6-11-25 luis and Alan Recover refrigerant from system. Removed old compressor and install new oem compressor new filter drier. Pressure test and system evacuation. Add factory charge about 11 lbs 410a, replace belt, condenser fan motor capacitor, install new filters and test operation . Total charge 11 lbs test operation 90 degree outdoor weather. 420/148 with 20 degree split. 60/80 system is cooling. Temperature dropped 8 degrees after 35 mins of running time. Charge card in file for remaining Balance.

6/12/25 Barry: New 16x25x1 filter Found indoor equipment auxiliary pan with good amount of water. Found clogged trap. Outdoor coil very dirty. Indoor coil drain pan has a lot of refrigerant oil. Refrigerant pressures low…. Left estimate that includes additional drain clean out, EZ trap drain safety, clean, replace condensate pump and replace indoor coil. Called Lennox parts plus coil is covered under parts warranty. Until 2028 No warranty for labor or refrigerant. Hair wanted the comprehensive estimate for long term AND AC only replacement quote. Distance from floor to plenum is 58” Coil dimensions 22.5”x21.25”x17.75” Furnace is in a pan on 2.25” block. Furnace 33” tall, 17.5” Wide, 28” deep. There is no flex collar on supply plenum. Today Hari agreed to charge the system up to 2# and diagnostic fee, Joe will build in the discount for today’s work on the AC system quotes he emails. If Hari goes with repair option $200 will taken off the price/credited. Per Joe, Hari and I.

I cleaned the deck and the walkway of all muddy prints and debris. I was able to check the outdoor pressures but was not able to get inside in order to test everything. Everything outside looks good . Pressures seem alittle low and may need charge

Barry 6/12/25 Replaced 45/5 capacitor at second floor system outdoor unit. Existing caps had a lot of oil on top. After wards tested system. Refrigerant pressures ok. Temperature split 76-55 =19° Good System operating well at this time. Set second floor thermostat back to Cool 77° Office please follow up for payment for invoice. He was not home. His wife was busy on work call.

Found system slightly low on charge. 410a refrigerant pressures were 292/105. Added 1 lb 4ozs of r410a, provided by Atwater. Now refrigarant pressures are 350/132 with 4 subcooling and 11 superheat. Temperature split is 20 degrees. System is working properly at time of service.

Fully assessed no cooling situation. Found blower running but not outside heat pump. Had to remove several outdoor unit covers to locate heat pump because it was not labeled. Found unit and found defrost board not sending 24 v to contactor stuck in delay mode and found contactor coil tested at 4 ohms. Replaced defrost board and contactor and tested operation. Checked 410a refrigerant pressures they were 322/127 with 4 subcooling. Had an 18 degree split inside. A/c is working properly at time of service.

SOLD: 06/06/2025 8:34:45 AM - Better Perfect comfort solution for your home. Installed new unico indoor unit and Trane outdoor ac unit. Reused vinyl tubing since it ran with the lineset and it was a flushed. Flushed lineset. Installed new pan underneath unit. Installed new 240v power switch on unit. Installed new condensate pump, ez trap, and wet switch. Reused thermostat. Tested out unit. Added 1lb 5oz of r454b. Temp split was 21°. Filter is 10x24x1 in filter grill.

Call was to confirm or deny another companies diagnosis. They diagnosed a leaking indoor coil. There was good amount of oil on evaporator drain pan which indicates a refrigerant leak at indoor coil. Refrigerant pressures very low. The only way to truly determine where leaks are is to do a nitrogen pressure test on the system. Called HVAC distributors and confirmed warranty status of the indoor coil. *We also need to order the updated drain pan for the recall. Currently the furnace is equipped with the blower guard kit. I included the labor only in the repair estimate for this. I contacted Parth and explained everything. Parth paid diagnostic today.

System running at 31 psi. Very low on refrigerant. Daikin R410A Minisplit Cooling capacity 18,000 BTUs Date code December 2013. John can’t quite remember when system was installed. Conducted complimentary electronic leak search around flare joints at outdoor unit, no leaks found there. Left estimate to do nitrogen leak search. Line sets are long there could be refrigerant piping joints in the line hide sections on second floor exterior walls. Considering age of equipment the leak is likely in one or more of the coils as opposed to the flare connections. Would not be covered under any warranty and availability of replacement coil may be very limited considering new refrigerants. Recommend replacing/upgrading Minisplit system. Discussed options he wants to do a nitrogen leak search. We will have to come back and do this. They are coming back the week of July 1st.
