No hear oil furnace HP hybrid. 20x25x1 filter severely caked in n drywall dust. Replaced filter Found failed EIM. EIM was installed in 2022 so it is covered under parts only warranty. Non Warranty price would be $710; Warranty price is $478. Homeowner agreed to replace EIM, renew oil Heat+AC plan membership and diagnostic. Ordered and picked up new EIM. Completed Factory reset on thermostat. Connected to new EIM and existing wireless outdoor temperature sensor. Configured for heat pump with oil heat lockout to be at 50°F and balance point 40°. Droop 2.5° as before. Afterwards tested system including humidification. System operating well at this time. Will bring back failed EIM for warranty processing,
Luis 3-6-26 customer called in for no heat, propane company came out to deliver propane but since no one was home they fill tank and closed tank valve Re-Light Pilot and Check Operation, I performed leak check on primate system. Pressure held 8 psi for 5 minutes, no leaks. I Reset boiler, bleed line and test operation, I check all there units in basement to make sure coils are getting hot. All three air handlers are getting hot. Performed combustion test on boiler to make sure is burning correctly, I test gas stove to bleed air ok. Boiler is back in working condition. I did noticed some items that will need attention, air eliminator head has some corrosion and it looks like is not venting properly, #67 air vent for one of the air handlers is not venting properly. There is a water connection that is been capped by hose cap, it should be had pipe with 3/4 black iron cap for safety. I provided estimate to repairs these items. Boiler is 18 years old. I would recommend Looking into upgrade
Replacement of steam radiators for living room and front door We need to come back with different style of vents. We need the adjustable style. I talked to to Jim and he will order two of them. Tenant stated front parts of house does not get heat as other parts of house. I noticed thermostat satisfied quickly before front radiators get hot at the way through, I closed of dining room radiator so thermostat doesn’t satisfy as quick so this way other radiators have enough time to get hot all the way through. Tenant will let us know if this works better when we come back with new vents. 3-6-26 return visit to replace both steam vents test operation ok both radiators are getting hot and venting air properly.
3/4/26. Performed precision heat tune up on 2017 trane propane high efficiency gas furnace. Replaced 16x25x1 air filter. Checked all electrical connections and components. Examined burners. Cleaned flame sensor. Checked gas pressure. Recommended installing a surge protector to help protect blower motor and control board, installed surge protector. Checked temperature rise and performed combustion test. Gas furnace is working properly at time of service
3/4/26. Removed old 8 kw and installed new 5 kw heat strip and tested operation. Checked amp draw and it was 22 amps. Checked temperature rise it was 21 degrees. Heat pump is working properly at this time.
Completed heat tune up for heat pump with 10KW electric heat kit, Replaced 20x20x1 filter Indoor and outdoor coils in good condition. Inspected wiring, controls, electric motors and components. 10KW electric heat kit 38A: Good; provided email estimates for surge protectors Measured temperature rise and static pressure Inspected drains. There is no trap or overfill protection switch on drain line. Provided email estimate for EZ trap with float/overfill protection switch. Verified integrity of compressor and defrost cycle Checked refrigerant charge/pressures. Noticed humidifier pad was dry and clean. Ultimately found that the saddle valve is seized. I was able to exercise the piercing valve which opened the valve to get flow to humidifier. Recommend replacing this valve with a 1/4 turn ball valve style feed. Provided email estimate. There is some microbial growth at indoor AC coil. Provided email estimate for UV light system that will control this. Heat pump operating well at th
Fully assessed high energy bills on 2016 Rudd heat pump system. When I arrived found thermostat set on 73 degrees and it was at 73 degrees. Checked 410a refrigerant pressures they were 277/74. Tested heat pump in defrost mode, worked correctly. Checked temperature rise it was 28 degrees .Tennets father was not home to go over information. Heat pump is working properly at time of service.
Luis 3–2-26 performed gas heat tune up on 1 year old Trane high efficiency heater, check all main components, ignition system ok. Test air delivery blower system ok temperature rise within range. Check exhaust combustion removal system ok. Test condensation pump ok performed combustion test ok system is working properly at the time of service. I presented some options for indoor air quality. Office to follow up with customer.
Fully assessed no heating situation. Found air handler breaker was tripping after about 15 minutes. Found that it was tripping when it was on emergency heat. Found 30 amp breaker in the panel and 40 amp breaker in air handler. Strip heater is an 8 kw strip heater and should be a 5 kw. Strip heater is original and is oversized for the 10-2 wire feeding it. Need to get a price on a kw heat strip for a this air handler. Maintenance has space heaters in there for now.
Fully assessed no heating situation. Found air handler and strip heater running, but not outside heat pump. Went up on rooftop and found 2016 Rudd heat pump flat on charge. Found refrigerant leak at a common break point at high pressure switch 90 bend. Will need to re braze and replace bi flow filter dryer pump down re - charge and test out. Heat pump is down at this time. Maintenance to clean indoor evaporator coil.
Had a problem with two steam radiators. Luis arrived and diagnosed the problem, corrected it and verified that the radiators are now working properly. My tenants and new baby are warm and happy. Luis does it again!
