Job Locations and Reviews
Replaced outside temperature sensor ( had to work around roofers). Re connected wiring inside boiler. Found there is no way of seeing the temperature on the digital board. Measured resistance and had right around 30,000 ohms which was good. Boiler is working properly at time of service.
Performed precision heat tune up on trane high efficiency gas furnace. Homeowner just replaced 413 air filter. Checked all electrical connections and components. Checked temperature rise. Checked gas pressure tested condensation pump. Cleaned flame sensor. Checked resistance of hsi. Performed combustion test. Gas furnace is working properly at time of service. Also provided estimate to replace water heater, inducer motor is kind of noisy on water heater.
When I arrived found circular pump running and none of the zone valves open. Traced out wiring and first thought something was wired wrong. In the end found that basement thermostat that is never used was turned up just enough to call for heat. ( this zone is valved off). Turned down thermostat and found that homeowner had turned it up. Explained to her that this zone is shut off. Also performed precision heat tune up on 2010 Columbia boiler. Vacuumed soot from heat exchanger and smoke pipe. Replaced Rf1 oil filter and nozzle. Performed combustion test. Circular pump is now pretty loud but still working. Provided estimate in case it fails oil boiler is working at time of service but would consider replacing due to age of boiler.
I arrived to the customers home to service there 1yr old Laars gas boiler. I started with inspecting the temperature and pressure gauge. I looked at the boiler for any water leaks around the whole system. I inspected the heat exchanger, the ignition system and the water drainage . I inspected the expansion tank and the water feeder and the circulator for proper operation. I tested for combustion and checked return and supply water temps . Everything is working fine at this time of service. Found during the check up that the summer weather sensor was engaging not allowing the hot water and boiler to run. I disconnected to test and the boiler will run like normal. I tested the sensor with my ohm meter and it’s shorted showing open no resistance. I left the sensor disconnected temporarily for them to have heat and hot water . We will order a new outdoor Laars sensor. I collected for 129.00 paid by check
Fully assessed no heating situation on 2017 oil boiler. Found primary control tripped out. Hit the reset and found oil burner motor not spinning oil pump. Opened up transformer and pushed on burner motor wheel. There was a hard spot in the bearings was able to free burner motor for now But highly recommend replacing oil burner motor. Do not have one on the truck will need to return and install oil burner motor. Showed homeowner how to spin motor free to keep it running. Oil boiler is working at time of service. 1/30/26. Replaced oil burner motor and tested operation. Also performed precision oil tune up on dunkirk oil boiler. Replaced Rf1 oil filter and .85x60b nozzle. Checked all electrical connections and components. Found ice frozen in bottom of oil canister, this can cause lock out issues. Recommend to let oil delivery company know to add a fuel additive. Brushed and vacuumed out heat exchanger. Performed combustion test. Oil boiler is working properly at time of service.
Completed QA for 80,000 BTU natural gas funace install. 16x25x1 filter ok, Lowered heating fan speed to 1190 CFM based on blower performance chart, and temperature rise. Homeowner mentioned system is louder than his previous system. Extended heat off blower delay from 100 to 140 seconds. Checked gas pressures, ignitor ohms, flame rectification. Combustion and draft tests: Pass Verified that blower motor surge protector was installed Install passes quality assurance inspection.
Luis 1-12-26 customer called in for blank thermostats. Talked to homeowner upon arrival, they mentioned all thermostats are blank. found breakers tripped reset breakers and reset the unit soon as the compressor comes on it tripped the breaker. Check resistance, compressor is reading very high resistance. I tried running unit white compressor leads disconnected, and unit stayed running. Compressor is at fault. This the second compressor last five years. I would highly recommend replacement of system. Unit is around 14 years old. Home comfort consultant to come out tomorrow at noon for consultation. Customer was not home to collect diagnostics.
Estimate
Luis 1-5-26 customer called in for second floor zoning overheating, customer has carrier fully communicating system. Four zones one main hub.. house has around 16 zone dampers (system zone individually by round dampers). All dampers are in close position but no power coming from board. At this time customer is experiencing multiple issues with zoning. Thermostat issues, potentially dampers issues, and zoning board issues. System was installed in 2008 with only one 40 va (from heater supporting hvac and zoning). I would recommend getting and estimate to replace entire zoning system and convert current ac to heat pump. Office to follow up with customer.

Found outdoor unit locked out on H5 error code which means “5 times P2 lockout” in 100 minutes. Enabled extended defrost run time dispswitches at outdoor control. Put probes on refrigerant service ports and ran system l monitoring system pressures. Pressure were good and system went into defrost at 64 psi true suction about 25 minutes into run time. 310/86 with outdoor temperature 37°F Setting the defrost dipswitches should prevent this from happening again. Also told them they can select Mode “Emergency heat” in the future to use the propane furnace should the heat pump not be working for any reason. System operating well at this time.
