Luis 4-2-26 Customer called in for attic air-conditioning drain line three-quarter PVC leaking went up to the attic and found a couple places where the drain line it’s broken provided estimate to replace about 10 feet of three-quarter PVC pipe. Customer customer approved repairs after replacing 10 feet section of piping. Check slope and adjusted so it is pitch away from house. Test ac unit. Ok customer signed up for service plan. Customer did not have time to perform tune up. Office to follow up with customer at later date. Service plan is for ac attic only. Customer also has oil boiler in the basement (not cover under service plan).
Luis 3-16-26 performed two heat check ups, propane gas furnace basement and heat pump for second floor, check all electrical connections and components, customer will replace both filters. 20x25x1. I offer to install air cleaner on second floor so we can change filter every time we come out, she won’t need to get filter. Heat pump system is working properly at the time of service, check all temperatures supply and return ok. All electrical components ok. Air handler does not have drain protection on drain line, it does have water sensor but no trap protection, On basement heater, I noticed gas valve was not adjusting pressures correctly, I was able to adjust pressures but that most likely will fail again, I provided estimate to replace gas valve and LP kit, performed combustion test ok. Customer will order filter. No water sensor, surge protector for basement unit. I provided estimate to add these safeties. Luis 2-20-26 performed gas heat tune up on trane 96% gas heater, heater is from 2017. Test operation, inspect and clean ignition system, check air delivery blower, clean pressure switch tubes from combustion removal system. Performed combustion test check biz filter 16x25x4 ok. During today’s visit I noticed some items they will need attention soon. Burners are corroded, it takes two trials to ignite, drain does not have any trap, I provided estimate for repairs and recommendations to extend life of unit and maintain efficiency.
Completed heat tune up for heat pump with 15KW electric heat kit, Installed by Dibiase April 2024. Replaced 20x25x4 filter provided by homeowner Indoor and outdoor coils in good condition. Inspected wiring, controls, electric motors and components. 15KW electric heat kit 60A Good Measured temperature rise and static pressure Inspected drains. Verified defrost cycle Checked R410Arefrigerant charge/pressures. 388/65 matches manufacturer chart, Heat pump operating well at this time. Current UV light system has bulb that has not been replaced in years. Model number of system is BioFighter 2S16 120V. I could not find matching UV replacement bulb so I provided estimates for new UV systems. 1 estimate for single bulb. 1 estimate for APCOX air treatment system. Provided email estimate for plan membership.
Found 1st floor unit cutting off on high limit. Very dirty filter, caked in drywall dust. They had just replaced 1/15/26… must be pockets of drywall dust in the returns. Explained how to check for this at return registers. Also found some water in burner compartment coming from inducer. Caulked part of inducer that is leaking and left estimate to replace under parts warranty. Parts warranty expires 5/1/26. Strapped water heater exhaust. Removed bird from furnace exhaust. Explained how to cover exhaust with window screen at exhaust. I didn’t have any to offer. Found second floor inducer leaking as well. Provided email estimates. 1 to caulk and another to replace inducer. Provided estimates for wet switches and blower motor surge protectors as well. 1st floor Furnace passes combustion analysis testing
Luis 1-28-26 performed quality assurance on recently installed full system gas heat 80% and ac unit. Check system operation, customer brought up some concerns about the heating system issues with the thermostat found the thermostat was going back to scheduling which was 62° room temperature. I disable scheduling per customer. I check all settings on control board. Check static pressure and temp rise. I noticed error codes on control board. EeE, EBL those codes refer to blower motor issue. I took cover off and inspect wiring ok. I increase airflow to next number up. Temperature rise for low heat 45 degrees. High stage heat 50 degrees. Total external static pressure .55 wc at high stage. And .48 wc low stage. I cleared error codes in case customer has issues we will now they are current codes. I also added A2l sensor was never installed to unit and a2l setting was disable a control module. System has sensor now. I took photos of water heater there are couple dents that Neal was able to
Baby/nursery room got down to 63 last night again. They are paying $2,500 a month in propane. 650 gallons last few months. Boiler size is 204,000 input 170,000 Output Square footage is 6000 There’s an additional 700 in basement where there is electric baseboard. Nursery room is 14x22=308 sq ft Required BTUs (308x45= 13,860) 25 linear feet of baseboard (25x600 btu per linear ft = 15,000 BTU) Baseboard is adequate for this room. I did notice that a pipe clamp thermocouple measured at the supply pipe was a few degrees cooler than the temperature measured by the aquastat to I changed hi limit from 180° to 188° I also double checked propane pressure inlet and outlet (12.6” inlet) (9,6” outlet) Good The second floor hallway thermostat was reading 2° warmer than my temperature probe so I offset up 2° for accuracy. Left estimate to properly pipe gas line to propane water heater. Also left previous estimate to replace air scoop with spirovent air eliminator As far as fuel utilizatio
I arrived to the customers home to service their 4 yr old 90% American standard gas furnace system. I started with checking the air filter and replaced , the filter size is 16x25x1. I checked all my electrical connections and voltages. I inspected and tested the burners , flame sensor and the igniter. I water tested all tubing and hoses. I inspected the exhaust and fresh air pipe for restrictions and bellies. I inspected the inducer and the blower motor operation. I checked and tested for combustion and took temp rise splits at the return and the supply. Everything is running good , newer system.
I arrived to the customers home to perform a Q.A. Inspection on there new 2 stage Trane 95% gas furnace system. I started with checking the air filter and found good. the filter size is a aprilaire 413. I checked the overall neatness and performance of the newly installed system. I checked over all system accessories. I checked all my electrical connections and voltages. I inspected and tested the burners , flame sensor and the igniter. I water tested all tubing and hoses. I inspected the exhaust and fresh air pipe for restrictions and bellies. I inspected the inducer and the blower motor operation. I checked and tested for combustion and temp splits. Everything is in good working order
Drained 40 gallon hot water heater. Disconnected gas pipe, flu pipe, and 1/2 copper water lines. Put new 40 gallon rheem water heater in place in a pan. Changed out old style gas valve and repipe to new water heater. Cut 1/2 copper lines back to add in two new 3/4 ball valves. Made new copper connections to water heater and added expansion tank. Ran new flue pipe to existing tee. Recovered refrigerant from old a/c system. Removed old a/c and furnace. Put new a/c coil and down flow furnace in place. Made metal to adapt to existing return trunk. Sealed air gaps. Connected high and low voltage wiring to new furnace. Removed old style gas valve and replaced with new 1/2 valve. Tested heating stages and gas pressures. Installed new thermostat. *Check and adjust charge in warmer weather*
