8/14/25 Dan On arrival to the customers home, I looked at the indoor unit. I inspected the coil the filter and blower operation. I went to the outdoor unit and found the fan was running but not the compressor. I opened up the cabinet inspected and tested the outdoor dual capacitor found it was very weak and failing. I quoted the customer for a new dual capacitor and also recommended in adding a hard start kit. The customer went with the dual capacitor at this time. They also signed up for a contract for 189. I checked and tested the system after the capacitor was installed. Everything is back up and running at this time service. Immediate repair of outdoor electrical system with standard duty capacitor to prevent breakdown due to wear and tear.

Thermostat was set to “Heat 73” Filters ok We changed to cool and I verified operations at equipment on roof. Checked for any error codes. Verified operations and temperature split. System operating well at this time. Office to follow up with billing/invoicing. I had a conversation and informed Kelly who was there.

Performed precision a/c tune up on York rooftop system. Replaced (2) 15x20x2, and (1) 14x25x2 air filters. Checked all electrical connections and components. Checked temperature split. Tested blower capacitor. Inspected blower motor. Inspected evaporator coil. Cleaned out condensation trap. Checked refrigerant pressures and temperatures. Kitchen rooftop is working at time of service.

Fully assessed water heater leaking situation. Bradford white water heater is leaking at nipple from top of water heater where it screws into the tank. Explained to Rodger that if you try to replace this nipple it will leak at the tank threads. Also seen a good bit of rust at bottom of tank. Water heater is 14 years old recommend replacing water heater. Water is shut off to tank and gas valve is turned off on Honeywell control. Provided estimate to install new Rheem power vented water heater. Need to schedule water heater replacement with customer.

Customer called in for both units (dining room) not keeping up with temperature. Found both thermostats set to cool 73 room temp register 73. Lower temp to test operation went to roof York 7.5 ton and carrier 4 ton package units. After troubleshooting found all filters dirty. Also belts not running at full speed. During today’s visit I was able to perform tune up on both units. Replacement of all filters. Check refrigerant levels and pressures all motors ok supply and return air temps ok. Flush drain and clear traps. I did replace both motor belts. During tune up Tempe got down to 69. Cycle both units ok. Both units are cooling according to manufacturer specifications. blower motor belt blower motor capacitor and belt

I arrived for no cooling call. I started with the basement unit. I checked the air filter the indoor coil and blower operation. I went to the outdoor unit and checked and found the capacitor was failed and also the contactor was noisy. I gave the customer a few options, he chose option number two, which was a contactor and dual capacitor. Remove the failed parts and replaced with the new. I turned the power back on and tested system operation. Everything is back up and running at this time of service , i collected for my repair is diagnostic.

Checked the AC side of the system . Checked the air filter and replaced. Checked the wiring connections and the voltages on high volt and low volt. Inspected the indoor coil and flushed and tested the drain line. Checked the blower condition and inspected the blower amps. I Went to the outdoor unit and inspected the wiring connections and the components . Checked and tested the pressures by using superheat and sub cooling methods. Checked the amps for the compressor and the fan motor and checked the indoor cooling temps at the supply and return. The AC system is working fine at this time of service.

Disconnect, remove, and properly dispose of existing package rooftop unit. Installed new package rooftop unit and new curb adapter. Completed all mechanical and electrical connections to the unit and seal curb and adapter. Tested out new roof top, working at time of completion.

Upon arrival found thermostat was blank in Kelly’s. Proceeded to rooftop and found package unit was condemned in 2023. Cycled other two package units to ensure proper operation. Other package units are operating appropriately at this time. Owner will still need to replace rooftop package unit.

Checked the amps for the compressor and the fan motor and checked the indoor cooling temps at the supply and return. The AC system is working fine at this time of service. Found his reme halo needed a new cell . Customer approved the work and i went out and got a new replacement bulb and replaced and tested .
