Luis 4-27-26 customer called in for burning smell. Found system off upon arrival. Reset power to unit and test operation noticed fan motor very hard to spin. Error code showing blower motor issue. Test motor and found motor failed electrical issues. Provided estimate to replace blower motor under warranty parts. I also would recommend adding surge protection to motor. Emailed estimate for both options. Office to get back to customer.
Completed AC tune up for 4 Ton Goodman AC system Equipment is AC+Gas Furnace dates to 2022 4 years old. Replaced Aprilaire 501 filter provided by homeowner Indoor and outdoor coils in good condition Inspected wiring, controls, electric motors and components; equipment has surge protection Measured temperature split and static pressure Inspected drains; cleared EZ trap, tested pump; added treatment tabs to drain pan. Checked integrity of compressor motor (mega ohm test) Assessed refrigerant charge checked pressures. Water heater is tankless provided estimate for tankless water heater service. Also provided email estimate to install 2.1 gallon expansion tank. *Will require a pex to pro press tee. Also provided previous estimate for APCOX whole home air treatment system. Lifetime warranty on unit. 3-year bulb replacements AC system operating well at this time.

Informed homeowners that it is a good idea to add 4 per month to keep drain line cleared. Have experience 1 drain backup in past. We could not find Drain termination *It has to be behind a wall. Luis 4-21-26 performed ac tune up on recently installed trane communicated air handler and heat pump. Check cool mode. Replacement of 24x24x1 filter. Flush drain ok check air flows ok. Did not change any numbers on settings. Check outdoor unit electrical components ok. Used technician app to check charge ok cycle heater operation pump ok,
Replaced rusted aluminized steel burners with (5) new stainless steel burners. Tested furnace afterwards, Completed AC tune up for 4 Ton Amana heat pump system. System is heat pump/propane furnace hybrid installed February 2019 by Dibiase. Replaced 20x25x1 filter Indoor and outdoor coils in good condition Inspected wiring, controls, electric motors and components; left estimates for surge protectors. 1 for indoor equipment blower motor. And 1 for outdoor equipment circuit. Measured temperature split and static pressure Inspected drains; cleared. EZ trap, tested pump; added treatment tabs to drain pan. An additional water safety is recommended; wet switch which will shut equipment down if water is detected on floors near indoor equipment. Checked integrity of compressor motor (mega ohm test) Assessed refrigerant charge checked pressures. Good AC system operating well at this time.
I arrived to the customers home to service their 6 yr old Goodman a/c system . I checked the wiring connections and the voltages . I checked and found the indoor air filter was ok , the filter size is 16x25x1. I Inspected the indoor coil and tested the primary drain pan and cleared and tested the water drains and traps if applicable. I Took indoor temp splits at the return and the supply and checked the blower motor condition and operation. I looked at the outdoor unit wiring connections and voltages . I inspected the outdoor components and checked my unit pressures by using super heat sub cool method. System in good operating condition at this time. Recommended some items for the equipment for the customer to review. He would also like me out for any repairs and services. Collected for contract renewal for $189.00 paid by cc.

I Took indoor temp splits at the return and the supply and checked the blower motor condition and operation. I looked at the outdoor unit wiring connections and voltages . I inspected the outdoor components and checked my unit pressures by using super heat sub cool method. I had to wrap the unit due to cooler temperatures. System in good operating condition at this time, newer system.
4/17/26 Dan I arrived for a no Cooling call on a Amana 5 yr old system. I started with inspecting the indoor unit. I confirmed that the filter needed to be changed, made sure the blower motor runs , and that the indoor coil was free of ice or debri. I did find the indoor contactor for the air handler was failing. I quoted the customer a warranty labor charge for replacement. I replaced the contactor. I went to the outdoor unit and inspected the system components and made sure the system has pressure. He had an error code for L6 which is a start circuit is open. I pulled and tested the customers capacitor and found its failed. I also gave them a price on a warranty labor replacement of the capacitor and he agreed to replace. I replaced the capacitor and then restarted the system and tested system operation . The unit is back up and running at this time of service, I collected for my payments for today in the amount of $787.37 paid by cc. Please follow up with the customer to sched
• Perform electronic leak search of indoor and outdoor coils and all braze joints of lineset • Repair options will be given depending upon where leak is found When I arrived system was at even lower standing pressure than it was a recent maintenance visit (34 psi) and homeowner told me system has not been working at all. System is locked out on low pressure switch. Conducted electronic leak search at indoor coil Found leaks in outdoor coil at ubends AND at a point in tubing within fins. There was also refrigerant oil on ubends just underneath where electronic leak search pinpointed leak. Did not detect any leaks at indoor coil or at brazed joints, 5 Ton heat pump installed 5/30/2019. About 7 years old. Was registered for 10 year parts warranty. Provided email estimate to replace outdoor coil under parts warranty Although system is less than 10 years old, replacing the HVAC system is still a viable option.
