Upon arrival, I performed maintenance on 1st floor system. Checked air filter. I found mold growing all throughout air handler. Inspected evaporator coil and drain pan. Cleared and tested drain line. Inspected blower assembly and electrical connections. Cycled system in cooling and checked static pressure and temperature differentials. Proceeded to outdoor unit. Inspected outdoor coil and condenser fan. Checked electrical connections and components on outdoor unit. Found disconnect was installed sideways, allowing water to rust out hinges. I also found capacitor was severely under rated causing wires to overheat. Checked refrigerant pressures and temperatures. Made several estimates for 1st floor system but I recommend getting a quote to replace system due to age and efficiency. Proceeded to perform maintenance on 2nd floor AC system. Checked air filters. Inspected evaporator coil and drain pan. Cleared and tested drain line. Found drain line was piped improperly allowing water to ove

Checked the AC side of the system . Checked the air filter and replaced. Checked the wiring connections and the voltages on high volt and low volt. Inspected the indoor coil and flushed and tested the drain line. Checked the blower condition and inspected the blower amps and tested for static pressure. Went to the outdoor unit and inspected the wiring connections and the components . Checked and tested the pressures by using superheat and sub cooling methods. Checked the amps for the compressor and the fan motor and checked the indoor cooling temps at the supply and return. The AC system is working fine at this time of service.

Checked the AC side of the system on an early 6 month check . Checked the air filter , replaced if needed. Checked the wiring connections and the voltages on high volt and low volt. Inspected the indoor coil and flushed and tested the drain line. Checked the blower condition and inspected the blower amps and tested . Went to the outdoor unit and Checked and tested the pressures by using superheat and sub cooling methods to check for proper charge , found charge was good. Checked the amps for the compressor and the fan motor and checked the indoor cooling temps at the supply and return. The AC system is working fine at this time of service.

Inspected blower assemblies and electrical connections. Cleared and tested condensate drains and traps. Cycled both systems in cooling. Checked static pressure and temperature differentials. Proceeded to outdoor units. Checked refrigerant pressures and temperatures. Inspected outdoor coils and condenser fans. Inspected electrical connections and components on both outdoor units. Both systems are operating appropriately at this time supplying appropriate temperature drops. Performed maintenance on tankless water heater. Flushed heat exchanger. Cleaned burner assembly. Cycled water heater to ensure proper operation. Water heater is operating appropriately at this time. Collected payment for water heater service.

Cleared and tested condensate drain and pump. Cycled system in cooling. Checked static pressure and temperature differentials. Proceeded to outdoor unit. Checked refrigerant pressures and temperature. Inspected outdoor coil and condenser fan. Inspected electrical connections and components. System is operating appropriately at this time supplying an appropriate temperature drop.

Performed QA on Goodman Gas Furnace/AC install. Reviewed installation with homeowner. Tested system in heating mode. Tested the wet switch safety and the ez trap safety. Filled condensation pump and tested. Reviewed programming on Cool Cloud and setup the AC which was not programmed. Had to cut condensate drain because it was pitched backwards and the EZ trap was backing up when I poured water through the drain. Completed checklist form in system. When we go back for Six Month inspection we need to cut the drain line before and after the ez trap so it can be pitched correctly and add a Union fitting on the drain near the pump so it can be serviced more easily. I cut the drain so it is draining and not causing an issue until we come back.

Perform precision heat tuneup on American standard high-efficiency gas, furnace and carrier heat pump system. 401 air filter in main house system is OK. Replace 16 x 25 x 1“ air filter in crawlspace unit. Clean flame sensor check gas pressure perform combustion test. Serviced humidifier with number 35 humidifier pad. Found crawlspace blower motor bearings making some noise. Motor is wearing provided estimate to replace 230 V blower motor but highly recommend replacement of heat pump system. System is still working at this time. Main house gas furnace is working fine at Time of service . Homeowner would like flush done on tankless water heater at next visit.

Upon arrival, found hot water heater pilot not lit due to install yesterday and the hot water heater right next to the furnace. Lit the hot water heater and tested operation. Hot water heater is running to manufacture specifications.

Removed old gas furnace and A/C outdoor, installed new gas furnace and A/C outdoor, flushed lineset, re used existing thermostat, installed new aprilaire filter rack, new 10x24 return and new supply. Adapted to existing 2” PVC for venting, re used drain pan and installed new condensate pump with ez trap and wet switch, adapted to existing fuel line, added motor surge protector. Removed old pad and installed new 36x36x3 concrete pad with a stone base, installed disconnect with surge protector, connected high and low volt wiring, cleaned work area and tested out.

Arrived at call and found inducer motor completely seized and you can smell the motor has burned out, customer has been in contact with comfort consultant already and follow up visit has been scheduled with office for return visit.
