter. Customer approved humidifier maintenance. Completed today, Replaced

There are no water safeties. Left estimate for wet switch. Combustion, draft and smoke tests: Pass Left email estimate to repair section of hot water line. There is a good amount of corrosion. (3/4” copper) Gas furnace is operating well at this time.
11/7/25 Barry Installed (2) 12” Round Honeywell zone dampers. 1 for dodging room Zone 1 1 for bedroom zone 2. Wired so that LEDs at damper show open or closed (green or red) for technician reference. Afterwards tested system. System operating well at this time. Collected balance.

Test components. Water limit ok. Inducer motor ok. Cycle boiler ok test both zones ok, both circulating pumps ok. boiler is working properly at the time of service. Installed Intermatic AG3000 surge protector for 120V boiler circuit. Installed (2) Resideo “L1 Leak Detectors”. 1 with water sensing rope around indirect tank and the other around the boiler itself. Will make audible intermittent beep if water is detected. WiFi connectivity is optional. Left manual on kitchen table with instructions for app/wifi use if customer is interested. Charged card on file for balance.
Performed precision heat tune up on trane high efficiency gas furnace. Replaced 16x25x1 air filter. Checked all electrical connections and components. Checked temperatures rise . Installed Ecm surge protector. Serviced humidifier with #35 humdifier pad. Cleaned flame sensor. Performed combustion test. Made sure zoning was working correctly. Gas furnace is working properly at time of service.
Performed precision heat tune up on amana 80% gas furnace. Replaced aprilaire 413 air filter. Checked all electrical connections and components. Cleaned flame sensor. Checked resistance of hsi. Checked gas pressure. Talked to homeowner about WiFi leak detection solution in case humidifier would leak. Replaced aprilaire #35 pad provided by customer but explained that without a full service on humidifier we can’t guarantee it. Performed combustion test. Gas furnace is working properly at time of service.

Tony was very courteous and professional in the delivery of an estimate for a new HVAC unit. His bottom line was a surprise (not in a good way) so I will be seeking alternate estimates.
