7/30/26. Found a/c frozen at evaporator coil when I arrived. Used gas furnace to thaw out. Cleaned outside condenser coil. Took photos and measurements of indoor coil.  Added furnace info to profile. Added 2 lbs r-22 to the system. New pressures are 173/73 with 11 subcooling and 5.2 superheat. A/c is working properly at time of service, do not know how long charge will last.

Talk to Bill about objectives for replacing the system here. The outdoor unit is freezing up and possibly low on charge. It is an R22 system. We informed Bill we could not charge the system, as we do not have the refrigerant on the trucks. 

There are multiple systems in this building, six in  total.  Bill is talking about possibly selling the building in the near future. His concern is that replacing one system may stand out among the other older systems. The units are air conditioners. Unit number five is the one that needs to be replaced, and it is a 2-ton R22 air conditioner.  It is connected to a rude furnace on the third floor, second floor of the apartment, and I am not sure of the size, possibly 40,000 or 60,000 high efficiency.

I started by looking at the air filters, the blower motor operation and made sure that the indoor coil had no ice or debris on it. I went to the outdoor unit and inspected the system components. Found capacitor has failed , and it needs to be replaced. Donna was also interested in adding a wet switch to the secondary pan . I quoted out for a wet switch and a new capacitor for the outdoor unit. She approved for the work to be completed. I started with the outdoor capacitor and replaced with new and then I went back up and the attic turn power off and wired in new switch for the secondary pan. I turned the power back on and tested the new switch and then tested system operation is back up or running at this time of service. I collected for seven $737.12 Check # 10619
