4/10/26. Fully assessed no cooling situation on 2016 Rudd heat pump system. Found system about 2 pounds low on charge. Refrigerant pressures were 213/40. Added 2 pounds of R410 a provided by at water. Refrigerant pressures are now 269/111. With a 19° split at indoor unit. heat pump is working fine at time of service. Do not know how long charge will last.
Completed QA for 80,000 BTU standard efficiency furnace install. AC is 3 Ton Heil that dates to 2022 installed by another contractor. They had gotten an alert that furnace was not running overnight. Had error codes for open high limit. 16x20x1 filter was dirty and fan speeds for heating were low (TAP 2 which is 800 CFM) Changed gas heat stage 1 fan speed to tap 4 (1100 cfm) to and gas heat stage 2 to tap 5 (1300 cfm) Set cooling fan speed to tap 4 as well to target 1200 CFM for 3 ton AC capacity. Set heating fan off delay to 2 min 20 seconds. Inspected all aspects of install: mechanical wiring, control settings, flue and gas piping. Verified gas pressures. Measured temperature rise and static pressure on both stages of heating Combustion and draft tests: Pass Install fails QA because the fan speeds were so far off from correct. Caused a no heat issue the day before QA and there would have been a no cooling call because cooling fan was set way too low.
4/8/26. Replaced outdoor txv and pressure tested at 300 microns. Vacuumed down below 500 microns. Added in 7 lbs 8ozs of 410a ( provided by Atwater). Tested in both heating and cooling mode. Also replaced indoor control board. Heat pump is working properly at time of service.
Luis 4-4-26 customer called in for gas Oder from first floor system, check gas piping near water heater and first floor heater, check from 1/2 shutoff valves to components gas delivery system. Water heater piping ok no leaks, found small leak in 1/2 union at first floor heater, tried to tighten union but no success (already tightened) I replaced union and check for leaks no more leaks now. Replacement of 1/2 black iron union

4/3/26. Fully assessed no cooling situation on 2018 rheem a/c system. Gave system a call for cooling when I arrived. Found inside unit running but only condenser fan was running outside. Found blown 40/5 capacitor. Provided options to repair. Homeowner decided to go with signing up for the maintenance plan. Replaced 40/5 capacitor and installed (2) zap pro surge protectors for inside blower motor and to protect outdoor a/c. Checked 410a refrigerant pressures. A/c is working properly at time of service.
4/3/26. Performed quality assurance on recently installed trane gas furnace and a/c. Checked all electrical connections and components. Tested system in a/c mode. Added 6ozs of r 454b to the system. Found that the condensate goes outside ( there is no where else to run it) but found 3/8” vinyl kinked and no barb fitting connection at 3/4” pvc to go outside. Re did connections with barb fitting and tested operation. Checked thermostat settings. A/c is working properly at quality assurance check.
We did not need to return for a call to this apartment. Kurt let Kijuan know as soon as he got there that he had already left estimates for this repair. We will call them back to move forward with the repairs.
4/3/26 Fully assessed no cooling situation on 2016 Rudd heat pump system. Gave system a call for cooling from the thermostat. Found outdoor unit not running. Found circuit breaker was tripped in the panel. This happened at a previous visit all the way back in 2022. Recommended that we install an SSP6 hard kit to assist compressor strart up. Installed and tested heat pump operation in cooling mode. 19 degrees split at air handler. 410a refrigerant pressures were 167/108 with 7.2 subcooling. Heat pump system is working properly at time of service.

Had a problem with two steam radiators. Luis arrived and diagnosed the problem, corrected it and verified that the radiators are now working properly. My tenants and new baby are warm and happy. Luis does it again!
