Immediate replacement of neutralization system for boiler waste water Proactive repair of boiler ignition system with new flame sensor and igniter 10-1-25 Luis installed new neutralization system for boiler drain system test operation ok check connections ok. We will need come back tomorrow afternoon to finish repairs with other parts.

Luis 10-1-25 performed oil boiler cleaning/tune up on Columbia oil boiler. Probably from 2000. Clean heat exchanger and flue pipe, I also clean chimney base, on burner side replaced oil filter. Nozzle and strainer. Check oil flow. Inspect burners components, all components showing wear. Some other are in bad shape. (Still running but most likely will fail this season). Electrodes tips are worn out. Blast tube head is crack. Transformer and pump coupler weak. I tested boiler operation performed combustion test and smoke test, ok check water pressure and temp. Water feeder does not feed water correctly, is currently off to boiler. Cycle oil boiler ok. Oil tank is old has severe rust in belly of tank. Oil valve is very hard to turn (could leak while turning on and off customer needs to be aware this condition) would recommend getting an estimate to replace tank and valve. I went over With customer on today’s report. And share information regards boiler condition and provided couple estim

Issue was tripped wet switch. Small amount of water in drain pan. I dried pan. Made sure air handler doors were all tight. Also replaced (2) 14x30x1 filter in ceiling grille. Tested system. Also identified and labeled both breakers for the system. System operating well at this time.

9-24-25 Luis performed quality assurance on recently installed ac unit and indoor coil, I check all wiring on thermostat and furnace, inspect isolation board for A2L refrigerant ok check airflow supply and return air temps ok check outdoor unit pad disconnect and wiring ok refrigerant levels within range. Unit passed inspection.

9-24-25 Luis performed oil furnace tune up check up. Check all electrical components low and high ok. Check air filter ok at this time 20x25x5. Clean heat exchanger and flue pipe I also clean chimney base and inspect liner base. Removed burner assembly and replaced nozzle .85x80a new pump strainer inspect oil filter ok at the time. Realign electrodes and clean them test transformer and cad cell. Heat exchanger passed safety test. Performed combustion test and smoke test ok check draft ok. Cycle oil heater ok. I called homeowner to infmor her about weak transformer and cad cell customer approved replacement of these parts. Replacement of high voltage transformer and new flame sensor Oil furnace is in good working order and burning correctly according manufacturer specifications.

Set new coil on existing oil furnace. Adapted to Supply ductwork. Adapted existing lineset to new coil. Rewired unit through dragonfly board for a2l mitigation. Ran new condensate drain to new condensate pump. Wired all safeties in series to break 24v R call to thermostat. Set new unit on new pad and leveled. Hung new disconnect with surge protector and sealed to wall. Adapted lieneset to new unit. Brazed pressure tested evacuated and charged system. Made all high and low voltage connections to unit. Performed alm test out procedures cleaned all work areas.

Arrived to the customers home and picked up Kurt’s testo and Milwaukee bits . Leave in his bin.

Performed precision heat tune up on locknivar gas boiler, and (2) Mitsubishi mini split heat pumps. All wasable mini split filters are clean. Checked all electrical connections and components. Performed tune up on gas boiler. Found flame sensor, igniter should be replaced along with media neutralizer. Performed combustion test on boiler. Made sure all five zones were getting hot. Was not able to go over options with homeowner due to she has some errands to run. All systems are working properly at time of service.

08/27/25 Dan Performed a QA on a heat pump system. Took photos of the equipment and looked at the overall install of the indoor unit and the outdoor heat pump. Looked at the wiring connections and the voltages. Inspected the drain lines and tested the condensation line . Inspected the air filters. (2) 14x30x1 and looked at temp splits for the system . Outside unit checked the disconnect and the outdoor unit level and made sure all connections are sealed and wiring was completed in a neatly fashion. Refrigerant Charge was good and checked compressor and fan amp draws. New equipment is working fine at this time of service .
