Luis 5-20-26 customer called in for no cooling, ac unit from 2009 indoor unit blower running but no outdoor found low-voltage electrical issue with the wiring going to the outdoor unit and capacitor reading 20 MFD rate at 45 MFD provided estimate for recommendations and immediate repair. I also informed customer about system age, I talked to customer about the best solution will be system replacement. Customer decided to go with band aid options for now. Replacement of capacitor and fixing wiring. Test operation after repairs. Check refrigerant levels ok. Customer will be replacing filter 16x25x1. Customer became service plan for HAVC. Did not perform tune up during today’s visit. 

System currently operational but at end of normal life expectancy. Due to age and likelihood of issues moving forward, replacement of system is recommended.

Review
The first technician found a coolant leak while doing a routine AC check up. Luis was dispatched to recharge and repair our unit. He informed me of the problem and the cost of repair, so I could decide if I wanted him to continue the work. Once I approved the repairs, he completed the work very quickly and in a professional manner.

AC tuneup on a 3 yr old R410A Amana AC. 

Started tuneup at indoor system checking electrical connections, all electrical components functioning properly. Checked my return and supply temperatures and found a temp split in good range. Checked static and found total static to be in good range. 

Homeowner replaced filter at beginning of April, filter did not need to be replaced today. Visually inspected blower motor and coil, both in good condition. Flushed and cleaned EZ trap and ensured there is proper drainage. 

At outdoor noticed hissing noise coming from suction line port when I took off cap. Tried to replace shrader core but was not able too. Technician to return today 4/27/26 to replace shrader core. Homeowners are keeping AC off until service technician returns. I was able to complete indoor tuneup but refrigerant levels still need to be checked on outdoor. 

System is operational at time of service but system is turned off at thermostat until technician is able to ret

Garthered infromation for install . If you are looking at the unit, we will cut a side 12 inch round adhesive takeoff run it to the ceiling and across going right to wall and cut ans connect to a 14 x 14 filter Return grill register.

No cooling call 5 ton American standard unit, found compressor shorted to ground. We were here previously and discovered bad compressor. Other 5 ton unit needs work. I would recommend replacing both units. Tony to come out later on today to provide options on system replacement.

80% Gas furnace dating to 2007 with (2) Zones.
AC dates to 2020.

Issue has been them waking up to a cold house 

Zone 1 is the 3rd floor (14x12” Trunk Damper Honeywell 24V)
Zone 2 is ground floor level (10”x10” Newer damper; very difficult to access)

Zone 1 damper is getting mechanically stuck open and on one occasion during troubleshooting it got stuck closed. I can see the lever struggling to get to the point where it is closed and then get stuckThis damper needs to be replaced.

The zone control appears to be working ok but has some discoloration and burn marks. 

The ground floor zone damper (10”x10”)  is newer and working fine.

Checked over basic operations of furnace and replaced 16x25x1 air filter today. 

*For now I took the zone damper power wires out of terminals for zone 1 and it is open. So it should stay open until repairs can be made. 

My recommendation would be to replace the furnace and zone if issues at the same time. Consultations for new system is free.

Luis 1-28-26 customer called because he is having issues with heater, 90% heater drain termination is outside, 3/4 pvc. Heater is located second floor and drain goes on the outside wall all the way to first floor, see photos, pipe freezes on the outside and heater goes on pressure switch error. Customer had to go outside and use hair dryer to clear ice for heater to work. My only suggestion will be insulating pipe in the outside with foam tape. Customer will need to cut access panel for us to take a look at termination from inside house. We could increase pipe to 1 in and add foam tape insulation. Customer will need to cut sheet rock for is to access situation. Customer will tried to use heat tape for now and will call us if need our assistance.
