Installed new carbon filter and removed conventional air filter. Also spray foamed around piping in return bay. They will let us know if the carbon filter does the trick. System is working properly at time of service.

Luis 12-24-25 
Disconnect, remove and dispose of (4) steam vents on main piping.

Install new steam vents and test operation.

I was able to install 3 vents …other vent is very difficult to remove we will need to come back with other fittings in case it breaks during procedure. 3/4 to 1 in bushing p, 1 in to 1 1/4 bushing, 1 1/4 to 1 1/2 bushing. Boiler is working properly not emergency to come back. Follow up with customer. 

1-21-26 Luis return visit to replace last basement vent, replace vent and test operation ok. Customer stated there was water leak from sight glass, i checked sight glass inspect gaskets and nuts. Nuts were not fully tight. Corrected connections and test boiler. Used blow down to test water safeties. Float get stock and feeds too much water to system. I inspected float, I will talk to management about this issue. Boiler is working normally. Bill is out of town coils not collect payment office to follow up.

Unit is Mitsubishi air handler with ductless heat pump. Check temperature rise started at 19 after minutes temperature rise increase to 28 degrees. Outdoor temp 26 F. I check dip switches on thermostat interface module, I compare them with tech support data. I did not find any issues with unit.

Equipment is oil boiler I believe to be from 1994 based on serial number converted to natural gas. There is a Mitch burner gun with Fenwal control. 
Has Domestic coil.

When I arrived boiler aquastat was satisfied.
He told me the burner control will randomly terminate and display 3 flash.
Although it s a gas boiler it is producing thin layer of black soot.
Heat exchanger needs to be deep cleaned. 
Burner control control also needs to be replaced. The current control is obsolete.
Another tech has removed the heat exchanger baffles during a previous visit.
Took photos. 
System failed combustion test. 
He has Carbon monoxide detectors. 

We will provide estimate for minimal required repairs which is replace burner control and deep clean Heat exchanger. 
Please also provide estimate for the entire gas burner because I did notice the motor making some noise. 
The technician will need a soot vac and correct size brush. See photos.

Found pressure on system still at 435 psi.  Soap tested tee in basement.  Evacuated and charged system.

Luiis 1-14-26 customer called in  for speciality Mitsubishi cassettes ceilings units, found system with no pressure. I noticed copper connections at basement leaking badly tons of refrigerant oil on floor. We will need to clean up once we complete the repair. I tighten connections to manufacture specifications and pressure test system. 475 for 45 minutes, lost pressure of 7 psi. I left unit with nitrogen around 460 psi. We will need to pull vacuum and factory charge plus line set. See photos. We also need to bring about 4 feet 1/2 seal to sleeve branch box wire. 

I arrived checked pressure and soaped fitting again to check for leaks .  Pressure was holding and soap bubbles showed no indication of a leak. Evacuated and recharge system. upon start up found upstairs four-way unit not blowing hot air after troubleshooting found the EEv valve stuck in a closed position on bran

Found that washer emergency drain was clogged in condensation drain line (which was done by another contractor) was clogged. Ran new 3/8” vinyl hose over to 2” trap that goes into the sewer, tested operation. Also cut out 3/4” pvc tee and made emergency drain for washer a dedicated drain line. Test ran condensation pump, all working correctly. A contractor is here to replace drywall in 1st floor bathroom. Also blew out 3/4” clogged line with 400 psi nitrogen, line is open.

I started with checking the air filter and replaced , the filter size is 16x25x1. I checked all my electrical connections and voltages. I inspected and tested the  burners , flame sensor and the igniter. I water tested all tubing and hoses. I inspected the exhaust and fresh air pipe for restrictions and bellies. I inspected the inducer and the blower motor operation. I checked and tested for combustion and took temp rise splits at the return and the supply. Everything is running fine at this time of service. 

The furnace is doing ok , but I made the customer aware that it is 15 yrs old and should be replaced in the near future.

I did leave 3 estimates for the customers to review. 
2 options on replacement of the customers water heater. It’s a natural gas / natural draft 50 gallon.
