Arrived to the customers home for a Q.A INSPECTION on a Bosch heat pump system. I checked all my electrical connections and voltages . I made sure all wiring and connections were completed in a neatly manner. I checked the air filter and the filter size is a 313 . I made sure the system had all the proper accessories tied into the equipment. I Inspected the indoor coil and tested electric heat package. I looked at the outdoor heat pump and checked my wiring and checked the level of the disconnect and the heat pump. Inspected the outdoor components and unit pressures. Everything is in good working order.

Performed precision heat tune up on 2016 Luxaire propane high efficiency gas furnace. Replaced 16x25x1 air filter. Checked all electrical connections and components. Checked temperature rise. Found burners rusting apart, found igniter white and brittle. Provided estimate for band aide repair but highly recommended replacement of gas furnace because heat exchanger is very rusted and corroded. Checked gas pressure, performed combustion test. Set up appointment for 2 pm today to have someone come out to give an official replacement estimate.

11/6/25 Dan Aaa w

I arrived to the customers home to service their 7 yr old gas furnace system.
I started with checking the air filter and replaced , the filter size is 16x25x1. I checked all my electrical connections and voltages. I inspected and tested the burners , flame sensor and cleaned the spark probes. I water tested all tubing and hoses. I inspected the exhaust and fresh air pipe for restrictions and bellies. I inspected the inducer and the blower motor operation. I checked and tested for combustion and took temp rise splits at the return and the supply. Everything is running fine at this time of service.

8 year old water heater has water around base. It is leaking from the relief valve.
I discussed and offered repair versus replace options.
Repairs would include water heater temperature and presssure relief valve+and expansion tank.
He decided to replace. And agreed to Rheem 50 gallon power vented propane water heater (6 year tank warranty) with Protection Plus plan which add 4 years to tank warranty. I also offered pressure reducing valve. Although house water pressure is acceptable right now it is still encouraged to install pressure reducing valve to keep water pressure ideal (44-70 psi)

Homeowner agreed to plan membership+Rheem water heater+ Rheem protection Plus+ pressure reducing valve.

Talked to management and we set aside install for Monday morning.

IMPORTANT: House is piped in CPVC so please provide install crew with correct fittings/adapters to install pressure reducing valve. See photos. Will also need CPVC-to-copper fitting for water heater connections as well.

When I arrived homeowner explained that he had shut power off.

The W conductor was taken out of the furnace terminal block.

When I turned system on..even without 24V to the W terminal, the inducer ran and caused the (2) flash error code “ pressure switch closed when should be open”. Control board has failed such that inducer motor is continuously energized even when there is no demand for heating from the thermostat.

I manually took the pressure switch wire off and back on to be able to “fake out” control and test heating components and trial for ignition.
Ignitor reading within ohm valve but does have white discoloration.
Gas valve opens and flame sense signal good.
Combustion test pass.

Blower capacitor reading weak by more that 10% of rated value recommend replacing.

Made (4) Estimates
1. Minimum required repairs: Replace control board
2. Minimum repairs+ blower capacitor: Replace furnace control and blower capacitor
3. Replace furnace control, blower capacitor AND hot surf
