07/17/25 I arrived to the customers home house wasn’t getting below 73. We were there today to replace his indoor coil when I got there. I put my gauges on the outdoor unit. Check my pressures. Check my superheat sub cool found my superheat was low made some adjustments on my adjustable TXV. I got it up to 9.3 superheat and the unit now has 10° sub cold. The system is running and fishing pressures no charge warranty.

*Pump down refrigerant to outdoor unit and isolate *Remove paneling and pvc drain from indoor air handler to access coil *Cut lineset and remove old coil from air handler *Install new coil to air handler and braze lineset with new drier filter with nitrogen purge *Pressurize and check for leaks *Pull vacuum down to 500 microns to remove moisture *Install new pvc drain piping and paneling *Release charge back into system *Test operations Coil and pan are covered under manufacturer warranty This repair is just for labor. 7/17/25. Pulled refrigerant charge back into outdoor unit. Removed existing evaporator coil and installed new coil and re used existing txv valve. Brazed in and leak tested with bubbles, no leak found. Pumped down system to 300 microns. Let charge back into system and tested operation. Added 1 lb of 410a to adjust charge. A/c is working properly at time of service. Refrigerant pressures were 304/142. Temperature split was 28 degrees. A/c is working properly at time of

Upon arrival I found breaker tripped for package unit. Performed diagnostic and found grounded compressor. Unplugged compressor and tested operation of condenser fan motor and blower motor. I also found 70+7.5 capacitor was also blown. Gave estimate to repair system. Owner would like to see if he can get it sooner.

I arrived to the customers home for a brand new first floor unit not working. I went to the basement unit checked the controls found the unit was getting a call from the thermostat for cooling . I checked the air filter and found good. I went to the outdoor unit nothing was running. I opened up the cabinet and Found two broken leads on the contactor and some corrosion. I replaced the part on the warranty and repaired the wires. Turned the system back on tested pressures in system operation. Everything is back up and running at this time. No charge. This is from a new install.

07/08/25 Dan R Checked the AC side of the system . Checked the air filter and replaced. Checked the wiring connections and the voltages on high volt and low volt. Inspected the indoor coil and flushed and tested the drain line. Checked the blower condition and inspected the blower amps . I Went to the outdoor unit and inspected the wiring connections and the components . Checked and tested the pressures by using superheat and sub cooling methods. Checked the amps for the compressor and the fan motor and checked the indoor cooling temps at the supply and return. The AC system is working fine at this time of service. I did an assessment on the indoor coil and outdoor unit. Barry had added dye to the system . He added 4 lbs of 410a . After checking with my uv light I did find a leak on the indoor coil. The system is up and running at this time of service . Will need to order a new indoor coil and pan under manufacture warranty , we will let customer know what the labor costs are and a

System not cooling, Found suction line and indoor coil iced up. Defrosted indoor coil and broke ice free at outdoor unit. Checked or refrigerant leaks at braised joints. No obvious leaks found. Added leak detection dye. After defrosting and starting system pressures were 88/278 33 superheat 4 Subcooling, Charged system 4# 6oz refrigerant and made adjustment to adjustable TXV Superheat spring to achieve design Suoerheat and subcooling. Final pressures 137/290 10°SH 4.7°SC Final temperature split 20° (74-54°) There is leak detection dye now. This will help us confirm that the leak is indeed in the indoor coil. Could not find leaks elsewhere. $300 discount approved by management,

Fully assessed no cooling situation. Found no air coming into the conference room. Had to investigate what system was what. Found it to be the Bosch hybrid system. Found 24x10 zone damper sticking above ceiling. When removing ceiling tile zone damper started working. Checked electrical connections everything was tight. Talked to owner of the business he would like to let it go for now. Took photos of all systems to provide estimate for commercial plan. (1) Mitsubishi mini split heat pump with (2) indoor heads. (1) Fujitsu mini split heat pump with indoor head. (1) hybrid Bosch system with heat pump and gas furnace. (1) Payne gas furnace a/c and another (1) Payne gas furnace a/c office to provide maintenance estimate.

PECO Air Sealing and Insulation Project * Perform blower door test and calculate target for the home. * Re-install rafter vents at attic roofline to ensure ventilation is not negatively impacted by added insulation. * Add more insulation into attic space with blown in insulation to achieve desired value. * Air seal garage rim joist and sill plates, and put insulation back into cavities. * Perform test out blower door test to validate results from air sealing.

Tan 6/24/25 Performed QA on gas furnace and ac install from 6/13. System was in ac mode when I arrived satisfied at 68° while it’s 99° outside. Checked temp splits, airflow, amp draw, and wiring connections at furnace. Tested furnace for a few minutes to confirm operation. Did not gather readings bc it’s 99° and did not want to run it long. Checked for gas leaks with leak detector. Customer (Andy) states upstairs is not getting as much airflow as last system. While system was correctly set for 2.5ton at 400cfm, I increased to 450cfm to help. Checked static and amp draw and found them good. Tesp is at .6”, esp is at .2” temp split was 23°. Checked condensate drain line, ez trap, condensate pump, and discharge line. No issues. Checked exhaust and intake and found them clean and properly glued with clear primer. Ductwork was mostly sealed except for a gap between filter box and return drop. I taped and sealed while I was here. Lineset is neat and found no gaps or tears. Outdoor charge wa

SOLD: 06/11/2025 3:12:45 PM - Best Best system for performance, comfort, and value. Removed old hvac system. Installed new Trane 90%, 2 stage furnace, indoor coil and ac. Had to cut 2 holes in soffit (holes are 12x12) to be able to run new line. Abandoned old line set in ceiling, could not remove. Old humidifer was in bad shape. I showed and talked to customer and we decided to dispose of it. Please email customer a quote for a new humidifier incase they want to do it in future. Installed expansion tank on water heater. Ran new vinyl tubing to sewer above unit. Ran new lineset 3/4 x 5/16 and 18/10 wire to outdoor. Installed ecobee thermostat. Installed new condensate pump, ez trap, return drop, filter box, and supply plenum. Adapted to existing gas, electrical, and venting. Tested out unit in all stages of heat and ac, recorded readings. Charged with 2lb 5oz of r454b.

Barry was prompt, professional and courteous. He brought his tool bag along and it felt like he was serious about getting the problem solved and not like let me look and decide. He did a through check on the HVAC and also did some preventative maintenance. Also suggested options on what can help in the long run.
