Mentioned that when they made a demand for cooling from zone 3 which is the master bedroom at night the first floor zone gets very cool. I made sure pneumatic dampers are working and used anemometer to measure air velocity. All dampers are working properly. My only suggestion would be to keep the master bedroom, closer to your target temperature throughout the day so that there is not such a long run time later in the day should help minimize overcooling of 1st floor. It may be better to have a manual damper in place of the current bypass damper. I will discuss with management and we will decide on quote for this. Completed AC tune up: Filter in good condition Indoor and outdoor coils in good condition Cleared EZ trap and added treatment tabs to drain line Inspected wiring, controls, electric motors. Outdoor equipment has surge protection. Measured temperature split and static pressure. Assessed refrigerant pressures and diagnostics: 5° Subcooling: Good System operating well
I am always happy with the service. All the technicians are very nice and patient. No cursing. most important for me. Today Barry Peirson came when I called this morning to move the AC unit since I was doing cement work on the base. totally unplanned. came, estimated, did the work. i requested a service in the morning unplanned they came , estimate and once I accepted the estante the work was done Barry was awesome, explaining all the time what had to be done , challenges and solutions. great !!

Recovered and weighed refrigerant. Could not pump down. Compressor limit was preventing it. Cut refrigerant pipes I’m such a way that concrete contractors will be able to pour and level concrete. Closed service valves at outdoor and taped and covered refrigerant pipes. Removed whip from disconnect and put it at the furnace to keep water from getting in. Breaker and disconnect For outdoor equipment is off. Breaker for furnace is on. They can use heat or fan only if needed. *Please bring refrigerant copper. (3/4” 3/8”) and fittings in case needed. Should be able to swage and braise. But if section of Lineset attached to unit is kinked during moving of unit, you will need new. We will return and braise system in, evacuate then charge system new virgin refrigerant. Currently scheduled Friday 12/4PM. She agreed to estimate and paid for invoice in full today.

Performed ac tune up on a 5 ton Amana ac unit. Check electrical low and high voltage connections and components. Replace air filter, flush drain test pump. Check supply and return air temps and flows. Inspect coils, blower and wheel. Outdoor unit refrigerant levels and pressures. Capacitor and contactor ok. Provided estimate to replace condensation pump and run new vinyl tubing (vinyl tuning will have to be routed to main sewer). Customer approved repairs Replacement of condensation pump and run new vinyl to different drain discharge termination. After repairs test operation ok.

Performed ac tun up on 4 ton Bryant heat pump (LP) gas heater as back Up. Check electrical components low and high, replace filter, flush drain test pump. Vinyl tubing is in bad shape. Very difficult to replace and it goes outside. We will need to get back to heater to replace vinyl (they will need to cut access on side wall). Inspect indoor coil and blower. Check airflow. Went outside and checked heat pump. Check capacitor contactor and control board. Compressor test starts green but then drops to yellow. It also some times starts louder than normal. Capacitor is pitted. Refrigerant levels and pressures are normal. Higher numbers than normal, but unit is cooling. Would recommend getting an estimate to update system. Office to follow up with customer. Indoor unit does not have any water protection, And surge protection. Provided estimate for those items.

Completed AC tune up for 3 Ton Lennox heat pump system. Electrostatic filter ok. 20x20x1 Indoor coil lots of rust. Some oil in drain pan. Inspected drain, cleared EZ trap. Inspected wiring, controls, electric motors, fan speed taps. Cool is set to Med LO (tap 2). Measured temperature split and static pressure Assessed refrigerant charge/pressures. It was a little low on refrigerant. 3° Subcooling. Indication of refrigerant leak. Oil in pan suggest leak is at indoor coil. I called Lennox Parts Plus. Indoor Coil is under warranty until March 2026. Left estimate to replace indoor coil under warranty. Also left estimate to charge unit up to 2# R410A refrigerant. System will underperform slightly until repairs are made. I discussed upgrading system as opposed to investing in a system that is 1 year away from warranty. It is 9 years old. Homeowner paid for plan membership today. She wants to set up a consultation for system replacement. She says that the system was upsized because

Air Sealing and Insulation Project * Remove existing insulation and install 2” Rigid Board Insulation on crawlspace exterior walls. * Air seal rim joist and sill plates, and install new R-19 insulation back into cavities. NOTE FROM INSTALLER: Customer notified about possible water infiltration prior to insulating crawlspace walls.

Performed precision a/c tune up on 4 systems total. Replaced (2) 16x25x5 with (2) 16x25x1 for now. Checked wasable filters on mini split systems. Tested all capacitors. Found no surge protection on mini split systems provided estimates. Checked temperature splits. Checked refrigerant pressures and temperatures. All a/c,s are working at time of service.

Performed precision a/c tune up on Daikin mini split heat pump with 3 indoor heads. Cleaned all wasable filters . Flushed drains with water. Checked temperature splits. Checked all electrical connections and components. A/c is working properly at time of service.

Completed AC tune up for 3 Ton American standard Trane system He wants us to bring the 16x25x4 for next visit. I left estimate for our price to replace it. Indoor and outdoor coils in good condition Inspected wiring, controls, electric motors and components; left estimates for surge protectors Measured temperature split and static pressure Inspected drains; flushed drain and ensured flow by adding water directly to drain pan. added treatment tabs to drain pan. Recommend and left estimate for drain pan overfill switch. Checked integrity of compressor motor (mega ohm test) Assessed refrigerant charge checked pressures. 8° Subcooling is within manufacture target, (10° +- 3°) AC system operating well at this time. Discuss plan membership. He wants to wait until next tune up to become plan member. Left email estimate. He paid for AC tune up today

After interviewing several other Heating and Air Conditioning Services we chose Dibiase to do our very complicated system with 4 Condensers outside, 2air handlers, and two separate systems forced air. All went well on the first call where the technicians went over each system and fine tuned it all.
