Completed QA for 80,000 BTU natural gas funace install. 16x25x1 filter ok, Lowered heating fan speed to 1190 CFM based on blower performance chart, and temperature rise. Homeowner mentioned system is louder than his previous system. Extended heat off blower delay from 100 to 140 seconds. Checked gas pressures, ignitor ohms, flame rectification. Combustion and draft tests: Pass Verified that blower motor surge protector was installed Install passes quality assurance inspection.
Luis 1-12-26 customer called in for blank thermostats. Talked to homeowner upon arrival, they mentioned all thermostats are blank. found breakers tripped reset breakers and reset the unit soon as the compressor comes on it tripped the breaker. Check resistance, compressor is reading very high resistance. I tried running unit white compressor leads disconnected, and unit stayed running. Compressor is at fault. This the second compressor last five years. I would highly recommend replacement of system. Unit is around 14 years old. Home comfort consultant to come out tomorrow at noon for consultation. Customer was not home to collect diagnostics.
Estimate
Luis 1-5-26 customer called in for second floor zoning overheating, customer has carrier fully communicating system. Four zones one main hub.. house has around 16 zone dampers (system zone individually by round dampers). All dampers are in close position but no power coming from board. At this time customer is experiencing multiple issues with zoning. Thermostat issues, potentially dampers issues, and zoning board issues. System was installed in 2008 with only one 40 va (from heater supporting hvac and zoning). I would recommend getting and estimate to replace entire zoning system and convert current ac to heat pump. Office to follow up with customer.

Found outdoor unit locked out on H5 error code which means “5 times P2 lockout” in 100 minutes. Enabled extended defrost run time dispswitches at outdoor control. Put probes on refrigerant service ports and ran system l monitoring system pressures. Pressure were good and system went into defrost at 64 psi true suction about 25 minutes into run time. 310/86 with outdoor temperature 37°F Setting the defrost dipswitches should prevent this from happening again. Also told them they can select Mode “Emergency heat” in the future to use the propane furnace should the heat pump not be working for any reason. System operating well at this time.
Installed new 50gal natural gas water heater. Placed water heater in drain pan with water alarm. Adapted hot and cold domestic water lines to water heater. Replaced expansion tank and adapted gas line. Installed new trane gas furnace. Reused return and built new transition between coil and furnace. Adapted high volt and installed new outlet and switch. adapted flue pipping and gas line to furnace. Reused existing condensate line and condensate pump. Ran new vinyl tubing from condensate pump to sewer line located in basement. Reused existing thermostats and wired in low voltage with safeties. Cleaned up work area and tested out equipment.
Estimate for heater and water heater
Luis 12-13-25 customer called for a second opinion cracked heat exchanger. Talk to customer about arrival. Customer has 100,000 BTU 90% trane furnace. I inspected heater and did noticed big crack on one of the cells. I did provided couple options for repairs. I also talked to Tony about getting him an estimate to replace heater. Tony to come out later on today for new system replacement option.

Fully assessed water heater leaking situation. Found Rheem water heater manufactured in 2021 that was installed by homeowner leaking water from tank. Explained to customer that she can contact Lowe’s or Home Depot to see about warranty. Gave her a price for DiBiase to replace also. Also performed precision heat tune up on climate master geothermal. Air filter is dirty, homeowner to replace. Checked temperature rise. Check water delta t. Tested capacitor. Checked all electrical connections and components. Tested emergency heat. Geothermal is working properly at this time homeowner to get back to us about water heater replacement.
I arrived to the customers home for poor sporadic heat. She says the baseboards will work at one moment and then not work at all now both zones don’t wanna work. I checked both my thermostats. Both are getting a call down to the boiler and turning the circulator on the boiler the heat is holding around 185 190. I tried to bleed zone one and two and the water is barely trickling out of the zones, the supply pipes the boiler are very hot and the returns are cold. This is telling me that my circulator is not moving water. I did amp my circulator was .70 amps and I’m getting a call for the circulator for 120 V from the aqua stat. I did collect 50% for the circulator and the drain down and refill including the diagnostic. Paid by check . She will pay the balance on completion.
