5/6/26 Dan I arrived to the customers home to service their 6 yr old american standard a/c system . I checked the wiring connections and the voltages . I checked and replaced the indoor air filter , the filter size is a 413 ( supplied). I Inspected the indoor coil and tested the primary drain pan and cleared and tested the water drains and traps if applicable. I Took indoor temp splits at the return and the supply and checked the blower motor condition and operation. I looked at the outdoor unit wiring connections and voltages . I inspected the outdoor components and checked my unit pressures by using super heat sub cool method. System in good operating condition at this time. No payment at this time covered.

Completed AC tune up for 5 Ton Trane inverter system installed October 2025. The air filter is 213. Needs to be replaced soon. Air scrubber cell is expired. I made an estimate to replace the expired air scrubber system with APCOX Ultra system that has 3-year bulb replacements and lifetime warranty on unit itself. Homeowner agreed. Inspected wiring, controls, electric motors and components; indoor and outdoor equipment have surge protection Measured temperature split and static pressure Inspected drains; cleared EZ trap, tested pump; added treatment tabs to drain, Checked integrity of compressor motor Assessed refrigerant charge checked pressures. AC system operating well at this time. We will schedule return for APCOX and filter replacement soon. Collected half of balance.

The tenants were concerned mostly with the fact that they have to change filters every other month. Explained that this is an open return system (return pulls to one common point ) that it is not uncommon to have to replace filters that often. It’s also not uncommon for the room itself to get dusty considering fan pulls through the mechanical room door. They also had the fan setting set to “On” as opposed to “Auto” meaning indoor fan runs always which will contribute to the filter collecting more dust. 5/5/26 Nikolai and Barry Cut out and unsweated filter drier. Installed new and brazed in while purging with nitrogen Brazed pinhole in high pressure switch tubing while purging with nitrogen. Pressure tested system @ 370 psi nitrogen (10min) and checked for any leaks using leak detection bubbles. No leaks Evacuated system to beyond industry standards. Lineset length approximately 33-35’ so added 13oz R410A to factory charge (89oz) total charge 102oz. Tested system afterwards. Final temperature split 73-51=18° Good Pressures 340/127 3.5SH 4°SC Good (Outdoor temperature 81°F) Also soap bubble leak tested schrader cores at all (3) service ports after disconnecting refrigerant hoses. No leaks. System operating well at this time.

Luis 5-1-26 attempted to Replacement of 1 in steam radiator valve and replacement of steam vent for second floor steam radiator. No success on removing old valve tried w40 and bigger pipe wrench, still no success. I will talk to management about this issue and come up with plan. We probably have to cut pipe from first floor 1 in metal pipes.

Reviewed job to see how we were going to install 4 headed ductless system. Created plan to install 2 heads in basement, one head for living room and 1 head for office space. Outdoor unit to sit on right side of home to the right of existing outdoor unit, blowing away feom house. Customer to remove 2 bushes. Need pumps for basement unit with 35 ft linesets. Office will require 75 ft of lineset. Living room will require 35 ft lineset. Need brown linehide for living room , 3 sections and one flat elbow, one wall inlet, and one terminator. Celing tilesnin basement will be removed by homeowner.

Luis 4-28-26 performed ac tune up on Goodman 3 ton system from 2012. Check indoor and outdoor ok check all electrical connections, change filter, flush drain ok check air flows ok check outdoor unit refrigerant levels and electrical, found system running low on refrigerant and capacitor reading below standards, I called Neal and he approved adding refrigerant and capacitor replacement, Neal knows he might need to change this unit later this year. Indoor coil is leaking refrigerant. System is cooling under normal pressures at this time.

4-28-26 performed ad tune up on recently installed Goodman heat pump. Check indoor unit ok, electrical connections and components ok. Flush drain test pump ok verified airflow ok. Customer stated there was noise from indoor unit. Found filter to be restricting flow. I replaced customer supplied filter. Check outdoor unit power consumption on compressor ok. Check refrigerant lines temperatures ok cycle heat pump ok. Unit is working properly at the time of service. I emailed estimate to install air purification cleaner for better airflow and indoor quality.
