Luis 1-30-26 Performed heat pump tune up, on amana heat pump system. Replaced customer supplied 313 air filter. Checked all electrical conections and Checked temperature rise. Test 10 kw back up ok. Checked refrigerant pressures and temperatures at indoor and outdoor units. Tested defrost operation. Heat pump system is working fine at time of service. I could check back pressure on outdoor heat pump. We will need to fix this issue in spring. I’ll try to fix this issue without removing the refrigerator from system. We would only recover refrigerant if needed. I told customer to schedule AC tuneup sometime for may, pricing to fix this issue will be provided.
2 furnace check ups . I arrived to the customers home to service both their Trane 95% furnaces both are 8 yr old systems. I started with checking the air filters and replaced both , (2) 413 and serviced both their 600 humidifiers . I checked all my electrical connections and voltages. I inspected and tested the burners , flame sensors and the igniters on both units. I water tested all tubing and hoses. I inspected the exhaust and fresh air pipe for restrictions and bellies. I inspected the inducer and the blower motor operations for both units. I checked and tested for combustion and took temp rise splits at the return and the supply's on both systems . Both heat systems are working fine at this time of service. Collected for $252.30 for both air filters and both humidifier services. Paid by cc.
Luis 1-28-26 tenant called in because the heat pump is still not keeping up maximum temperature get it’s about 66° in the house. I went over heat pump, thermostat settings and I was able to see that the thermostat was not energizing auxiliary heat outside Temperature is 19° thermostat is set to lockout electric heat at 40°F. At 19° outside supply temperature it’s 88° and 66 coming back without auxiliary heat. I modify thermostat settings to bring auxiliary heat after 20 minutes of running time if thermostat not satisfied. I told tenant to keep an eye on the thermostat and if he still has issues to call us back. we might have to switch to a different thermostat.
Fully assessed defrost situation. Found thermostat set to 70 degrees when we arrived and calling for heat. Found system was completely defrosted at this time. Looked over install manual for defrost settings. Only two settings could be changed one was to reduce heating run time by 10% turned this dip switch on. Also turned on dip switch to extend defrost by 60 seconds, these are the only settings that can be adjusted. Also checked over all settings in the thermostat from install they were correct. Checked 454b refrigarant pressures on digital read out they were 272/55 very good let homeowner know the changes that were made. No charge due to recent install. Heat pump is working properly at time of service.
Found auxiliary pan full of water and float switch tripped. Causing loss of power to thermostat. The “rain gutter” tube was detached at the inducer exhaust elbow. I reattached. Removed water from pan (12 gallons) And then tested for any other sources of water. Replaced 16x25x1 filter Combustion and draft tests: Pass Told homeowner to set FAN to “On” at thermostat for a couple days to thoroughly dry the blower compartment. Left estimate for wet switch/flood safety. More effective and reliable water safety. Left estimate for EZ trap for AC drain line, has overfill protection switch, Also recommend and provided estimate for running condensate vinyl discharge to the available standpipe at water softening system drain. See photos. System operating well at this time.
Fully assessed heat pump system. Gave system a call for heat and checked r410a refrigerant pressures. They were 281/72. Found when I tried to put defrost board in test mode system would not go into defrost mode. Defrost board has failed. Replaced defrost board and tested operation. Unit went through defrost cycle correctly. Temperature rise was 19 degrees. Heat pump is working properly at time of service.
Fully assessed heat pump. Checked 410a refrigerant pressures they were 288/71. Checked temperature rise it was 18 degrees. Checked thermostat temperature compared to duct thermometer it was the same. Tennet has a digital thermostat in the room that reads about the same as my duct thermometer. Did find at one point the thermostat did jump up 1 degree. Provided estimate to install a Honeywell t-6 thermostat. Thermostat is working pretty well at this time let maintenance know my findings. Atwater may install their own thermostat.
Luis 1-29-26 tenant called in because they were getting cold coming out of the vents. They also reset breaker at the basement unit. Found unit running upon arrival heating and thermostat satisfied. (No errors showing on HP)I increase temperature on thermostat and test operation, check supply and return air temps ok 25 degrees split on regular heat mode. With electric heat year rise increase to 64 degrees. Check refrigerant levels and pressures on Bosch heat pump ok check transducer for proper operation ok 4.9 dc volts and 2.9 dc head pressure 304. Cycle heat pump ok. No issues were found. I did replace 413 filter, by spring time filter will be super dirty.
Temperature of first floor when I arrived was 69°F Scold floor 70°. 1st floor Propane furnace installed June 2024 (in crawl space) was operating when I arrived. There was 1 error code E5 related to high limit when I arrived. I replaced 20x20x1 filter and extended blower off delay in heating to 180 seconds. Also bumped up the fam speeds by 1 on gas heating Verified Location and made sure exhaust pipe was clear of snow. Also cleared heat pump outdoor units of snow. Told them they will have to check this after every snowfall. Cycled system several times. No issues observed at all. Also tested the heat pump. No issues or error codes. Aux heat lockout 45°F. Compressor lockout 35° Homeowner mentioned that he would be interested in having a 6/2 wire ran to attic air handler for auxiliary electric heat. Took photo of 200A service panel. Panel is maxed out with breakers. 6/2 gauge Wire pull from garage to attic above 2nd floor would be very difficult
Found clogged 3/4” drain line causing WZ trap to shut system down, and severely clogged condensate discharge tubing preventing condensate pump for, being able to pump. Cleared clogged drain line. Installed new 3/8” vinyl discharge tubing Installed new 115V condensate pump. Tested system afterwards. Ran pump System operating well at this time. She paid with check. Would like us to mail hard copy of invoice.
