10-23-25 Luis perform gas heat tuneup on a Nordyne 80% 60,000 BTU. Check electrical components low and high voltage is inspect air filter clean sensor and burners. Perform combustion test check supply return air temperatures, static pressure return and supply. Combustion blower is making noises from windings, inspect blower motor and wheel (wheel is fully covered with dust) provided estimate for repairs. I inspect heat exchanger found several locations wheee major rust is showing. Those could turn into holes soon. Heater is from 2006 I provided estimate to rebuild heater by stages or 100%. I also set up consultant to come out later on to provide estimate for new heater.

10-10-25 Luis customer called in for heat pump not working customer turned the heat on and only cool air comes out. Found thermostat to be in the off position. Upon arrival. I tested back up heat 20 KW electric heat. OK I went and switch it to regular heat mode. I noticed cool air was coming out. I check all wiring found board sending 24 volts to O energizing reversing valve. I did a hard reset on the unit and recheck system operation. After reset unit came on normal. Test heat mode operation ok cycle heat pump ok.

Luis 10-8-25 performed gas heat tune up on Goodman 90% furnace. Check all electrical connections and components low and high ok check air filter ok clean and check ignition system ok. Check air delivery system and combustion removal system ok performed combustion test check supply and return air temps ok. Cycle gas heater. I also flush water heater electric 50 gallon. I suggested replacing elements due to lot of calcium buildup inside tank. I provided estimate to replace elements and also thermostats with new pressure relief valve. Customer decided to just replace elements for now. After replacing both elements check for water leaks on both elements no leaks shown. I amp draw both elements ok. Water pressure ok. Water heater will be heating normal after few hours. I also provided estimate for indoor air quality and bacteria protection. Drain water heater and replace both elements

Reviewed home to determine price to move the unit and replace the duct system in the attic space and add additional ductwork for addition.

Luis 9-11-25 performed ac tune up on 3 ton Bosch inverter system from 2023. Check all electrical low and high voltage connections and components. Air filter ok no back up heat is installed, test system operation in cooling mode (outdoor temp 78 F) I also tested in heat mode. System pressures are good in heat mode. When I was checking refrigeration levels on cool mode system when on oil return mode and pressures were lower than normal, after few minutes unit went off of oil return mode and I was able to test system in cooling mode. Cycle heat pump ok. I noticed attic ductwork is old and showing wear in majority of ductwork. Customer would want an estimate to move unit to other side of house. I contacted office to schedule separate visit to go over future plans of house.

Found water heater Only putting out 102 degrees. Took off covers and found small leak in tank itself and insulation was wet. Found bottom thermostat is also bad because of the leaking tank and also after talking to homeowner he would like more hot water, recommend installing a 50 gallon power vented propane water heater. Provided options

Upon arrival found boiler, tripped on primary reset primary and boiler came on …Perform oil boiler tuneup, check electrical connections, low and high voltage clean heat exchanger and chimney base inspect flu pipe replace oil filter pump strainer and install new oil nozzle. Check oil flow perform combustion test and smoke test ok. Check water pressure and temps. Bled one of the radiators I noticed broken valve on the radiator, radiator started to get hot. If customer has issues with the radiator getting hot, I would recommend replacement of valve. Cycle boiler. Oil boiler is in working condition. I did notice some items that will need attention. All burner parts are old and original to boiler. Major rust is showing on all them. Water feeder and expansion tank are old style and not holding pressure. Oil line and canister should be rerouted they are not across boiler. Provided estimate to perform work. (Currently boiler is working and heating the house). Boiler is from 2010. Average life
