Performed precision a/c tune up on (3) a/c’s. (1) Mitsubishi with 3 indoor heads. (1) carrier heat pump system for game room, (1) trane heat pump system for main house. Electrostatic filters were ok. Tested all capacitors. Provided estimates to install surge protectors for mini split system and trane main house variable speed blower motor. Checked all temperature splits. Checked refrigerant pressures and temperatures at indoor and outdoor units. All (3) systems are working at time of service.

Completed AC tune up for 5 Ton Lennox heat pump system 20x25x5 filter ok. Indoor coil has corrosion and rust. Used electronic leak detector, could not find leak. Inspected wiring, controls, electric motors and components; left estimates for surge protectors Measured temperature split and static pressure Inspected drains; clears EZ trap, tested pump; added treatment tabs to drain pan. Checked integrity of compressor motor (mega ohm test) Assessed refrigerant charge checked pressures. Ok but considering we have had to add refrigerant 11 months ago, there could be a leak, the consequences of which are cooling performance issues. Had conversation with him. He has estimates for heat pump system upgrades. He also asked about replacing just the indoor coil which was indentified as having a leak/refrigerant oil in pan. It is NOT covered under warranty. Would be $4500-$5000 to replace. *We will email him indoor coil replacement quote as soon as possible. AC system operating well at this

Completed (2) AC tune ups. 1st Floor system 3.5 Ton Lennox Replaced 20x25x1 filter today 2nd Floor system 3 Ton Lennox Replaced 16x25x1 filter today Indoor coils are copper. Some rust and corrosion as to be expected from 15 year old AC coil; outdoor coils are clean in good condition Inspected wiring, controls, electric motors and components; she has a whole home surge protector Measured temperature split and static pressure Inspected drains; clears EZ trap, tested pump; added treatment tabs to drain pans. Checked integrity of compressor motor (mega ohm test) Assessed refrigerant charge and checked pressures. AC systems are operating well at this time. Both AC systems are at replacement age 15 years. Parts are no longer under warranty. *The furnaces are newer 6 years old. Homeowner renewed and paid for (2) Plans today.

*History of this system. Was originally a 5 ton Gibson heat pump. A friend of the homeowner Replaced with a 3.5 ton Goodman heat pump in April 2022 BUT they kept the original 5 ton Gibson air handler. PECO is having billing issues and has not sent her a bill for a few months so she has nothing to go off as far as energy use. She does have Ecobee smart thermostat. The heating temperature rise from heat pump is 16.5° which is a little low The cooling temperature split is 19° Good I lowered heating fan speed tap from MED LO to LOW. This improved temperature rise by a little but not much (17°) Cooling refrigerant pressures ok 108/164 11 SH 4 SC outdoor temperature 48° Ok Could not find a leak but the indoor coil does have corrosion. An inverter heat pump would give better heating performance, I took all relevant measurements to be able to replace the system. It is unlikely that we will be able to get a 410A air handler. Replaced 16x25x1 filter Inspected heat exchanger, burners, flue pipe, inducer assembly and hoses Inspected hot surface ignitor and verified resistance with meter Cleaned flame sensor and verified flame rectification circuit Measured temperature rise and static pressure Checked wiring, controls, electric motors and components; there are no surge protectors; left estimate for a surge protector for indoor blower motor and for outdoor equipment circuit Checked manifold gas pressure Inspected drain and pump. Performed peco heat pump tune up. Check electrical low and high ok filter test back up heat 20 kw ok. Check supply and return air flow ok. Inspect coils indoor and outdoor. Check refrigerant levels capacitor and contactor ok. Test defrost ok. Attic unit does not have water protection, there some bacteria inside air handler, lights dim the compressor comes on. Attic ductwork has a lot of air leakage and it seems to be not insulated. Provided estimate for all the items that were discussed on today’s visit. Office to follow up with customer.

Equipment is 3 ton Heat pump with 10KW electric heat kit 20x25x4 filter just replaced System is completely flat of refrigerant. Left estimate to do nitrogen leak search. No signs of obvious leaks. No oil in evaporator pan. The evaporator drain is not piped in at all. Needs a trap and pump as well as receptacle and wire (can use breaker 7 old furnace circuit need to change breaker to 15A tan handle). Whoever installed system ran vinyl tubing to outside. Office to approve. I noticed that one element of electric heat was left detached so the heat kit was operating at half capacity. The elements measured correct ohms. Verified proper wire and breaker size (6 AWG and 50A). I Wired the other element back in and tested. Ok 40A. The temperature rise with full capacity 25°. At half capacity (the way I found it)temp rise was 17°. I would leave it at full capacity until the heat pump is fixed especially in these cold temperatures. Homeowner agreed to leak search.
