Luis 12-22-25 customer called in for gas boiler tune up. Found boiler running upon arrival customer stated second floor radiators were not getting hot. Found boiler pressure to be under 5 psi. Hydronic system does have a water feeder, but it wasn’t feeding water to the boiler. I manually added water to the boiler. Customer bleed radiators. I also noticed some water leaking from, flue pipe from chimney base. (Chimney is line with aluminum and is in the outside of house). Water coming from, chimney base could be due to chimney running on outside of house see photos. I provided estimate to replace flue pipe that is damage. I also provided estimate to replace water feeder pressure relief valve and drain metal expansion tank. Clean burners and inspect ignition components, performed combustion test and draft ok. Water pressure and temp ok. Cycle boiler ok. I emailed estimate for repairs and recommendations. Customer paid 50% for repairs option Replacement of flue pipe for boiler . Return

Luis 12-22-25 customer still having issues with damper making noise. First floor damper not fully on the open position, I moved the damper little more towards open position and I was able to stop noise. Cycle heater ok no more noise, i tape damper so does no move.

Found outdoor heat pump was locked out when I arrived. More than likely this was caused by the unit was covered in snow and ice and locked out. Reset indoor breaker and system went through long defrost cycle. Also performed precision heat tune up on trane 454b heat pump system. Air filter is ok. Checked all electrical connections and components. Checked temperature rise. Tested emergency heat. Checked 454b pressures and temperatures. Heat pump is working properly at time of service.

Estimate

Completed heat tune up for oil boiler. Inspected flues and chimney; cleaned heat exchanger, very little soot to speak of. Replaced 109 strainer. There is no filter. Oil tank is in shed outside. 2-pipe system. Replaced .85 45°B nozzle. Electrodes may need to be replaced soon provided estimate for next year. Checked all burner components. Inspected hyrdronic components: air scoop, feed valves, expansion tank, circulator. Checked wiring controls and components. A surge protector can be installed at 120V feed (relay board) would protect controls. Combustion, smoke and draft tests: Pass System operating well at this time.

Performed quality assurance fixed all customer complaints about the zip tie around the ductwork, not being secured. Installed the dehumidifier to drain into the furnace pump and looked at the damage done to the plaster lath ceilings which they want us to repair tested system operation and dip switch settings. System isrunning to standards

Luis 11-19-25 customer called in for no heat, oil furnace not working. Talked to customer upon arrival, found unit off reset unit and test operation, check fuel pressure ok. Test transformer and inspect electrodes. Both these items are weak. I also inspected other components, heat exchanger is in bad shape it does not passed safety test, burner head is broken, with broken head air fuel mixture will not equally feed. I contacted couple supply house and they can’t find any information on this heater. I let customer know that we can’t get any information about his heater. We can provide estimate to upgrade heater and also add rerun duct to meet mechanical code. Heater remains off. Office to follow up with customer.

Completed heat tune up for Laars Oil boiler Cleaned heat exchanger and inspected flue piping and chimney. Removed bird and some debris from chimney, recommend having a chimney company install a liner. Replaced oil filter, strainer with gasket and nozzle. .75 80B Inspected electrode condition and alignment, transformer, cad cell eye, and air bands for debris. Electrodes were worn and ceramic insulators cracked. Homeowner agreed to replace. Completed work today. Inspected wiring, controls, electric motors and components. Bled oil line and tested system Inspected hydronic components. Auto air vent on top of air scoop failed. Expansion tank very old the cap on the schrader port is seized. Recommend replacing expansion tank. Provided 2 estimate for this, 1. Expansion tank+Auto air vent 2. Replace Air scoop with spirovent and replace expansion tank and pressure relief valve. DO either/or not both. Also provided estimate to replace 3/4” isolation valves and piping on (2) supply lines.

Installed new gas furnace. Built new supply box and connected existing supply. Reused existing return and filter box. Tapped/caulked return and supply. Ran 2 new supply to 2nd and 3rd floor of the house. Adapted gas line and ran new flu pipping. Installed furnace drain and new condensate pump. Ran new vinyl tubing from consate pump to sewer line located in basement. Installed new thermostat and wired in low volt with safeties. Cleaned up work area and tested out equipment

Luis 11-13-25 Perform heat pump tuneup for American standard heat pump and perform propane carrier gas heater check up. Check electrical components, low and high voltage change both air filters heat pump and gas heater provided by homeowner. Test back up heat and refrigerant levels supply and return air ok cycle heat pump ok. On heater cleaned sensor and burners performed combustion test supply and return air 60F ok. Cycle heater ok. motors voltage and amps within range. service plan was renewed for the American standard unit.
