Luis 9-2-25 performed gas heat tune up on three Amana gas heaters. All three 95%. Check all electrical low and high voltage connections. Replacement of all filters. Check airflow inspect burners and igniters. Clean sensor performed combustion test on all three heaters ok. Test condensation pumps ok. Went over report with customer and provided estimate to add surge protection on indoor heaters. I also provided information on whole house air purification system.

8/26/25 Barry Completed (2) AC tune ups for first floor systems. Both 16x25x1 filters ok For Each system: Indoor and outdoor coils in good condition Inspected wiring, controls, electric motors and components; left estimates for surge protectors Measured temperature split and static pressure Inspected drains; clears EZ trap, tested pump; added treatment tabs to drain pan. Checked integrity of compressor motor (mega ohm test) Assessed refrigerant charge checked pressures. Discussed and left email estimate for APCOx whole home air treatment system. Can be installed at arch of the (3) systems in the house. AC system operating well at this time.

Completed QA for install for 80,000 BTU furnace with 3 Ton R32 AC system. Attic/second floor. Thermostat in master bedroom. 16x25x1 filter ok Inspected all aspects of install: mechanical, wiring, ductwork connections, drain refrigerant and vent piping. Completed available CoolCloud updates Configured fan speed using CoolCloud for 3 Ton non communicating AC was set to 6 Tons fan speed A15 when I arrived. Homeowners mentioned new unit is much louder. After configuration now fan speed starts at A9 and ramps to A12 after according to profile D. Electronic gas leak search on gas line: Pass Verified gas pressures and performed carbon monoxide test. Checked refrigerant charge. Added 1#8oz R32 to get from 2°SC to 10° Natal passes QA.

Fully assessed no cooling situation. Found nothing running on 2022 amana communicating gas furnace a/c. Found control board saying a/c 2 for second stage a/c. Went on to cool cloud app and found high voltage electrical fault to outside unit. The power went on and off several times today. Reset breakers and tested oper. Checked refrigerant pressures and temperatures. Showed homeowner how to reset in event of a power outage. A/c is working properly at time of service.

Installed new Goodman furnace and indoor coil in a new auxiliary drain pan. Reconnected return and supply ducts. Adapted to gas from gas valve to the unit, installed a new ez trap and wet switch, insulated drain line. Installed a motor surge protector. Installed new Goodman air conditioner on a new concrete pad, installed mars disconnect with a built in surge protector. Flushed refrigerant lines, adapted to refrigerant lines and brazed them in, pressure tested to 350psi and leaked checked all joints before evacuating the system down to 500 microns. Added 1 lbs 8oz. Tested all functions of the equipment, working good at time of completion.

7/24/25 Tan Performed ac maintenance on 8 year old system installed by another contractor. Gas furnace was recently replaced by us. Checked temp splits, airflow, and amp draw on blower motor. Checked filter and it was still good. Found .2 static drop across filter which means it’s good. Flushed and tested condensate drain pan and line. It naturally drains into nearby sump pump. Found no evidence of oil in pan that typically suggests a leak. Indoor coil is in good condition. Uses txv metering device. System has flood protection and surge protection on indoor unit. Checked outdoor system and found it leveled. Outdoor disconnect is equipped with surge protection which helps the ecm condenser fan motor. Checked capacitor and contactor and while they’re original to age, they checked out. Checked amp draws on motors and they’re within manufacture specifications. Checked refrigerant levels and they were good. Washed outdoor coil using nearby hose. Informed Mike about his system and he’s sat

Estimate

Arrived for the second floor attic system not cooling. On arrival I could see ice on the line set outside. I went inside turned the thermostat the fan on and cool to off. I didn’t take long to melt off. I threw my gauges on the outdoor unit found very low had 40° superheat and zero so cool. Customer has an estimate scheduled tomorrow at 3:30 PM. He’s looking to replace the furnace and AC system is 20 years old old R 22. I collected for my balance for today For diagnostic and an air filter.

Upon arrival, I found no error codes for water pump. When looking through fault history, I found several errors for water temperature. this is most likely due to low water pressure. Checked water pressure and found loop at zero PSI indicating a leak. Pressurized loop at 22 psi to increase flow rate. Checked refrigerant pressures and temperature. Checked temperature differential on water in and out. System is operating appropriately at this time. Homeowner will have to have well company look into leak.
