6/17/26. Fully assessed Goodman 2 zone a/c system. Talked to Maria about what she was experiencing. She described that the 1st floor nest was not calling for cooling yet she could feel cold air blowing on her and the outside unit was running. After checking over the system and what she described, determined that all it was it was the 2nd floor zone was calling for cooling which it was supposed to be running and the cold air was being blown down from 2nd floor vent from the loft area, explained to Maria how the zone system works. System is cooling correctly. Tested out system. Checked temperature split it was 24 degrees. Also talked to her about the importance of a water safety for the system and provided an estimate to add a wet switch. A/c is working properly at time of service.

Luis 6-16-26 Performed ac inspection on attic central ac system and Mitsubishi mini spit for office area. Attic system is Bryant from 2014, washable filter (cleaned during today’s visit). Flush drain inspect coils and blower. No surge protection. No drain protection, unit does not have electrical switch. I provided estimate to add these safeties. Check supply and return air temp ok check outdoor unit electrical and refrigerant system. Line set insulation is missing on suction pipe. There some section of low voltage working that is exposed, outdoor level is not level anymore and it is shifting in the front. Outdoor unit is inverted system and does not have surge protection, i included surge protection on estimates. Outdoor unit is from 2020 but indoor from 2014 System currently operational but at end of normal life expectancy. Due to age and likelihood of issues moving forward, replacement of system is recommended Mitsubishi ductless unit. Clean filter, clean coil components and flus

6/8/26. Fully assessed no cooling situation on 2020 amana heat pump. Found indoor blower motor running but not outside heat pump. Found failed 35/5 capacitor. Replaced capacitor under parts warranty and tested operation. Also performed tune up on amana heat pump system. Checked temperature split. Brushed out ez trap. Inspected evaporator coil. Aprilaire 313 filter is clean. Checked refrigerant pressures and temperatures. Recommended installing x13 surge protector. Installed and tested operation.

Luis 6-5-26 Customer called in for water leak from boiler piping. Customer showed me where water was coming at some point. Air separator head leaking, provided estimate to replace head, I noticed expansion tank not fully charge. I also included in the estimate. One other option is to install electric water heater so boiler doesn’t run in summer months, I presented couple options. Customer will go over estimates and will call office.

6-4-26 Luis performed quality assurance on recently installed gas heater Corrected low voltage wiring for wet switch and gas piping. Test operation both zones. Two zone system first and basement zone. Heater is working within manufacture specifications. I emailed estimate for air cleaner

Luis 6-3-26 Performed ac tune up on two Bosch heat pump fist floor 5 ton and second floor 3 ton. Replacement of both filters. Flush drain and inspect traps ok. Check indoor electrical and components ok check airflow supply and return temps. Indoor units don have any surge protection we provided estimate on previous visits. Check outdoor unit electrical connections and components, check refrigerant levels using Bosch control board. Refrigerant levels are within manufacture range. Cycle both units ok. Both filters were very dirty (black from burning candles) I provided estimate to add air cleaners to better indoor air quality and capture more particulate.

Performed QA on newly installed electric heat pump with basement air handler. System passed inspection. See notes on QA form regarding return visit to install supply register. 5-26-26 return visit to install supply register at the basement location, kept register off customer will open and close based on their needs.
