Barry 6/12/25 Installed weather right junction box for air handler power wire where it was formerly spliced and wrapped in tape. Installed disconnect for air handler circuit. Installed, wired and tested EZ trap. This section of the drain now falls within the equipment pan so if it ever leaks it will leak into pan. Charged system 2# R410A refrigerant.Before charging 30° Superheat and 3° Subcooling after charging 12.5° Super heat 8.3° Subcooling. Matches manufacturer target subcooling. Temperature split now 20° System operating well at this time. Joe authorized payment for invoice.

Performed ac tune up on 3 ton Goodman unit, check electrical low and high voltage connections and components. Check air filter ok check blower more and cap. Check drain and indoor coil, noticed secondary opening is not plugged (they used silicone to cover opening). Provided estimate to install float switch. Check supply and return airflow ok. Check outdoor unit refrigerant levels and pressures ok. Check capacitor and contactor. Capacitor reading below tolerance reading 41 rated at 45. Provided estimate for recommendations customer decided to wait on any recommendations at this time.

Performed AC maintenance on Trane heat pump system. Checked all electrical connections Pass, Performed voltage and amp draws on all electrical components and motors, Inspected indoor and outside coil. Checked refrigerant levels pass, cleared all drains system operating properly at this time. Provided estimate to install water protection. System is 13 years old would consider replacing system soon. Office to follow up with customer.

(Customer stated no issues or concerns with unit) Performed ac tune up check electrical low and high voltage connections and components, replace air filter. Flush drain ok check supply and return air temps and flow. Flush drain and check drain termination. System is running in 16 degree split (system is been under these conditions since last year). Check outdoor unit refrigerant levels and pressures. Capacitor and contactor. Refrigerant levels are lower than normal. During last ac visit we found out system was running low in charge. We provided estimate for recommendations. Reinstated and provided up to date estimates for recommendations (from last visit electric switch for attic system, wiring repair for outside and adding refrigerant.) Attic doesn’t have drain protection. Emailed all recommendations. I could not talk to homeowner at the end of visit. She was busy on work. Office to follow up with customer.

Performed ac tune up on two heat pump system systems. Attic and basement, check electrical low and high voltage connections and components. Customer will take care of both filters. Flush drain test pump check supply and return air temps and flow. Check outdoor units refrigerant levels capacitor and contactor. First floor working under normal condition. On second floor. Indoor air handler has lot of bacteria growth. Photos were taken during last visit and recheck on today visit. Drain trap sometimes sticks. Condensate pump seat in floor with no water protection, water sensor and pan. Provide estimate to add extra protection and replacement of parts. Would recommend replacing system due to age and condition. Home comfort consultant to come on Tuesday between 1 and 2 pm for attic system.

Reviewed jobsite and will create options to replace entire duct system in attic space with sheet metal and new flex runs all foil.

Upon arrival, I performed maintenance on both systems. Changed 20x20x1 air filter and washed downstairs air filter. Inspected evaporator coils and drain pans. Cleared and tested drain lines. Inspected blower assemblies and electrical connections. Cycled systems in cooling and checked static pressure and temperature differentials. Proceeded to outdoor units. Inspected outdoor coils and condenser fans. Checked electrical connections and components on outdoor units. Checked refrigerant pressures and temperatures. Systems are operating appropriately at this time.

Heat pump/Propane furnace hybrid. Installed customer provided Ecobee thermostat provided by homeowner. There is no W2 in thermostat. W1 and W2 are jumpered at board heat staging operates on an upstage timer. Aux heat max temp 35° Inspected furnace. Flame sensor in bad shape. Left estimate to replace flame sensor. Heat exchanger has severe rust marks but no cracks. Combustion test pass. He is interested in getting away from propane altogether. Tested system in cooling as well using newly installed thermostat. Homeowner paid labor only. Discussed and left estimate for plan membership.

Performed precision a/c tune up on 2011 York a/c system for the first floor. Home is set up as (2) gas furnaces, (2) a/c’s. Replaced aprilaire 501 air filter. Checked all electrical connections and components. Checked temperature split. Tested outdoor capacitor. Checked refrigerant pressures and temperatures. A/c is working at time of service. 2nd floor system needs to be replaced.
