Issue is uninsulated ducts are sweating on top of new drop ceiling tiles. Happens on hot days. 2nd Floor Duct dimensions are 8x24” He has tried bubble wrapping it himself. It only sags. Ideally the cuz drop ceiling needs to be removed or taken apart enough to be able wrap what sections we can. Relative humidity was 62% measured by my psychrometer. I encouraged him to use his plug in dehumidifier but set to 50% or 55%. Which will help. Also replaced dirty 16x20x1 filter. I offered to do AC tune up, He has another company doing the AC tune up soon. I took as many photos as I could. I recommend site visit from management to give quote for wrapping ducts and installing dehumidifier.
Equipment is 3.5 Ton heat pump with 10KW electric heat kit. Homeowner explained that he had a company replace blower motor this past December. System is not zoned. 2nd floor remains hot in cooling season unless thermostat (on first floor) is set to target temperature 70°. Ductwork that is in attic for (2) second floor bedrooms is not sealed or insulated. *The underside of roof sheathing is insulated but there is no insulation in the bays under plywood. Homeowner may invest in insulating attic to modern standards, Took photos of attic and ducts that are in attic. Thermostat does not have input for outdoor temperature. Heat Unp drop was set to Comfort. I set to 3° which will control use of 10KW auxiliary heater a little better. AC tune up for 5 Ton AC Equipment is hybrid propane furnace/heat pump installed last month 5/23/26. 20x25x4 filter ok recommend replacing every 3-4 months. Currently has Nest thermostat. Provided estimate for Honeywell S1200 thermostat with EIM which will allow for more precise control of furnace staging and furnace lockouts in heating and allow for sensors and accessory wiring, *Cooling fan motor speed set to 450 CFM/ton. Black wire at defrost board is for bringing on auxiliary heat during defrost. Installed 2023 3 years old. 5 Ton Trane heat pump/propane hybrid system installed May 2016 10 years old. Filters are fiberglass “micro power guard media” (16x25x1) and (16x20x1) and washable for Minisplits. Completed AC tune up for 4 Ton Goodman AC system Furnace is 9 years old. AC is approximately 3 years old Replaced 16x20x1 filter with one provided by homeowner Indoor and outdoor coils in good condition Inspected wiring, controls, electric motors and components; left estimates for surge protectors. The Y conductor between the thermostat and the indoor equipment control is shorted and the green conductor is therefore used for the cooling contact. There is no way of controlling the fan. The only way to address this is to install a thermostat with an EIM. A wire pull is not feasible. Completed heat tune up for 100,000 BTU natural gas furnace. (Furnace installed Oct. 2022; AC Installed July 2019) Replaced 16x25x1 filter; was very dirty recommend replacing once every 2-3 months provided estimate for Air ranger electrostatic filter. This filter assembly powered by 24V acts as a MERV 14 filter. Replace media every 3-4 months.
