Luis and Conner 11-18-25 performed heat tune up on 80% 80000 Btu heater. Check all electrical connections and components, replace air filter. Check all ignition system, air delivery and combustion systems ok. Performed combustion test on heater ok. Check supply and return air temps ok. Service humidifier test operation ok set to winter 35%. Noticed water heater is 10 year old. Some of the connections showing leaks. Provided estimate to replace water heater. I also provided estimate to replace expansion tank with new piping. Customer decided to go with a new water heater office to follow up with customer. I did collected 50% for deposit.

Installed new Trane furnace and coil on bump up box. Adapted to metal and exhaust vent. New EZ trap and condensate pump with vinyl. Adapted to gas line. Installed blower surge protector. Tested all operations and cleaned work area. Installed new Trane AC unit on level ground with pad. Installed rectorseal power monitoring disconnect. Ran new lineset.

Luis 10-28-25 customer called in for boiler not heating, 200 amp electric boiler from 1979 Weil McLain. Customer stated steam was coming out of the boiler. Found no pressure on boiler. Water feeder not working add water manually, test operation found all contactor in bad shape. When we were testing boiler I noticed Temp got up to 20 degrees. Limit is not working currently set to 180 high 160 low. Boiler parts are original to boiler. I provided estimate for failed part and also recommendations on some of the other parts. Final recommendation is to upgrade boiler to propane high efficiency boiler. Home comfort consultant to come later on today. I would not recommend running boiler under these conditions for safety purposes.

I arrived to the customers house for no heat. Found the inducer motor assembly was seized up. I pulled the inducer just to check for any obstructions motor is seized. I did sign up the customer for a 189.00 contract and collected 50% on the repair and diagnostic. please contact the customer when we have the parts in hand to schedule the repair and tun up.

Completed (2) heat tune ups for natural gas furnaces. Both furnaces installed in early 2023 when current homeowners moved in. Both 16x25x1 filters ok For each system: Inspected heat exchanger, burners, flue pipe, inducer assembly and hoses Inspected hot surface ignitor and verified resistance with meter Cleaned flame sensor and verified flame rectification circuit Measured temperature rise and static pressure Checked wiring, controls, electric motors and components; there are no surge protectors; left estimate for a surge protector for each of the 2 indoor blower motors Checked manifold gas pressure Inspected drain and pump. There are no water safeties on either system. Provided estimates for EZ trap for each system and wet switch for each system. He said he was getting crime from supply ducts in the house only during heating operation and thought the heat exchanger was the cause. I told him that it is very unlikely and inspected both heat changer with inspection camera as well

I arrived to the customers home for no heat. She had an error code for a pressure switch fault. I checked all of the water connections and hoses. I checked my vacuum on my pressure switch . When removing the inducer motor to inspect, I found two dead birds at the neck of the inducer motor. I removed the two birds mounted the inducer motor back in place connected all the hosing . Turn the system on and tested, everything fired back up. System is back up and running at this time of service. Customer did sign up for a service contract, the repair and diagnostic was discounted. Please schedule customer for her first scheduled service check up. I collected for 502.33. Paid by cc.

Completed tune up for propane boiler. Standard efficiency. 5 zone heads. Circulator. Installed last year 12/10/24 Boiler would not start when I first tested. Sparker had to be adjusted on pilot assembly to ignite pilot gas. Afterwards trial for ignition completed successfully every time tested. Verified propane pressure incoming and output to manifold (11” and 9.95”) Heat exchanger and burners very clean Boiler heat exchanger will be very difficult to clean if needed because the breech that connects with flue pipe is a welded piece. Boiler pressure was a little low 9 psi especially considering there is a second floor zone. Some a couple of the zones are air bound. Recommend purging all zones. This is time consuming. Left email estimate. If I had to guess the zones were never purged at install/commissioning of boiler. Gas piping inside the boiler compartment needs to be hard piped. Currently a flex appliance adapter is used inside cabinet. Will need to take the very long nipple ou

9-26-25 Luis performed gas boiler check up on Williamson 80% boiler. Check all electrical components low and high ok cycle heater from thermostat check water pressure and temps performed combustion test ok inspect burners ok. Boiler has indirect water tank for domestic hot water, test thermostat ok. Cycle gas boiler boiler is working within manufacture specifications. I also performed ac tune up on 3 ton Amana ac unit attic air handler. Check attic unit electrical low and high ok. Inspect coils and blower, took photos of indoor coil and blower major bacteria growth inside coil. Check air temps supply and return ok no drain protection installed in attic, existing water sensor is not working. Provided estimate to install water protection, bacteria protection and surge protection. Check outdoor unit refrigerant levels and pressures inspect electrical board ok. Amp draw in voltage ok. Cycle ac unit ok. Provided estimate for recommendations to keep unit running at high peak.

Performed humidifier cleaning and tune up, for stand alone humidifier for cigar room. Clean inside of humidifier, clean tray and pump. Replacement of new pad test operation of pump and humidifier ok. Humidistat is set to 65%. Humidifier is working properly.

Luis 9-2-25 performed peco tune up on heil 3 ton heat pump from 2020. Check electrical components low and high voltage. Inspect indoor and outdoor coils both are clean. Check washable filter. Check airflow supply and return temps ok. Test back up heat 15 kw ok. Check outdoor heat pump refrigerant levels and pressures ok. Capacitor and contactor ok cycle heat pump ok unit is in working order, I did found some issues with unit during today’s visit. Air handler drain does not have trap, indoor unit does have surge protection, on outdoor unit found water tight fitting broken. Provided estimate for repairs. Office to follow up with customer.
