12/10/25 Barry Found leaking secondary cover plate Daikin single stage natural gas funace, The water from the leak makes it way through that compartment and then into blower compartment and ultimately the floor via the screw holes from screws that are anchoring the blower motor housing. Offered to disassemble and remove cover plate, caulk with high temp caulk then reinstall. Homeowner agreed. At the same time, in same conversation I offered and explained plan membership. Homeowner agreed, . Completed work as described above then ran furnace for 20 min or so. I believe caulking cover plate worked. No water in compartment after run time. Also checked gas pressure and performed combustion test: Pass System operating well at this time. Homeowner paid for balance today.

There is no auxiliary electric heater in air handler. So when heat pump goes into defrost the result is very cold air in supply ducts. Auxiliary heat is oil boiler with 3 zones. 3 separate thermostats control boiler. There is no isolation relay from heat pump/air handler thermostat I also explained that generally when operating in heat mode the air may “feel” cold at 87-90° because even though it is hot enough to heat the house it is cooler than body temperature. Completed heat tune up for 3.5 Ton Amana heat pump system 20x22x1 filter ok Indoor and outdoor coils in good condition Inspected wiring, controls, electric motors and components; equipment does not have surge protection Measured temperature rise (67-95=28°) and static pressure Inspected drain. Drain does not have overfill protection; left estimate for EZ trap. Checked integrity of compressor motor (mega ohm test) Observed 1 complete defrost cycle. I moved compressor lockout on thermostat from 30° to 35°. Assessed re
Completed heat tune up for natural gas furnace. 80,000 BTU Standard efficiency Replaced 20x25x1 filter Inspected heat exchanger, burners, flue pipe, inducer assembly and hoses Took apart flues and cleaned the white powered soot, very little to speak of. Inspected hot surface ignitor and verified resistance with meter Cleaned flame sensor and verified flame rectification circuit Measured temperature rise and static pressure Checked wiring, controls, electric motors and components; furnace has surge protector Checked manifold gas pressures Inspected drain and pump. There is a condensate pump safety but no EZ trap. The bypass humidifier drain is also piped to the wrong spot. Better to be piped after the AC coil drain point or to its own port on the pump. Provided email estimate to repipe humidifier drain and estimate to repipe drain with EZ trap. Also provided email estimate to replace 120V condensate pump and vinyl tubing. Completed PECO heat pump tune up for Trane heat pump system with 15KW electric heat kit. System was installed 5/28/13. All parts are out of warranty, Enabled programming on thermostat. Replaced 20x20x1 filter Indoor and outdoor coils in good condition Inspected wiring, controls, electric motors and components; left estimates for surge protectors. There is no control of electric heat other than heat pump droop. A WiFi thermostat with outdoor temperature input in preferred. You can limit the use of electric heat by locking it out above a set temperature (35°-40°) Provided email estimate for Ecobee WiFi thermostat. Measured temperature rise and static pressure Inspected drains; there is no overfill protection. Provided estimate for EZ trap with overfill protection switch. Luis 11-29-25. Customer called in for comfort issue with heat and water heater, customer stated too much heat on second floor. During Previous call customer mentioned too much tech to not adjust damper as usual during heat season. I did open damper as usual for winter season. And adjust floor registers. Now first floor is getting 100% or air. I also look at the water heater, thermostat is set to hot, per customer request I dropped down set point one bar Down. Now is between low and hot (medium) i also provided estimate to replace thermostat to smart stat with room sensor.
Removed 50 gallon water heater and installed new 50 gallon hybrid water heater. Installed tank booster on system. Installed new expansion tank. Checked water pressure and set tank booster to 120°. Cleaned up job site and collected check for balance.
Talked to both Dave and Karen about water leaking situation. Found that Dave had already put back on condensation drain hose for furnace. Found spring hose clamp was loose. Re secured in place. Also talked to them about installing a novo hto 150, provided estimate.

Replaced 16x20x1 filter Inspected heat exchanger, burners, flue pipe, inducer assembly and hoses Inspected hot surface ignitor and verified resistance with meter Cleaned flame sensor and verified flame rectification circuit Measured temperature rise and static pressure Checked wiring, controls, electric motors and components; Inspected drain and pump. Provided estimate for wet switch/flood safety. Will shut equipment down if water is detected on floor near equipment. Also provided estimate to replace the 3/8” vinyl discharge tubing from condensate pump to the sump pump. Combustion, draft and smoke tests: Pass Gas furnace is operating well at this time.
Completed (2) heat tune ups for propane furnaces Paul had issues with first floor system heating. Burners were very corroded. Offered to upgrade both furnaces to stainless steel burners. Homeowners agreed. Completed work today. The inducer motor bearings for the first floor motor are begging to seize up and may soon fail causing a no heat situation. Inducer is very noisy. Inducer is likely to fail. Both 20x24x4 filters ok. For both furnaces: Inspected heat exchanger, burners, flue pipe, inducer assembly and hoses: As noted above 1st floor inducer motor very noisy, recommend replacing, provided estimate. Inspected hot surface ignitor and verified resistance with meter Cleaned flame sensor and verified flame rectification circuit Measured temperature rise and static pressure Checked wiring, controls, electric motors and components; Checked manifold gas pressure Inspected drain and pump. Tony was very courteous and professional in the delivery of an estimate for a new HVAC unit. His bottom line was a surprise (not in a good way) so I will be seeking alternate estimates.
