Reviewed concerns with homeowner about what was happening with the new ductless and ducted system that was installed. There were concerns around the thermostat not reading the same as the other Ecobee thermostat but we found that the Ecobee thermostat had a remote sensor and sometimes would not read the temperature in the location. There were also concerns about the unit not keeping up during hot days. Reviewed system and tested operation. Found Delta T on air handling unit to be low at 6 to 10°F. Reviewed piping and wiring of unit and inspected and tested charge at outdoor unit. Found the basement unit running in addition to the air handler. When we shut down the basement unit and observed the air handler's delta T, it rose significantly to around 15 degrees. Call tech support several times to try to get clarification on concerns. Waiting to hear back from tech support so we can further analyze situations

The back Minisplit is leaking water from drain pan again because drain line does not have pitch.
I used a wet vac to get all the water out of the line.
Solution would be to install a 115V condensate pump on the top of the shelf in a closet in the adjacent room. We would drill a hole in ceiling of closet and run the tuning through into a pump. The. Run the 3/8” discharge tubing to the termination point.

*Requires an electrician adding a 115V receptacle near where the pump would be.
Informed Steve and sent him photo of where pump will be installed and where receptacle is needed.

They would prefer not to have a pump in the room where the Minisplit head is itself because that is where the school has meetings with potential donors.

Drain line is now empty and clear but the backing up of water will recur so minimize your use of that indoor head until drain is corrected

Reviewed specifics of the job site. We are going to be replacing the air handler that is in the basement closet that feeds the two offices on the lower level and the air conditioner that is currently on the roof.

Condensate pump will be replaced, but vinyl will stay. Just purged vinyl with nitrogen. Replace the four-by-four box and switch that is currently on the unit. I forgot to look at where the condensate pump is plugged into and if it's 120 or 240 V.

The return box and drops will stay. It is ducted in on both sides. We're going to try to put a pan under the unit, 30 by 30, with a new wet switch. If Pan cannot be used and we cannot slide it underneath the return box, still use the wet switch.

Line sets will be flushed. They are currently 3/8" by 3/4", and the line sets go from the basement up to the roof.

We are going to be replacing the one thermostat with a P200 that is located in Steve's office. The other thermostat is already updated. We will be reusing the existing

Correctly identified and labeled breakers for HVAC equipment:

25A Double pole for outdoor Heat Pump correct (11+13 in panel)
50A Double Pole for Air handler (36+38) is EATON should be a GE breaker. We will order and return with 50A double pole GE breaker.

There are (2) GE 20A (27 and 29) single pole breakers powering the extra bank of electric heat 5K. The wire size is 12 gauge. Needs to be a 10guage wire on a 30A double pole breaker. I disabled the extra bank of heat at the panel (breakers 27 and 29 OFF)

10KW with 3Ton Bosch inverter will be adequate to support heating load in winter. If the extra bank of heat is to be energized it will need a new 10 gauge wire.

We will order GE 50A double pole and schedule a return.

*There is another EATON breaker (60A Double pole) that should also technically be a GE breaker. It is for a kiln for a pottery studio. Homeowner is going to get an electrician to install correct breaker.

Equipment is 3 Ton York AC unit zones for Lower level offices.
Equipment dates to 2002 24 years old

Found tripped 30A double pole breaker for outdoor unit, terminals burnt up and failed 80/5uF capacitor.
Offered and Tried Replace capacitor and start kit compressor will not start and breaker trips within 20-30 seconds.
Condenser fan motor also failed.

We do not offer compressor replacement on R22 systems. The cost of the repairs even if they were feasible are almost that of a new system.

Informed Steve and our management.

Joe will email system replacement quote ASAP.

I left the 30A breaker OFF in the breaker panel.

Performed ac tune up on Amana two ton ac unit from 2023. Check indoor and outdoor electrical low and high ok. Air filter ok. Flush drain test pump ok. Check air flow supply and return ok. Check outdoor coils and electrical capacitor and contactor ok. Cycle ac unit ok. Rinse coil using house pressure. System is working properly at the time of service. I provided estimate to add bacteria protection to keep Indoor unit clean. Water heater is 10 year old. I also provided estimate to replace water heater.

Completed Quality assurance for 3 Ton Bosch heat pump inverter with electric heat auxiliary.

Replaced 18x20x1 filter (in attic at equipment) recommend replacing monthly.

Inspected all aspects of install: mechanical, ductwork connections, wiring, configure of controls, piping and refrigerant charge:

Breaker to outdoor unit is 50A. To match manufacturer max we should replace with a 30A. Eaton breaker. We will return with 30A double pole breaker,

There was water under EZ trap. This was not condensation from trap body but a leak. Tested by filling trap with quart of water. There was a slow leak at 3/4” pvc glue joint where it is glued into trap. Replaced EZ trap and wrapped body in foam tape.

Wired water safeties to produce custom alerts at thermostat as opposed to breaking power to thermostat and to lock out cooling only.
1. Water detected in equipment pan
2. Clog detected in AC drain line

Checked power monitor configuration: changed low voltage lockout from 215 to 208. Kept over

Installed new 30A breaker for AC to replace the 40A.
Added piece of 3/8” copper to the 3/8” vinyl discharge tubing so that the tubing will face the sink drain better.
Tested system in cooling afterwards.

System operating well at this time.

Issue is with the press box Minisplit leaking water.

Poured water directly into drain pan and found flow of water to be very slow.

I used a small C02 gun and then a cable tie to fish the drain and then poured about half gallon of water into pan to test. Water flow improved slightly.

There is a 1/2” pvc service elbow to which the manufacturer drain line is attached not a lot of pitch for proper flow of water.

*The top of the outer cover of unit was broken before I started working on it. Took photos of this. It still clicks in well at the other points on top.

As far as the IT room Minisplit is concerned: there is a leak at the 3/8” vinyl discharge tubing from low profile pump. It is hosed-clamped to a piece of insulated 3/8” copper. It is a VERY long run of tubing. I did not have access to Esports room where I traced it to go. Could be in excess off 100’ of 3/8” copper in pipe insulation.I emptied what was in tubing into a large trash bucket and reattached tubing to 3/8” copper. D

I have had a Geothermal system for over 10 years installed by another company with which I had a lot of issues.. The system stopped working this week with no power at the compressor. I called DiBiase to take a look to help me out. Kurt methodically tracked it down step by step and I was very impressed with his professionalism and knowledge. Each step of the process was explained clearly as to why and how. He quickly found the issue and repaired it. I couldn't be happier and have already recommended DiBiase. Finding qualified and honest people these days is becoming more difficult all the time. I feel like I have found a diamond in the rough. Highly recommend.
