When I arrived and tuned boiler on I found 13 volts between TT on each of (6) relays. And relays were chattering.
Relays are shut or partially shut for each zone even if there is no demand for the thermostats. Even when wires are taken out of thermostats altogether I was still measuring 0V between T T contacts.

Unfortunately I couldn’t resolve the issue.
I took one wire out of TT at each relay to stop the chattering for now.
Need to schedule a return.

Also set warm weather shutdown to 72° Meaning boiler will not operate fo space heating if outdoor temperature is 72° or higher.n

5/19/26. Found system fully operational and cooling when I arrived. Customer is experiencing a “u2” error code at times. Called Mitsubishi tech support. Left message with my phone number in the queue. Homeowner reset system and it did not function correctly. After some time the system did start working. Possibly a bad discharge thermistor for the compressor giving false readings to the board. Tested th4 on electrical diagram which was compresser thermistor. It was 67.3 k ohms. Tech support never called back when I was on site to verify if this is a good reading or not. At this point system is operating properly. Customer may want jumpers cut for cooling as well do to over cooling.

Luis 5-12-26 performed ac tune up on two Trane ac units 3.5 for first floor and 2.5 for second floor. Replacement of both 413 filters. Flush drain test pump ok. Inspect coils and blower. Check all electrical connections and components low and high. Inspect coils. During inspection I noticed both heat exchangers failed sometime during winter. Both have separations/cracks on heat exchangers. I explained situation to customer and provided estimate for repairs. Check outdoor units electrical and refrigerant components. Found both units running low on refrigerant, first floor still cooling at minimum levels. Second floor is very low on refrigerant and not cooling at all. 8 degree split. Both units are from 2013. I would high recommend system replacement, repairs could be the same cost as replacement. I emailed estimates for repairs.
• No obligation quote to replace system
• A Comfort Specialist will provide several options to suit your comfort needs and budget

Issue is system producing 93°+ supply air when running in cooling.
Wayne did reset power and made sure filters were clean.n
When I arrived there were no error codes.
Found reversing valve coil reasons 1.19kOhms which is within range according to troubleshooting guide.
Also found 215 volts present from control to reversing valve contacts CN721 after resetting power and waiting 3 min. According to troubleshooting flow chart, new control board is needed. See photos.
*I also turned dipswitches 8 to OFF per instructions to do so if not using the Mitsubishi brand remote controller.

We need to order outdoor control.

System was installed February 2025. Covered under Dibiase guarantee.

I Took indoor temp splits at the return and the supply on all systems , and checked the blower motor amperage draws. I looked at the outdoor units and the wiring connections and voltages . I inspected the outdoor components and checked my unit pressures by using super heat sub cool method. Everything is working fine.
