Completed AC tune up for 3.5 Ton Amana AC system Replaced Aprilaire 413 filter Indoor and outdoor coils in good condition Inspected wiring, controls, electric motors and components; left estimate for surge protector for outdoor equipment Measured temperature split and static pressure Inspected drains; cleared EZ trap, tested pump; added treatment tabs to drain pan. Checked integrity of compressor motor (mega ohm test) Assessed refrigerant charge checked pressures. AC system operating well at this time. Paid for invoice today. Filter replacement.

Performed AC tune up for 5 ton Bosch inverter heat pump system, Closed bypass damper at humidifier for summer. Replaced 20x25x4 filter provided by customer Inspected condition of both the indoor and outdoor coil Measured temperature split and static pressure Ensured drains were clear. Test condensate pump. Inspected wiring, controls, electric motors and components including fan speed. Monitored R410A refrigerant pressures and levels ok. Check input and output on outdoor inverter ok. During today’s visit noticed expansion tank has failed. Provided estimate to replace expansion tank and add pressure reducing valve.

Checked the AC side of the systems. Checked all the air filters and replaced if needed . I checked all electrical wiring and voltages. Checked the indoor coils and inspected the drain pans . The condensate drains on all units were water tested and cleared. Checked all the blower operations and amps. Inspected the outdoor unit coils and inspected the wiring connections and voltages for all units . Tested the pressures by using superheat and subcool methods and checked the amps for the compressor in the fan motors on all units . Checked the indoor cooling temps at the supplies and returns for both systems . Both AC units are working fine at this time of service .

Perform AC tuneup on a 4 ton Lennox air handler outdoor straight AC unit. Inspect electrical connections and components low and high voltage inspect air filter clean at this time. Check drain inspect blower motor and capacitor. check indoor coil condensate drain and pump. Could see some refrigeration oil inside condensation pump. Check supply and return temperatures went outside and inspect outdoor coil check capacitor, contactor, compressor windings refrigerant levels.. based on manufacturer data plate system is low on refrigerant still cooling but not fully charge. Approach method shows is low. Liquid line temp 92 and outside temp 75. Total of 17 degrees. Nameplate calls for about 8 degrees. Found one of the winding screws very loose. Tightened connection. Compressor is making noise coming from pistons. Unit is very old. Would recommend getting an estimate to replace system before unit dies. Customer will wait until something major happens with unit.

Found capacitor weak tested at 42/7.5, replaced 45/7.5 capacitor. Also performed precision a/c tune up on trane a/c system. Checked all electrical connections and components. Inspected evaporator coil. Checked temperature split. Tested condensation pump. Checked refrigerant pressures and temperatures. Entire system is 13 years old and getting to the point of replacing, but is working at time of service.

Indoor blower motor has surge protector. Measured temperature split and static pressure Inspected drains; clears EZ trap, tested pump; added treatment tabs to drain pan. Checked integrity of compressor motor (mega ohm test) Assessed refrigerant charge checked pressures. AC system operating well at this time.

Found system slightly low on charge. R410a pressures were 239/106 with only 3 subcooling and 27 superheat. Homeowner mentioned that he has had refrigerant added since it was installed. System is a 2015. Talked to him about replacement option of ether straight a/c or a heat pump system. He wanted to add refrigerant for now added 2 lbs of 410a. Now subcooling is about 10 . Refrigerant pressures are 245/117. He is going to discuss with his wife a time to have us come out to give a replacement estimate. A/c is working with a 22 degree split at this time no guarantee on how long charge with last. Found evaporator coil is leaking confirmed with seeing leak dye and electronically.

Arrived at call for no heat, found unit had no power to the furnace. Checked fuse and breakers and found no issues. Went to the emergency switch at the top of the stairs and found the one for the furnace was off, turned switch back on and tested unit and found no issues.
