10/29/25 Dan I arrived to the customers home to service there 6 yr old gas furnace system. I started with checking the air filter and replaced, filter size is 16x25x1 . I checked all my electrical connections and voltages. I inspected and tested the burners , flame sensor and the igniter. I inspected the exhaust for restrictions and rust and holes. I inspected the inducer and the blower motor operation. I checked and tested for combustion and took temp rise splits at the return and the supply. Everything is running fine at this time of service.

Fully assessed no heating situation on 1993 American standard gas furnace . Homeowner replaced his own control board, work fine during cooling season the heating season came and now has locked out on several different codes. ( reverse polarity, pressure switch code, high limit). Used camera and looked over heat exchanger and found it to be cracked. Explained to customer that due to the age only real option is to replace the system. Our office to contact and set up appointment.

Fully assessed no heating situation on Goodman gas furnace installed by dibiase 3/25/25. Found furnace locked out on ee3 high limit code. Found air filter was clean. Checked temperature rise ad it was at 68 degrees way to high. Found furnace set to f01 which was way to low. Set airflow to fo2 which is 1200 cfm for heating. Furnace is 80,000 btu. Temp rise is now 50 degrees and furnace went through a complete cycle without locking out. Performed combustion test. Gas furnace is working properly at time of service.

Performed precision heat tune up on 2010 Rheem gas furnace. Homeowner just replaced #10 humidifier pad and Aprilaire 413 air filter. Checked all electrical connections and components. Checked temperature rise. Performed combustion test. Found co getting a little high at 89 ppm. Checked gas pressure it was good. Inspected heat exchanger with camera , did not see any cracks. Possibly secondary heat exchanger is getting blocked up. Would recommend thinking about replacing system. Gas furnace is working at time of service . He is going to have us re look a the furnace in the spring time to see how it’s running.

I did recommend in adding sone water safeties , they will review the estimates.

10-7-25 Luis customer called in for another rooftop unit not working this time rooftop number Two (toddler b) wasn’t cooling. Found unit cooling at the point of arrival. We checked system performance check refrigerant levels, electrical indoor wiring filters, blower motor. Everything checked ok unit is cooling. I do found an issue with wiring on economizer VRV system. I unplug economizer so unit would run. I would recommend contacting original contractor, based on building map, some of the units are feeding other rooms owns possible thermostats don’t march rooftop units.

10-6-25 customer called in for no cooling in couple of the rooms. I talked to customer upon arrival. She pointed out the room that were not cooling. Every room she mentioned has its own thermostat (3 different units). All three unit are cooling upon arrival. I did not had time to look all al three units. I focused on unit #8 baby room first floor. Unit is cooling normal. I did not find any issues. Customer stated couple days ago was not cooling I check filters. Blower all electrical ok all filters ok. Supply air 46 return air 67 unit is cooling with no issues. For future appointment each thermostat is separate unit and needs it own ticket. Attention office.

9-30-25 Luis customer called in for no cooling indoor fan runs but no outdoor. After troubleshooting unit found outdoor capacitor reading 0 mfd rated 45/5 provided estimate for repairs. Customer decided to wait in ac repairs for now During today’s visit I also performed tune up in gas heater I also performed happy as heat tune up in carrier 80 Btu 90% furnace, check electrical components, low high voltage’s replaced standard air filter 16x20x1, clean all ignition components, clean sensor and burners check gas pressure and perform combustion test ok check temperature across heat, exchanger supply and return air temperature within range i noticed inducer combustion blower makes loud noise coming from bearings, informed this to customer. Cycle heater ok. Provided estimate to replace inducer assembly. Other ignition parts are 8 years old. Showing minor wear during today’s visit.

9-22-25 Luis customer called in for cooling nothing is running two stage Amana communication system, it shows L6 open run circuit check all safeties pump water sensor and safety drain trap. Found outdoor start capacitor out of range. Provided estimate to replace capacitor and customer approved repairs. After replacement of run capacitor test system operation ok. Check refrigerant levels within range. Cycle ac unit ok. Replacement of capacitor under parts only warranty. I gave member price for the repairs. I also rinse outdoor coil no charge.
