Rebuild boiler 80% ignition Luis 12-12-25 I went over system replacement option with customer and we came to a conclusion that new boiler will be the best idea. I called Joe while on site. He email estimate that included new circulation pump and an air vent. Customer sign contract online and will contact Joe for the next step. No repairs were made during today’s visit.
Fully assessed no heating situation. Found three amp fuse blown on air handler. Went up to rooftop and found contactor coil was shorted reading two ohms. Replaced one pole 40 amp contactor and tested heat pump operation. Checked 410 a refrigerant pressures. Check temperature rise it was 19°. Heat pump is working fine again at time of service.
Fully assessed no heating situation. Had to locate unit on the roof was not labeled correctly. After discovery correct unit found unit frozen up. Un thawed heat pump in a/c mode. Replaced defrost board and sensors, tested operation. Found 410a refrigerant pressures were 244/65. Temperature rise was 20 degrees. Heat pump system is working properly at time of service.
Luis 12-9-25 performed gas heat inspection on 2001 ICP 80% 120000 Btu heater. Heater location is inside mechanical room where there is also 75000 k 80% gas water heater. Total of 195000 Btu which requires about 10,000 ft.³ of air. There are two grills on wall, but there is also return air grills at the same wall to mechanical room. Fresh air from outside is required to feed mechanical room for proper combustion process. I did inspect heater. Heater seems to be in bad shape. Major rust on ignition components, see photos. Gas valve shows water at some point was getting to body. Heat exchanger rings are starting to come apart. All the components are original to system. Heater should be replaced for safety purposes. Once those rings come apart completely, will be very unsafe to operate heater. Called land lord and explain tune up report. Provided estimate to rebuild heater. Office to follow up with customer regards consultation.
Fully assessed no heating situation. Found after giving blower motor a call it was rocking back and forth. Found failed blower motor. Replaced blower motor and tested emergency heat. Checked system in heat pump mode only. Checked temperature rise. Temperature rise was 20 degrees. Heat pump is working at time of service.
Fully assessed no heating situation on amana Ptac unit. Found strip heater inside unit burnt up and also control board failed. Will need to find control board and strip heater for the system, more than likely replacing the unit would make the most sense. Our office to follow up with repair quote. If unit needs replaced, they may replace it themselves.
Upon arrival found relief leaking after new installation of hot water heater. checked the pressures at hose connection and water heater both reading at 140psi. The pressure reducing valve needs to be replaced coming into house. Talked to customer and she told me to move forward to get it replaced
Completed heat tune up tune up for 2 Ton Amana system 16x20x1 filter ok Indoor and outdoor coils in good condition Inspected wiring, controls, electric motors and components; left estimates for surge protectors; 10KW electric heat amps 40 Good Measured temperature rise (60-81=21) and static pressure Inspected drains; Checked integrity of compressor motor (mega ohm test) Assessed refrigerant charge checked pressures. 298/78 with outdoor dry bulb temperature 34°. Heat pump system operating well at this time.
Found failed blower motor, replaced blower motor and tested operation. Return temp was 64 degrees. Supply was 82 degrees. 18 degree rise. Heat pump is working properly at time of service.
Melted ice in a/c mode that was very thick. Then installed new defrost board and sensors and tested operation. Checked 410a refrigerant pressures and tested defrost operation. Heat pump is working properly at time of service.
