Completed QA for 100,000 BTU natural gas furnace with 3.5 Ton AC. While inspecting the outdoor unit found no power to disconnect. Found tripped breaker. Disconnects wiring of outdoor unit itself and then reset breaker. It is still tripping. Breaker in panel has failed. I brought this to homeowners attention and he is going to contact an electrician. 40A double pole breaker. Replaced 16x25x1 filter Checked all aspects of Install: mechanical, wiring, control settings, piping (vent, drain and gas) Verified main gas pressures Measured temperature rise and static pressure in first and second stage gas heating. Combustion and draft tests: Pass There is still one original zone damper for the second floor when we made original proposal. It is an 8x12 damper on back side of trunk. It is working but recommend replacing as we did with the others. Provided email estimate Install passes QA.
Issue was water not getting quite hot enough on the second floor. They had since turned the thermostat on the water heater from “Hot” To “C” Water temperature on first floor was 140° Water temperature to the second floor got to 135° but it did take 15-20 seconds lo her to get to temperature A recirc pump would help keep water to the taps on the second floor. Water pressure is 80 psi slightly high. Provided email estimate for pressure reducing valve. I also noticed there is no expansion tank. Provided email estimate for expansion tank. We will send estimate for recirc pump. Will require a 120V receptacle Also provided email estimate for AC+Gas Heat plan membership which includes (2) maintenance visits, discounts on repairs and services. He has been think of getting the HVAC system replaced. He will call us in Spring.
Completed heat tune up for natural gas furnace. Replaced 16x25x1 filter. Was last replaced 3/3/25. Very dirty, Recommend replacing monthly. Showed her how to nut filters online in bulk 12 pack. Inspected heat exchanger, burners, flue pipe, inducer assembly and hoses Inspected hot surface ignitor and verified resistance with meter Cleaned flame sensor and verified flame rectification circuit Measured temperature rise and static pressure Checked wiring, controls, electric motors and components Checked manifold gas pressure Inspected drain and pump. *During last visit Joe forced open the 8x18 zone damper and recommended replacing both zone dampers and zone control. I emailed this estimate Also emailed the estimate to replace zoning as above AND install booster fan with air proving switch as a control (to improve airflow to loft). Combustion, draft and smoke tests: Pass Gas furnace is operating well at this time. Homeowner renewed plan membership today.

Checked manifold gas pressure Provided email estimate for wet switch/flood safety will shut equipment down if water is detected near equipment Combustion, draft and smoke tests: Pass Gas furnace is operating well at this time.

Completed QA for heat pump system: Homeowners asked if I could change the blower on delay. Trane offers a ramping profile enabled by switching indoor dipswitches 5 and 6 big to ON. But this caused too much airflow when ramped fully up. Kept fan profile the same. They do not offer any blower on delay options Measured temperature rise and checked refrigerant pressures. Checked defrost operations. Assessed all aspects of install: Mechanical, wiring, ductwork connections. Drain and refrigerant piping, Install passes QA inspection.

Leveled humidifier and tested operation. No leaks occurring at this time. As previous notated, there is high static pressure when the system ramps into high fire. High fire CFM set to 1600 (lowest setting). Static pressure 1.8” w.c. Low fire static pressure is 0.7” w.c. and 1042 CFM. System operating properly at this time.
Our service technician arrived on-time. He was courteous, respectful, friendly, knowledgeable, and very professional. He took the time to thoroughly explain the probable cause of our heating issue to the point where we could understand the issue as well as why we needed additional components to resolve the problem.
10x14 2nd floor duct, 24x8 1st floor duct. Fully assessed 2nd floor not heating situation. Zoning was removed at one point. Need to provide estimate for ecobee on 2nd floor. (2) zone dampers, relocate humidifier bypass, install large bypass for zoning system. Also let homeowner know that static pressure ca become a problem after zoning the system with the bypass humidifier and may need to not use bypass humidifier our office to provide estimate.
Recovered refrigerant and removed and disposed of old equipment. Installed new Trane furnace and air conditioner on new pad and leveled. Completed all metal work to furnace and ran new vent system in 3" pvc from furnace to outdoors with flush termination kit. Connected all mechanical and electrical connections to indoor and outdoor units. Tested furnace operaiton. We will need to return to install new dampers, zone panel, and thermostats. 2/10/26 Conner and Barry Installed (2) New zone dampers (1) 8x12 and (1) 8x18 there is one more zone valve that is still original (8x12 for backside trunk of zone 2 second floor zone). Will talk to management about price and replacement of this one. Installed new Zone panel and configured Installed (2) HoneywellS1200 thermostats, configured for high efficiency gas heat 2-stage. There is one room sensor she can chose to link to either of the (2 thermostats). She may use for first floor because there is lots of sunlight beating down on thermos
Removed existing air scrubber and installed new Apco-x ultra. Installed separate 40va transformer and tested operation. Showed Dave how led indicator lights work. System is working properly at time of service.
Thoroughly inspected 3 zone gas furnace with humidifier to solve water leak issue. Only occurs during winter months, with November 2022 being the first instance. Removed humidifier pad and flushed condensate drain. Found EZ trap float switch stuck. Possibility that water was back flowing past EZ trap, into evap coil pan and overflowing down through furnace into emergency drain pan. Freed stuck float switch, blew out and flushed condensate drain again. System draining properly. Tested humidifier with all three zones independently. System operating properly at this time.

Replaced defective ignition valve. With the snow storm and cold weather the repair was made quickly. Louis communicated well what was wrong and when it could be fixed
