Completed AC tune up for 3.5 Ton Amana AC system Replaced 16x25x1 filter Indoor and outdoor coils in good condition Inspected wiring, controls, electric motors and components; left estimates for surge protectors. Found very weak 45/5 uF capacitor. Homeowner agreed to replace today. He presented a $35 coupon and I called management for additional discount To bring price to $325. Work completed today. Measured temperature split and static pressure Inspected drains; cleared EZ trap, added treatment tabs to drain pan. Recommend wet switch to protect equipment and nearby finished rooms of the basement. Checked integrity of compressor motor (mega ohm test) Also discussed APCOX whole home air treatment system. Left email estimate. Assessed refrigerant charge checked pressures. AC system operating well at this time.

*Remove wiring and zone damper dedicated to bedroom & 2 offices *Install new zone damper and rewire accordingly *Test operations and confirm zone functionality 2 year guarantee on zone repair through DiBiase Heating & Cooling 8/14/25. Replaced 12” Honeywell zone damper. Secured with screws and large zip ties. Got homeowner to bring on all three zones. All zones opened and closed correctly. System is working properly at time of service.

Installed new Goodman gas furnace. Placed indoor unit in drain pan with wet switch. Built new return and supply. Tapped/caulked return and supply. Adapted metal flu pipe to chimney. Adapted high volt and installed new outlet and switch. Adapted condensate line and reused existing pump. Installed new ecobbe thermostat and wired in low volt with safeties. Adapted gas line to new unit. Cleaned up work area and tested out equipment.

Unit was shut off due to wet switch. Dried, cleared drain line, flushed with 2 gallons H20 and tested system. Drain termination is not accessible. runs to an interior wall. Verified operation, closing and opening of all (3) zone dampers. The zone at front of house will overcool a little on very hot days because of Long system run times. Replaced contactor. System operating well at this time.

Fully assessed no cooling situation on zone 1 which does bedroom, and (2) offices. Checked voltages at zone board. Damper is spring open power closed. Found it stuck closed. Forced into open position for now it will over cool this zone until 12” round damper is replaced. Once we get a hold of distributor and get availability we will let them know when we can come out to replace the damper. A/c is working fine at time of service.

Connected ecobee thermostat to the internet. Installed ecobee room sensor on second floor. Highly recommended going with the zoning as a better solution. Homeowner will se how wel it operates. A/c is working at time of service.

Repair unable to be completed due to part availability. Deposit applied to system replacement.

Installed new Goodman air handler and heat pump outdoor. Adapted return and supply. Tapped/caulked return and supply. Wired in high volt and installed new 240v switch. Adapted condensate line and installed new ez trap. Installed new daikin thermostat and wired in low volt with safeties. Insulated all patch pieces and placed air handler in new condensate pan with wet switch. Ran new line set and connected to new equipment. Reused new existing line hide. Installed new sectoral disconnect and wired into outdoor unit. Cleaned up work area and tested out equipment. Did not collect payment.

7/25/25 Installed low pressure switch at outdoor service port. Rated for refrigerant leaks at tee for switch. Completed AC tune up. Replaced Aprilaire 413 filter Indoor and outdoor coils in good condition Inspected wiring, controls, electric motors and components; left estimate for surge protector for outdoor equipment Measured temperature split and static pressure Inspected drains; clears EZ trap, tested pump; added treatment tabs to drain pan. Left estimate for wet switch additional water safety. Checked integrity of compressor motor (mega ohm test) Assessed refrigerant charge checked pressures. Good Left estimate for burner upgrade for furnace in anticipation of heat season. Air scrubber cell last replaced March 2024 so it’s due for replacement March 2026 Left email estimate, AC system operating well at this time. Homeowner paid for balance today: plan renewal, repair, filter replacement

Re attached dryer vent with new section. Taped and supported as necessary. Replaced both AX26 Belts. Determined that what was causing RTU#2 unit for Back side of the shop to not energize contactor was failed Economizer module. Left Economizer unplugged and tested system. Pressures ok. This particular compressor shuts off on internal overload from time to time which is presumably why they had left discharged sensor bypass as previously noted. Pressures and temperature split ok. Attempted to find thermostat wire but could not trace it out. RTU#2 disconnect I left off because needs thermostat We will also provide estimates to replace Economizer module and sensors however this is optional considering it’s a dry cleaners and there is already mechanical ventilation elsewhere, Left estimates for for labor only to hunt down thermostat wire above drop ceiling. Left estimate for WiFi Thermostat Left estimate for non WiFi thermostat when the time comes. Caught up with Bill at the end. G

Tony was very courteous and professional in the delivery of an estimate for a new HVAC unit. His bottom line was a surprise (not in a good way) so I will be seeking alternate estimates.
