6/17/26. Fully assessed issues with recently installed 7 head mini split system. After further troubleshooting found that when you gave a call for cooling at attic 4 way cassette it then sent refrigerant to the office unit . Confirmed this by finding it was freezing the office coil. Found communication wire for A&B units switched at the basement branch box. Rewired correctly and tested operation of all the cassette units, they were all cooling properly. Also clipped the jumpers on the 2 back bedroom units on the control boards. Added 2 wireless sensors for kitchen and living room cassette units. Tested operation. Everything now seems to be functioning correctly.

Reviewed wiring for boiler system and found when one zone is calling that multiple zones are coming on. Tested removal of boiler from wiring to see if the same problem persists. The same thing was happening. There are two transformers, one on the zone circ relay and one on the boiler that may be crossing paths. Installed six isolation relays above the boiler relays and rewired the system to energize the isolation relay off of the thermostat and wire TT from the pump relays to the normally open contact of the isolation relay. Tested each zone to ensure proper operation. 

The transformer for the system is 75 VA. If all 6 zones are calling, the load on the transformer may exceed the rating. It would be best to upgrade the transformer to a 150 VA transformer. The customer is okay with doing this in the fall before the heating season.

Phoenixville, PA - 6/5/26. Ran system in cooling mode ( could not test at last visit). Went over reversing valve testing. Checked for 230 v after 3 minutes. It went away , by the troubleshooting chart this indicates a failed reversing valve stuck in heating mode. Will go over info with our office.

6/4/26 performed precision a/c tune up on 2019 carrier a/c. Replaced 20x25x4 air filter, provided by homeowner. Checked all electrical connections and components. Flush condensation drain with water. Recommend installing an ez trap with a float switch to protect from water damage. Checked temperature split. Tested outdoor capacitor. Also found no surge protection for inside control board an ecm motor. Provided estimate to install. Checked refrigerant pressures and temperatures. A/c is working at time of service.

Performed electronic leak search over evaporator coil and condenser coil. Found that the evaporator coil is leaking. Wayne would like us to provide estimate to replace package unit evaporator coil. Also since system is 10 years old professional recommendation is to replace the unit due to any other mag or repairs that could occur on the system. A/c is working at this time.

6/2/26. Removed existing control board from mini split heat pump. ( not an easy task). Installed new control board and tested operation in heating mode. Was not able to test in cooling mode due to temps in entry way were too low. Wayne will let us know wants temps get higher . System is working properly at time of service.

Luis 5-28-26 performed ac tune up on first floor geothermal unit, second floor American standard heat pump, and Mitsubishi ductless system with two indoor heads. 
Geothermal unit; check all electrical connections and components, clean air filters, I also clean fresh air system filters. Tuned off humidifier for season. Clean and test pump ok check supply and return air temperatures, check water pressure and temps added water to geo loop. Inspect refrigeration coils. There is lot of rust and corrosion on copper coils. Compressor starting to make grinding noise from impellers system is from 2012. System currently operational but at end of normal life expectancy. Due to age and likelihood of issues moving forward, replacement of system is recommended

When I arrived and tuned boiler on I found 13 volts between TT on each of (6) relays. And relays were chattering. 
Relays are shut or partially shut for each zone even if there is no demand for the thermostats. Even when wires are taken out of thermostats altogether I was still measuring 0V between T T contacts. 

Unfortunately I couldn’t resolve the issue.
I took one wire out of TT at each relay to stop the chattering for now. 
Need to schedule a return. 

Also set warm weather shutdown to 72° Meaning boiler will not operate fo space heating if outdoor temperature is 72° or higher.n
