SOLD: 06/11/2025 3:12:45 PM - Best Best system for performance, comfort, and value. Removed old hvac system. Installed new Trane 90%, 2 stage furnace, indoor coil and ac. Had to cut 2 holes in soffit (holes are 12x12) to be able to run new line. Abandoned old line set in ceiling, could not remove. Old humidifer was in bad shape. I showed and talked to customer and we decided to dispose of it. Please email customer a quote for a new humidifier incase they want to do it in future. Installed expansion tank on water heater. Ran new vinyl tubing to sewer above unit. Ran new lineset 3/4 x 5/16 and 18/10 wire to outdoor. Installed ecobee thermostat. Installed new condensate pump, ez trap, return drop, filter box, and supply plenum. Adapted to existing gas, electrical, and venting. Tested out unit in all stages of heat and ac, recorded readings. Charged with 2lb 5oz of r454b.

Upon arrival I found contactor melted, capacitor blown, and packing on condenser fan motor blown. I gave estimate to replace all three. Due to system being 28 years old and not being able to confirm functionality of system I recommended getting an estimate to replace system.

Upon arrival, I performed maintenance on AC system. Inspected but did not change air filter since it hasn’t been used. Inspected evaporator coil and drain pan. Cleared and tested drain line. Inspected blower assembly and electrical connections. Cycled system in cooling and checked static pressure and temperature differentials. Proceeded to outdoor unit. Inspected outdoor coil and condenser fan. Checked electrical connections and components on outdoor unit. Checked refrigerant pressures and temperatures. System is operating appropriately at this time. unfortunately, due to missing parts on whole house exhaust fan I was unable to come up with a repair solution. gave homeowner estimates to install surge protection.

Upon arrival, i cycled system in cooling and proceeded to outdoor unit. Checked refrigerant pressures and temperatures. Checked voltages on inverter board cycled system multiple times without any issues. Removed mouse nest from compressor insulation. Did not find any issues or error codes at this time. Told manager to let us know if indoor unit has any error codes. System is getting up in age, but is operating appropriately at this time.

Gas furnace tuneup. Checked the wiring connections and the voltages . Inspected the burners and flame sensor and igniter. checked the thermostat in heating mode and checked the gas pressures and the furnace safeties. Inspected the flue pipe for corrosion and holes. checked the motor amps on the inducer operation and blower motor . Took indoor heat temp rise and tested for combustion. everything is in good working order at this time of service. Checked the AC side of the system . Checked the air filter and found good . Checked the wiring connections and the voltages on high volt and low volt. Inspected the indoor coil and flushed and tested the drain line. Checked the blower condition and inspected the blower amps and tested for static pressure. . Went to the outdoor unit and Checked and tested the pressures by using superheat and sub cooling methods. Checked the amps for the compressor and the fan motor and checked the indoor cooling temps at the supply and return. The AC

Checked the AC side of the system early 6 month . Checked the air filter and found good . Checked the wiring connections and the voltages on high volt and low volt. Inspected the indoor coil and flushed and tested the drain line. Checked the blower condition and inspected the blower amps . Had an issue with getting the a/c started on the new system . Went through all my diagnostics , had an issue with the thermostat all connections were not tight, wasn’t making a good connection.Went to the outdoor unit and Checked and tested the pressures by using superheat and sub cooling methods. Added 2lbs 4 oz , system is running at 10° sc per specs . Checked the amps for the compressor and the fan motor and checked the indoor cooling temps at the supply and return. The AC system is working fine at this time of service.

Perform precision heat tuneup on one year-old Lennox high-efficiency gas furnace. Homeowner just replaced 20 x 25 x 4“ air filter. Checked all electrical connections and components. Check temperature rise. Check gas pressure. Tested condensate pump. Talk to homeowner about thermostat she said everything seems to be working. OK at this time is not concerned with it. Also serviced CS series water softener system. Added salt to tank set up date and time correctly on both. Set region cycle to 2 AM. Ran both through region cycle. Performed hardness test before and after. Hardness was 6 before and now is reading about 4 which is good. Both water softener and gas furnace are working correctly at this time.

Found igniter white with small crack high resistance reading, replaced igniter on gas furnace 4A. Performed precision heat tuneup on for carrier gas furnaces. Checked all electrical connections and components. Checked resistance of all hot surface igniter’s. Cleaned all flame sensors. Checked temperature rise on each system. Found no surge protection on blower motors provided estimate to install X 13 surge protectors. Blew out pressure switch tubing. Perform combustion test on all systems. Librarian okayed repair to replace hot surface igniter. All four gas furnaces are working fine at time of service.

Performed quality assurance on recently installed train single stage propane gas furnace with 454B traine AC system. Checked overall electrical connections and components. Checked settings and control board. Checked condensate drain and exhaust pipe. AC will need to be tested at six month inspection disconnect is off at this time. Gas furnace is working properly at time of inspection.
