9-30-25 luis performed gas heat tune up. Amana gas heater from 2022. Location on second floor. Check all electrical components low and high ok. Inspect air filter 413 ok. Check all ignition components ok. Performed combustion test on heater check Tempe rise on heat exchanger ok. Cycle heater ok. I went over with customer regards today visit. And I also went over the check list on report. We went over water safety, bacteria protection and surge protection, outdoor unit does have surge protection but no outdoor. And there is water sensor but no safety trap for the ac unit. Customer could add these safeties any time. Provided pricing and recorded on history in case customer wants to do it in future.

Completed Gas Heater Certification for 40,000 BTU 92% efficiency natural gas furnace. Located in attic accessible by ladder. Installed horizontal right configuration. There are (4) 14x14x1 filter racks in the house. 1. entry level across the hall from garage entrance. Knee level. 2. Under thermostat on second floor 3. Master bedroom ceiling rack (3rd Floor) 4. 3rd Floor hallway in between the bedroom doors. When I went into attic I could smell gas. The gas line was leaking at (3) points: the counterstrike fitting (nut), the union, and the nipple between the valve and the union. I had to replace the nipple and use new pipe dope there. Customer approved repairs. Afterwards repairs and tightening the gas line passed leak test both soap bubbles and electronic high sensitivity test. There is a $25 discount on the invoice for gas line repair. Inspected burners, inducer, pressure switches and heat exchanger. Cleaned flame sensors Checked ignitor ohms. gas pressures. Combustion and draft tests. I also clean lux aire indoor coil used coil cleaner all unit are working within manufacture specifications.

9-5-25 Luis performed gas heater tune up on Lennox 90000 btu gas furnace. Check electrical low and high, clean sensor and inspect burners check gas pressure and perform combustion test check supply and return air temps and static pressure. .75 total static and 43 temp rise. Cycle gas heater ok. Indoor unit does not have any water protection, surge protection or bacteria. Provided estimate to add water safeties and surge protection. I also included information about whole house humidifier. Customer will review information. Customer signed up for service plan gas and ac plan.

Luis 8-18-25 customer called in for tenant location no air conditioning. Found system running upon arrival. Tenant showed me video where noise was coming from. Noise was coming from indoor blower housing. Check operation found capacitor reading good number. Noise happens when blower come on. Noise is coming directly from motor. I also hear something from wheel. Filter was super dirty, will need change filter. Checked outside unit refrigerant levels ( levels are lower than normal) And all electrical components. Capacitor terminal are all corroded and rusted. Provided estimate for repairs and recommendations. Land lord will get back to us after reviewing estimates.

Met with Ali at 1201 airport road. There are 2 furnaces on the second floor that need to be replaced due to heat exchangers in poor conditiin. Furnaces are natural gas furnaces.

Upon arrival, I perform certification on gas furnace. I noticed indoor fuse was blown due to low voltage short on outdoor unit. Replaced fuse and cycled heating. Performed combustion analysis on furnace. I found gas pressures were appropriate, but combustion had a higher oxygen content. Performed inspection with camera on heat exchanger. I found bottom of primary heat exchanger was starting to rot. While inspecting burner assembly, I noticed hot surface igniter had a high resistance value and had a crack forming. Gave owner an estimate to replace heat exchanger and igniter. Drain line was also cracked and shattered in several places. I gave owner another estimate to repair drain line. I do not recommend operating system until these issues are addressed. I recommended getting an estimate to replace furnace.

Arrived to perform heater certification, customer took me downstairs and showed me the heater he wanted me to perform certification. Performed initial testing in heater. Inspect electrical low and high voltage connections and components. Performed visual inspection on interior parts. Burners are in bad shape. Front heat exchanger shield is in bad shape. Massive corrosion and rust. Performed smoke test and system failed test. Used camera to inspect inside cells. There is couple locations where metal has become thinner and metal starting to crack. All mechanical components are original to system (1996). Combustion test did not passed. System needs major repairs. According to manufacturer heat exchanger had part warranty 20 years which expired 2016. Heater will need to be rebuilt or replace. We will provide estimate for repairs. Would recommend getting an estimate to replace heater,

Dropped off gift cards for Rachel that were part of the installation agreement. Reviewed equipment but did not complete qa inspection. On qa please investigate maximizing airflow to 3rd level by checking fan speed settings and seeing if adjustments can be made to the dampers 5/22/25 . Performed qa on recently installed trane gas furnace and a/c. Tested system in a/c mode. Refrigerant pressures were good. Inspected all wiring and settings. Adjusted dampers to push more air to the top floors, homeowner said see is happy with the adjustments.
