Performed precision gas furnace tune up on 80% gas furnace. Replaced 12x20x1 air filter. Checked all electrical connections and components. Cleaned flame sensor. Tested hot surface igniter. Tested blower capacitor. Checked temperature rise. Performed combustion test. Gas furnace is working properly at time of service.

Luis 10-1-25 return visit to continue troubleshooting unit I called tech support and followed process of troubleshooting, after troubleshooting tech support recommendation was to replace inverter drive. Something internal failed. I contacted office to start looking for new board. Office to follow up with customer once we have part. No charge warranty.

Luis 9-26-25 customer called in for no cooling, trane link communication system. Found unit on error code outdoor not communicating. I followed troubleshooting guide check all wiring between indoor outdoor and thermostat all wiring seems to be good. I couldn’t called tech support for extra help. We will need to come back to troubleshoot unit. See internal note. Customer will be leaving tomorrow morning.

9-26-25 Luis performed Bosch heat pump 4 ton attic air handler. Check all electrical connections and components. Replacement of 20x22x1 filter. Inspect blower and coil there some bacteria starting to show on indoor coil. Provided estimate and information on bacteria protection. Attic blower does not have any surge protection. Check airflow supply and return air temps ok. Went outside and check refrigerant system and components from inverter board. All settings and pressures are within range. Cycle heat pump ok. Provided estimate to install bacteria protection and surge protection for indoor unit. Customer decided to go with uv light installation today. Installation of Professional Grade Ultraviolet Air Purification System to actively clean and eliminate airborne contamination throughout the home for “breathe-easy” quality air as well as protecting hvac equipment from harmful VOCs and microbial growth. Uv light will need to be change every two years.

Gas furnace tuneup. The furnace is 4 yrs old . I checked the air filter and replaced. Checked the wiring connections and the voltages . Inspected the burners and flame sensor and igniter. checked the thermostat in heating mode and checked the gas pressures and the furnace safeties. I checked the motor amps on the inducer operation and blower motor . Took indoor heat temp rise and tested for combustion. everything is in good working order at this time of service.

Flushed drain with1/2 gallon water Checked integrity of compressor motor (mega ohm test) Assessed refrigerant charge checked pressures. 11.5°SC Excellent. AC system operating well at this time.

Checked the AC side of the system , it’s 6 yrs old . Checked the air filter and replaced. Checked the wiring connections and the voltages on high volt and low volt. Inspected the indoor coil and flushed and tested the drain line. Checked the blower motor condition and inspected the blower amps . Went to the outdoor unit and inspected the wiring connections and the components . Checked and tested the pressures by using superheat and sub cooling methods. Checked the amps for the compressor and the fan motor and checked the indoor cooling temps at the supply and return. The AC system is working fine at this time of service.

There is a Navien combiboiler. 1 hydronic baseboard loop. Checked expansion tank, feeder, air eliminator. She explained that certain sections of the baseboard were not getting hot. I offered to purge loop. There was considerable amount of air in system. Purged then tested. Colleen walked around and was happy with the heat/heat distribution including on some of the formerly problematic sections of baseboard. While inspecting boiler I noticed the circulator pump is oriented improperly. Left (2) separate estimates. She can do either or (1) Drain down, then reorient existing pump, then fill and purge system OR (2) Replace pump. The filter size for air handler is 14x20x1. She is going to buy and replace soon. The ducted system is. Heat pump so she can use that on heating season as well. 3 Ton Bosch inverter. She wants to condition one section of basement in the future. She is thinking hydronics. The other option would be minisplits which will also allow for cooling/dehumidification.
