Luis 11-25-25 customer called to get some options on replacement of thermostat. I provided couple options customer decided to go with smart thermostat with room sensor. Installed thermostat and set up programming to customer needs. Test heater operation ok. Cycle ac unit ok. Customer also setup ecobee app and connected thermostat to internet. Customer also renewed service plan.

Reviewed building to determine concerns. A radiator leaked and caused damage to several areas. Boiler is leaking and needs to be replaced. Owner would like option to replace boiler and one to replace air conditioner with heat pump.

Powered humidifier leaking at system we installed last Friday. Drain was piped in series with the AC drain which in some cases especially in high static pressure or high airflow scenarios may prevent the humidifier from properly draining. I ran humidifier drain separately to an open spot of the condensate pump. Then checked over system. Found heating fan speed to be one speed too high set for 1830 CFM. Set fan speed to 1620 option based on capacity of furnace (100,000 BTU)and the airflow performance chart. This could have been part of why humidifier was not draining properly as well. After adjustments I ran system with demand for humidity for approximately 10 min. No leaks. System operating well at this time.

Installed new trane gas furnace. Built new return and installed new Aprilaire filter. Tapped/ caulked return and supply. Adapted gas line and vent piping. Adapted high volt and installed new outlet and switch. Adapted condensate line and piped in furnace drain. Installed new thermostat and wired in low voltage with safeties. Connected all red link equipment. Cleaned up work area and tested out equipment.

Did the quality assurance on the boiler checked all wiring tested out repaired leak in the Hartford loop refilled and have system running to standards

Luis 11-19-25 performed heat pump tune up carrier communication system. 2.5 ton. Check all electrical connections and components, when testing back up heat I found all wiring getting super hot. I used electrical tape to cover connections, I would recommend replacement of electric heater with breaker. I provided estimate for replacement. I did inspect indoor coil. There is small amount of dye inside coil (very minimal), heat pump operation ok check all electrical and refrigerant pressures ok. Cycle heater pump ok. I would recommend getting an estimate to replace system. Office to follow up with customer, I emailed estimate to replace electric heater.

Installed ecobee thermostat with room sensor, tested operation. Also installed a23 exhaust fan belt and tested fan operation. Both are working properly at time of service.

Drain, disconnect, Knockdown, remove, and dispose of the existing gas steam boiler for the apartment building. Install new knockdown steam boiler - need to construct on site. Complete all piping connections and modificaitons to boiler. Complete all electrical and mechanical connections to new boiler. Install new auto feeder to supply makeup water to the new boiler. Install new Honeywell T4 thermostat on the wall in the hallway. Fill and test system operation. Commission boiler in accordance with manufacturers specifications. NEED 10x8 smoker reducer, 1” threaded ball valve, and more 4” pipe/fittings Joe knows. 11/17/25 Kurt and Conner: Upsized gas line to 1” Performed combustion analysis and checked flue draft Installed relay in line with thermostat Checked radiators in apartments to ensure proper heating

Fully assessed no heating situation. Found both thermostats at 68 degrees at temperature when we arrived. Went up to rooftop and found one of the units locked out on open rollout. Checked all the safety’s were closed and did not see any cracks in heat exchanger at this time. Ignition control board has failed. Also would recommend replacing all air filters. One rooftop is working properly at this time. Will need to get a price on control board replacement.
