Estimate

performed precision a/c tune up on (2) Rheem a/c systems. Replaced (2) Aprilaire 413 air filters. Checked all electrical conections and components. Checked temperature split. Poured water down drains. Tested capacitors. Checked refrigerant pressures and temperatures at indoor and outdoor units. Found condenser fan motors in bad shape. Rust all around metal frame. Customer stated second floor unit was not cooling. Found compressor start rough during start up. Both units are cooling at this time. Would highly recommend getting an estimate to replace both ac units. Home comfort consultant to come tomorrow morning at 9 am.

Fully assessed no cooling situation. Found water in drain pan at air handler and found drain clogged. System does not have an ez trap for water protection and air handler was way off level. Provided estimate for repair. Removed water from drain pan with shop vac and re leveled air handler. Installed ez trap and tested operation. Checked 410a refrigerant pressures they were good. Used isolation pads to level air handler. A/c is working properly at time of service.

Upon arrival, I performed maintenance on AC system. Did not change air filter since it was new and clean. Inspected evaporator coil and drain pan. Cleared and tested drain line. Inspected blower assembly and electrical connections. Cycled system in cooling and checked static pressure and temperature differentials. Proceeded to outdoor unit. Inspected outdoor coil and condenser fan. Checked electrical connections and components on outdoor unit. Checked refrigerant pressures and temperatures. System is operating appropriately at this time.

Completed AC tune up for 3 Ton Amana AC system Replaced 16x25x1 filter Indoor and outdoor coils in good condition Inspected wiring, controls, electric motors and components; mode blower motor has surge protection; outdoor unit did not. I offered to do surge protector for outdoor unit and told him I would replace the exposed and sun beaten low voltage outdoor wire if he agreed. Completed work today. Installed surge protector and there is new section of low volt wire NO splice outside. Measured temperature split and static pressure Inspected drains; cleare trap, tested pump; added treatment tabs to drain pan. Checked integrity of compressor motor (mega ohm test) Assessed refrigerant charge checked pressures. AC system operating well at this time. Homeowner paid for invoice today.

Inspected evaporator coils and drain pans. Cycle both systems in cooling. Checked static pressure and temperature differentials. Proceeded to outdoor units. Checked refrigerant pressures and temperatures. Inspected outdoor coils and condenser fans. Inspected electrical connections and components. Found both capacitors are getting very close to the 6% allowance indicating they are starting to go bad. Both capacitors are corroded and leaking oil so I recommended getting them replaced. Gave estimate to homeowner to replace capacitors. Homeowner approved estimate for both capacitors. I removed old capacitors on outdoor units. Remade wire connections and mounted new capacitors. Cycled both systems in cooling to ensure proper operation. Both systems are operating appropriately at this time. Colle

Reviewed jobsite and walked entire house. Performed thermal imaging and reviewed hvac system. Hvac design is poor. Need to perform load calc.

Found system locked out on a code 8 recycle code. Reset furnace and burner came on. Found inducer motor water logged. Found all drain tubing open. Need to add (2) 2” external drain tees with vinyl running down to condensation pumps. Furnace is getting to much water back in inducer assembly. Will install drain tees on both furnaces. Cut and bypassed drain pressure switch to second floor gas furnace. Furnace is working at time of service. Sent over estimate. No charge for today as per recent service visit. Also found furnace getting a code for y call with no fan code 4. Disconnected yellow wire above furnace and code went away will need to look into this further while installing drain tees. Need to bring alon Honeywell wire saver just in case when we return.

Arrived at call for no heat on 2nd floor system. Found unit off due to a clogged condensate on the inducer motor side, cleared condensation trap and hoses and let unit run for a duration. Customer was not charged as we were out here a month ago to do the tune up.

Upon arrival for maintenance on gas furnace I changed air filter. I cleaned the flame sensor. I inspected heat exchanger and burners. I checked blower motor and assembly. I checked the resistance of igniter. Checked all wiring and control board. I checked inducer operation and ensured hose port was clear. I checked gas pressures. Checked air temperature rise. Performed combustion test. Checked water panel and tested humidifier. Unit is in normal operation at this time.
