Job Locations and Reviews
I arrived for 2 no a/c systems working . Both blowers run on the inside units. I started with the 2nd floor system in the attic . The filter is fine, the blower is running and we’re getting a call for 24 volts from the indoor to the AC from the thermostat outside . I have a call for my thermostat wire coming into the board for cooling outside from my y and c . I did find that I don’t have a call for 24 volts between my c and r . R will power the board. The system has good pressure, I checked all my low and high pressure switches. I jumped them off the board individually and found good. I went to the attic and found the wire was broken for the r going outside. I repaired the wire and replaced in the wire nut for the reds. Now I have a power light on the board. The a/c is back up and running for the 2nd floor . have 240 V power and I got 24 from the call for AC to the board . I’m highly recommending for the AC to be replaced in the near future. 1st floor system. 1st floor system
4/18/26 Dan I arrived for a mini split wall unit leaking water . I talked with the customer and the water was leaking from the mini pump Below the wall unit . We had just serviced the equipment Monday the 13th. They were having an issue with the 1st floor wall unit. I looked over the system and tested the fan speeds and tested cooling mode. I water tested the drain multiple times did find a small kink on the waterline outside at a wire tie connection where it was pinched. I removed the kink and cut the hose slightly shorter and begin water testing the drain, diverse tech pump is working and pumping better. It is a long drain run. No charge since we were just hear recall .

I arrived for a no heat on a boderus oil fired boiler . Customer just needs to have it bled. I went through and confirmed she had fuel. I inspected her oil filter and strainer on the pump, found good. I began priming and bleeding the oil , it did have a good bit of air. I eventually got good stream of oil flow and then began tested the boiler system operation. I tested for combustion, the boderus boiler is back up and running. Collected for diagnostics and prime and start oil furnace . Collected for $362.67 paid by cc.
3/18/26- Upon arrival, performed routine maintenance on 2005 Bryant and 2024 Goodman gas furnace system. Checked both filters, replaced attic filter provided by customer. Checked all electrical connections and components. Cleaned flame sensors, checked drain line connections. Temperature rise within specs on both systems, combustion analysis was satisfactory on both systems with CO 4ppm on attic unit, CO 22ppm on basement unit. Found water leak at secondary heat exchanger in attic unit, made landlord aware of the situation, recommended replacing. Landlord wants office to call for an estimate. Found no other issues at this time of maintenance, both heating systems were working upon departure.
Did a thorough assessment of the problem and corrected it.
Multiple alerts for humidity and temperature sensor error on Ecobee thermostat. Thermostat was reading 84° at one point while I was here. This thermostat was installed by Dibiase 12/31/25 so falls under Dibiase guarantee and manufacturer warranty, Replaced Ecobee thermostat and subbase and configured. Gas furnace and AC system. Homeowner is committed to replacing the HVAC system. Was 34° outdoor temperature not a good time to do AC tune up. I tested system in heating and cooling (briefly). Operating well at this time.
3/13/26. Performed precision heat tune up on 2011 York fully communicating gas furnace. Replaced high efficiency 401 air filter ( provided by homeowner). Checked all electrical connections and components. Checked temperature rise. Homeowner pointed out that the system has been noisier than normal. Found inducer motor bearings are failing. Also found the furnace is pipped in with tract pipe inside the cabinet which is illegal. Found some rusting going on inside heat exchanger. Provided options for repair, but highly recommend replacing gas furnace and a/c together, system is fully communicating. Gas furnace is working at time of service.
Performed water heater service on 2017 Rheem natural gas atmospheric water heater. Drained several buckets of sediment from water heater. Found st12 expansion tank has rusted pit holes. Provided estimate to replace expansion tank but highly recommended replacement of water heater due to being 9 years old . Provided estimate.
Luis 3-7-26 I was here yesterday afternoon to fix second floor heat zoning, after hours I left second floor started to over heat even when thermostat was off. I checked system operation, after deep troubleshooting, I found two issues with boiler system. Isolation relay was stuck close making contact to the boiler all the time this is why second floor was overheated, I also found zone valve head and valve and defective, to replace the valve we need to drain boiler completely, add water feeder and expansion tank. I provided estimate for repairs. As stated during las visit highly recommend system replacement, customer will continue to pay for service calls and repairs. Customer will have to use main floor thermostat to control second floor. Office to follow up with customer.
