When I arrived found some water on the floor found condensation pump tab was not removed from pump, removed and tested out condensation pump. Found 3rd floor loop air bound , bleed air from loop. Homeowner would like us to come back at a later date to perform q.a. Also found white wire popped out of wire nut to third floor , wired in 3rd floor is now getting hot. Boiler is working properly at time of service.

Drain approx 12-15 gallons to get water level to design.
Checked over wiring,

One big issue has been thermostat location it is in a corner about 10’ up on first floor where there is a breeze from entrance way. The temperature there is 7° cooler than the temperature in any of the apartments themselves. 
We installed Honeywell S1200 Elite pro thermostat with equipment interface module and a room sensor.  
Placed the room sensor on a wall in a second floor apartment and configured new thermostat to use this sensor as the temperature input.
Set thermostat target 70°
Monitored boiler operations.
Set auto water feeder delay period to 10 min.

Tightened packing nuts on 3 problem radiator valves. They were very lose. 

There are a couple air vents that need to be replaced. We will provide estimate. 

System will run alot less often now by virtue of having temperature being read from an actual apartment.

Phoenixville, PA - Installed Laars boiler. Ran exhaust pipe out side. Adapted to supply and return piping. Adapted to cold and hot lines. Installed sir eliminator and shut off valves. Adapted to old zone valves, circ pump, and relays. Installed a 40 va transformer to power everything. Someone will need to return to install a 75 va transformer in place of it. Tested system and set domestic water to 120°

Fully assessed gas leak situation. Found appliance hose was cracked on the appliance hose itself. Used soap and bubbles and found leak. Explained to Wayne that we could pipe it in with all black iron if we need too. Wayne is going to run out to a local hardware store to pick up an appliance hose and they will complete the work.

Upon arrival, found the system overfilled drained 6 5 gallon buckets of water took apart float and examined and tested wiring and mechanical function. Set feeder to eight minutes. Tested operation

Installed new carbon filter and removed conventional air filter. Also spray foamed around piping in return bay. They will let us know if the carbon filter does the trick. System is working properly at time of service.

Disconnect, remove and dispose of (4) steam vents on main piping.

Install new steam vents and test operation.

I was able to install 3 vents …other vent is very difficult to remove we will need to come back with other fittings in case it breaks during procedure. 3/4 to 1 in bushing p, 1 in to 1 1/4 bushing, 1 1/4 to 1 1/2 bushing. Boiler is working properly not emergency to come back. Follow up with customer. 

1-21-26 Luis return visit to replace last basement vent, replace vent and test operation ok. Customer stated there was water leak from sight glass, i checked sight glass inspect gaskets and nuts. Nuts were not fully tight. Corrected connections and test boiler. Used blow down to test water safeties. Float get stock and feeds too much water to system. I inspected float, I will talk to management about this issue. Boiler is working normally. Bill is out of town coils not collect payment office to follow up.
