Completed tune up for propane boiler. Standard efficiency. 5 zone heads. Circulator. Installed last year 12/10/24 Boiler would not start when I first tested. Sparker had to be adjusted on pilot assembly to ignite pilot gas. Afterwards trial for ignition completed successfully every time tested. Verified propane pressure incoming and output to manifold (11” and 9.95”) Heat exchanger and burners very clean Boiler heat exchanger will be very difficult to clean if needed because the breech that connects with flue pipe is a welded piece. Boiler pressure was a little low 9 psi especially considering there is a second floor zone. Some a couple of the zones are air bound. Recommend purging all zones. This is time consuming. Left email estimate. If I had to guess the zones were never purged at install/commissioning of boiler. Gas piping inside the boiler compartment needs to be hard piped. Currently a flex appliance adapter is used inside cabinet. Will need to take the very long nipple ou

9-26-25 Luis performed gas boiler check up on Williamson 80% boiler. Check all electrical components low and high ok cycle heater from thermostat check water pressure and temps performed combustion test ok inspect burners ok. Boiler has indirect water tank for domestic hot water, test thermostat ok. Cycle gas boiler boiler is working within manufacture specifications. I also performed ac tune up on 3 ton Amana ac unit attic air handler. Check attic unit electrical low and high ok. Inspect coils and blower, took photos of indoor coil and blower major bacteria growth inside coil. Check air temps supply and return ok no drain protection installed in attic, existing water sensor is not working. Provided estimate to install water protection, bacteria protection and surge protection. Check outdoor unit refrigerant levels and pressures inspect electrical board ok. Amp draw in voltage ok. Cycle ac unit ok. Provided estimate for recommendations to keep unit running at high peak.

Performed humidifier cleaning and tune up, for stand alone humidifier for cigar room. Clean inside of humidifier, clean tray and pump. Replacement of new pad test operation of pump and humidifier ok. Humidistat is set to 65%. Humidifier is working properly.

Luis 9-2-25 performed peco tune up on heil 3 ton heat pump from 2020. Check electrical components low and high voltage. Inspect indoor and outdoor coils both are clean. Check washable filter. Check airflow supply and return temps ok. Test back up heat 15 kw ok. Check outdoor heat pump refrigerant levels and pressures ok. Capacitor and contactor ok cycle heat pump ok unit is in working order, I did found some issues with unit during today’s visit. Air handler drain does not have trap, indoor unit does have surge protection, on outdoor unit found water tight fitting broken. Provided estimate for repairs. Office to follow up with customer.

08/27/25 Dan Checked the AC side of the system , the system is 6 yrs old. Checked the air filter and replaced. Checked the wiring connections and the voltages on high volt and low volt. Inspected the indoor coil and flushed and tested the drain line. Checked the blower motor condition and inspected the blower amps . Went to the outdoor unit and inspected the wiring connections and the components . Checked and tested the pressures by using superheat and sub cooling methods. Checked the amps for the compressor and the fan motor and checked the indoor cooling temps at the supply and return. The AC system is working fine at this time of service. I collected for the customers Renewal for 189.00 , paid by cc. . I also left the customer with some estimates for system surge protection. Customer will review the options .

Went to the outdoor unit and inspected the wiring connections and the components . Checked and tested the pressures by using superheat and sub cooling methods. Checked the amps for the compressor and the fan motor and checked the indoor cooling temps at the supply and return. The AC system is working fine at this time of service. I did recommend in adding a wet switch for a water safety on the floor in front of the unit. Also adding surge protection for her indoor unit and outdoor unit. I left estimates for the customer to review.

Completed AC tune up for 3.5 Ton Lennox AC system (Piston metering device) 20x25x5 filter ok Indoor and outdoor coils in good condition Inspected wiring, controls, electric motors and components; left estimates for surge protectors Measured temperature split and static pressure Inspected drains; cleared EZ trap, tested pump; added treatment tabs to drain pan. Showed hm how to add vineagar to drain line to keep pump clean. There is no wet switch in pan. Left email estimate. Checked integrity of compressor motor (mega ohm test) Assessed refrigerant charge checked pressures. AC system operating well at this time.

Installed EZ trap @ evaporator drain. Tested. Completed AC tune up 2.5 ton Carrier AC 16x25x1 filter ok. Indoor and outdoor coils in good condition Measured temperature split and static pressure Inspected wiring, controls, electric motors and components. Left email estimates for surge protectors. Inspected drain. Verified integrity of compressor motor Checked refrigerant charge and pressures. System is slightly undercharged. 2.6° SC. Target is 10° I left estimate to charge up to 2# and add leak detection dye. It will perform ok now. She wants to wait to charge system. System operating ok. slight undercharge of refrigerant. Homeowner paid for invoice today,

7/30/25 Tan Performed ac tune up on 7 year old system installed by another contractor. Changed filter supplied by us. Checked temp splits and airflow. Found good readings. Checked blower motor amp and found it within manufacture specifications. Flushed condensate pan and drain line. Cleaned ez trap as well. Natural drain line goes into the floor. Inspected indoor coil and found it without any microbial growth or signs of leakage. Checked outdoor unit and tested refrigerant levels. Found them good. Cleaned outdoor coil with a brush as there’s no source for water to hose it down. Checked electricals and components. Found capacitor within range. Checked motor amp draw and both fan and compressor are within manufacture specifications. System is operational at this time. Performed visual inspection of water heater that is 7 years old. Venting is pitched properly with no indication of leakage. Settings were found at level C which is right below very hot. No signs of water leakage at water

7/25/25 Tan Replaced filter with 14x20x1 and addressed noise complaint at outdoor unit. Door vibrates when it runs so I added foam tape to the inside to eliminate the noise. I did not touch anything else. We spoke about how the system will constantly run due to the weather. System is operational at this time
