Fully assessed water heater leaking situation. Found Rheem water heater manufactured in 2021 that was installed by homeowner leaking water from tank. Explained to customer that she can contact Lowe’s or Home Depot to see about warranty. Gave her a price for DiBiase to replace also. Also performed precision heat tune up on climate master geothermal. Air filter is dirty, homeowner to replace. Checked temperature rise. Check water delta t. Tested capacitor. Checked all electrical connections and components. Tested emergency heat. Geothermal is working properly at this time homeowner to get back to us about water heater replacement.

I arrived to the customers home for poor sporadic heat. She says the baseboards will work at one moment and then not work at all now both zones don’t wanna work. I checked both my thermostats. Both are getting a call down to the boiler and turning the circulator on the boiler the heat is holding around 185 190. I tried to bleed zone one and two and the water is barely trickling out of the zones, the supply pipes the boiler are very hot and the returns are cold. This is telling me that my circulator is not moving water. I did amp my circulator was .70 amps and I’m getting a call for the circulator for 120 V from the aqua stat. I did collect 50% for the circulator and the drain down and refill including the diagnostic. Paid by check . She will pay the balance on completion.

Talked to Joann when I arrived about hot water situation. She mentioned that recently the hot water has been ok but not as much pressure. Ran hot water at faucet and was getting decent pressure at basement sink. Ran all other fixtures in home all had good flow and hot water except kitchen sink faucet she just had installed, she is going to call back that plumber. Found auto air vent on top of boiler hissing a lot possibly sucking air into system, provided estimate to replace auto air vent and 1/2” mixing valve. Mixing valve is older.

Performed precision heat tune up on Bosch propane gas furnace and 1999 American standard heat pump system. Replaced aprilaire 413 air filter, provided by homeowner. Checked all electrical connections and components. Cleaned flame sensor, tested hsi. Performed combustion test. Checked refrigerant pressures and temperatures. Found r-22 compressor on American standard system does not sound to good. Also found bacterial growth inside air handler. Recommend to homeowner to replace this system. Checked r-22 pressures. Both systems are working at time of service.

Upon arrival found system overcharged adjusted charge to proper manufacturer specs and tested operation. Also turned on the auxiliary just in case she does not have heat pump heat.

Found no surge protection on blower motor , installed x13 surge protector. Also performed precision heat tune up on Bosch inverter heat pump system. Replaced aprilaire 213 air filter, homeowner provided. Checked all electrical connections and components. Checked temperature rise. Checked refrigerant pressures and temperatures at outdoor control board. Heat pump system is working properly at time of service.

Performed precision heat tune up on amana 80% gas furnace. Replaced 16x25x1 air filter. Checked all electrical connections and components. Checked temperature rise. Cleaned flame sensor. Checked resistance of hsi. Performed combustion test. Provided options for uv purification. Gas furnace is working properly at time of service.

arrived to the customers home to service their 7 yr old oil furnace system with heat pump back up . I started with checking the air filter , the customer services his air filter. 313AA. I checked all my electrical connections and voltages. I checked and replaced my strainer and nozzle , and the oil filter. I inspected and set my electrodes for proper gapping for optimal performance. I inspected the flue pipe for corrosion and pitting. Inspected my heat exchanger and the chimney for clearance. I bled the oil burner and tested system for smoke and combustion. I took temp rise splits at the return and the supply. I checked out the heat pump system checked the components and pressures, and took temp splits . Everything is running fine at this time of service.

Performed 6 month inspection on climate master geothermal. Air filter ok. Checked all electrical connections and components. Check temperature rise. Checked water deta t. It was 7 degrees. Used uv flashlight and glasses. Found a lot of refrigerant dye at water/ refrigerant coax. Will let our office know info and they will go from here. Geothermal is working at time of service.
