Luis 9-23-26 Performed propane gas heat inspection on a newer Bosch heater/heat pump 3 years old. 413 filter ok. Check all electrical connections and components check air delivery system clean combustion components, igniter and sensor inspect burners and offices check low and high stage. Perform combustion test check supply and return air temperature difference ok. Test water safety recycle system OK Bosch system is working properly at a time of service. Heat pump inspection on 1.5 trane HP from 1999. 8 kw electric heat ok test and check all electrical connections and components indoor and outdoor. Customer know unit is old and we have previously informed about issues, capacitors reading below standards, major biological growth inside unit. Outdoor unit compressor is having difficulties compressing refrigerant. Valves working harder to over come friction. Outdoor capacitor is below tolerance. Reversing valve actuator heavily corroded very hard to test or remove wires. Customer know

2.5 Ton Lennox AC piston metering with gas furnace dates to October 2019. *Used Lennox warranty verification to determine warranty expired 2025 System running in a vacuum. Empty of refrigerant. Leak can be heard at indoor coil. *Because system was running in a vacuum for a short period air can be heard sucking into the leak point of coil. Indoor coil needs to be replaced. Very important to consider that because compressor has been running in a vacuum for unknown amount of time, compressor failure is likely soon. Explained everything to homeowner. Sent email estimate to replace indoor coil and install new low pressure switch. Also scheduled sales call for AC replacement for today 2PM. Also emailed estimate for compressor replacement for homeowners information. Left power off to disconnect to prevent compressor from running. Luis 8-6-26 Customer called in for radiators getting warm. I check system operation. I noticed there was a call for heat at Boiler, removed stat from wall and still getting call. I check wiring short or old wiring from original installation of house. I replaced 20 feet of wire and installed thermostat back to base ok. System stayed idle and no more call for heat. I talked to customer about todays repair, customer to contact office if they still have issues. No charge warranty.

Luis and Nate 8-3-26 Return visit to check water leak from one of the indoor mini split heads. Bedroom unit. Remove unit from bracket add extra insulation to line set. We also corrected drain line so it drain properly. Test operation ok. Customer also told us to check office unit it seems like was dripping at some point, we also added extra insulation and correct drain pitch. Test drain and system operation ok 19 degree split on all three indoor heads. 56/74 no charge warranty.

7/17/26 fully assessed heating situation with radiators getting hot during summertime. Checked over settings in the boiler. Found Honeywell t-4 thermostat was set to a schedule possibly bring on the heat when it shouldn’t be. Replaced Honeywell t-4 thermostat and tested operation. Set up thermostat as non programmable. Gas combi boiler is working properly at time of service.

7/4/26 Dan I arrived for a no Cooling call on a lennox 16 yr old system. I started with inspecting the indoor unit. I confirmed that the filter was ok, made sure the blower motor runs , and that the indoor coil was free of ice or debri. I went outside and found a high limit reset was tripped. I reset it and checked my system operation. Found I have high head pressure over 500 psi. I could visibly see the outdoor coil was very dirty and needs to be cleaned to bring down the pressure. I quoted the customer for a coil cleaning and she approved. I cleaned the outdoor coil and tested system operation. I have 145 suction and 425 head. Everything is back up and running, the system is past life expectancy, but it is operational, recommend replacing system in the near future. I collected for $ 434.00 she paid $400.00 cash and the $34.00 went on a cc.

7/1/26. Performed quality assurance inspection on just installed trane side discharge heat pump system. Checked all electrical connections and components. Checked temperature split. Checked over all settings in the thermostat. Checked refrigerant pressures and temperatures. A/c is working properly at quality assurance check.

Issue was the thermostat was displaying “Thermostat fault” “not connected to server” This is related to the WiFi being connected to the thermostat and “my uplink app” but not the thermostat to the equipment. System can still function as designed without being connected to app. Temperature split 76-55=21. Good Water temperature split 65.5-71.5 Good System operating well at this time.
