Luis 3-27-26 Installation of whole house humidifier Aprilaire Model 700 Humidifier. Install new humidifier on supply plenum and seal. Run new copper water line from hot water side and connect to humidifier and install new control valve. Install new humidistat and complete all wiring to new humidifier. Run new drain line and connect to existing drain. Test operation of humidifier on completion ok. Humidifier is working properly at the time of installation, showed customer how to use controller, maintenance required yearly for maximum performance. I informed customer about condensation pump outlet sometimes will tripped due to GFCI ****condensation pump is plugged into GFCI RECEPTACLE by furnace ******* During same visit performed ac tune up on year old carrier 3.5 ton ac system. Check all components indoor and outdoor, check air filter 413 ok test drain ok. (Pump safety was not connected to unit, wired safety to control board) check airflow supply and return air ok. Luis 3-23-26 performed two propane gas heat tune ups. First floor and second floor, first floor trane system from 2014 and second floor Lennox from 2008. First floor system is working within manufacture specifications, replace filter, current humidifier is not working, humidifier very old, I provided estimate for repairs, and I also included estimate to replace. Second floor Lennox from 2008; I check all electrical connections and components, check air distribution, exhaust motor and ignition components, humidifier not working, 24 volts water valve not feeding water feeder in bad shape. Provided estimate to repair, and also to replace it with new model. During today’s visit I found several issues with unit, ignition components are in bad shape and showing major corrosion and wear. Exhaust pipe is starting to leak, (previously silicone to stopped leak). Condensation pump and vinyl are in terrible condition, (third unit discharge line goes into second floor pump) I provided estimate to

3/16/26 Installed ecobee thermostat provided by Atwater. Set up thermostat for heat pump mode. Set up thermostat to energize B for heating mode. Tested Ptac unit in heating and cooling mode. Unit is working properly at time of service.
3/16/26. Performed water heater service on 2012 Bradford white power vented water heater. Drained 6 buckets of sediment water from tank. Inspected burner. Checked water pressure, found no expansion tank on existing water heater. Measured water temperature. Water heater is 14 years old , would recommend replacing at this time. Provided estimate.

Returned to manually adjust gas/air ratio on 5 yr old Bosch tankless water heater. Followed parameters according to installation manual. System operating properly at this time. Logged a call with Bosch tech support to determine next steps if system continues to have issues.
3/12/26 Found system completely frozen when we arrived. Found cover off air handler and system was running in cooling mode. Let tennet know that the system needs to thaw. Found also that when giving the system a fan only call, found 24v between c&g, found control board not sending 24 v to blower motor. Provided estimate to replace indoor control board. They may be further issues once system unthaws. Need to return to further diagnosis.
Completed heat tune up for natural gas furnace. Replaced 16x25x1 filter Inspected heat exchanger, burners, flue pipe, inducer assembly and hoses Inspected hot surface ignitor and verified resistance with meter Cleaned flame sensor and verified flame rectification circuit Measured temperature rise and static pressure Checked wiring, controls, electric motors and components; there are no surge protectors; left estimate for a surge protector Checked manifold gas pressure Inspected drain and pump. There is a condensate pump safety but no EZ trap. System lacks ideal water safeties. A wet switch is preferred to float switch in the pan. Provided email estimates. One for EZ trap only and one for EZ trap+ Wet switch. Also provided previous email estimate to run new vinyl tubing to standpipe Provided email estimate to replace expansion tank and properly support/strap. Combustion, draft and smoke tests: Pass Gas furnace is operating well at this time. Lacks surge protection and water saf
3/10/26. Brazed over broken fitting at high pressure switch. Pressure tested at 350 psi nitrogen. Soap and bubbles checked. Vacuumed down system to 380 microns. Added 7 lbs 11 ozs of r410a.( provided by Atwater). Ran system in both heating and cooling mode. Pressures were good. Temperature rise was 20 degrees. Heat pump is working properly at time of service
Had a problem with two steam radiators. Luis arrived and diagnosed the problem, corrected it and verified that the radiators are now working properly. My tenants and new baby are warm and happy. Luis does it again!
