7/31/26. Installed (2) To-5 hard start kits for both systems. Started up both systems and tested operation. Both heat pumps are working properly at time of service.

Luis 7-14-26 Customer lost power street transformer issue peco came out and replaced transformer, he wanted to make sure no damage to system due to electrical issues, check both indoor and outdoor units ok heat pump American standard and career propane heater and ac. No issues were found with any of the electrical. I provided estimate to add surge protection.

Luis 7-9-26 Performed ac tune up Amana 1.5 ton from 2017 check electrical low and high voltage connections and components. Replace filter flush drain test pump add tabs to pan. Check airflow supply and return air 74/56 outdoor temp 72 checked refrigerant pressures capacitor (within range) and contactor ok. Cycle ac unit ok indoor coil has some bacteria growth I provided estimate to add coil contamination system.

7/2/26. Fully assessed no cooling situation on 2014 Payne a/c. Found system low on charge which means the system is Leaking refrigerant. This is a high velocity system 410a refrigerant pressures are 388/87. Condenser coil is also dirty homeowner is going to wash off himself. Explained to him there is basically 2 options replace the system, or add refrigerant to get it working but we don’t know how long the charge will last. Homeowner decided to go with adding refrigerant for now added 2lbs of 410a. Refrigerant pressures are 401/128 with 7.3 subcooling. A/c is working at time of service.

Luis 7-1-26 Performed ac tune up on Daiken 3 ton ac unit from 2019. Check indoor and outdoor coils and components, inspect filter for indoor unit ok at this time flush drain test pump ok. Check supply and return air temperature ok. Check outdoor unit refrigerant pressures and electrical ok. There is not enough air circulation around outdoor coils due to walls on there sides and deck above it. I also noticed supply duct that feeds second and third floor is sweating, (we do see this a lot in this neighborhood) second floor not insulated and when system is running for longer period of times it condensates somewhere between second floor and third floor. I showed customer which duct is the issue.

Completed AC tune up for 3 Ton Trane AC system Equipment is Gas Furnace AC that dates to November 2016 -16x25x1 filter ok -Indoor and outdoor coils in good condition -Inspected wiring, controls, electric motors and components; left estimates for surge protectors -Measured temperature split (69-49=20°) and static pressure -Inspected drains; provided estimate for drain pan overfill safety switch and an estimate for a WiFi flood prevention monitor. If water is detected on floors near indoor equipment this monitor will shut equipment down -Checked integrity of compressor motor (mega ohm test) -Assessed refrigerant charge checked pressures. 12° Subcooling: Good *Also provided estimate for APCOX whole home air treatment system UVC light keeps biological growth at bay and catalyst controls odors and VOCs. Lifetime warranty on the system. Replace UV bulb every 3 years. AC system operating well at this time. It is 10 years old which is considered the average lifespan of a forced air HV
