Talked to homeowner about zone valve operation. Found zone valves opening and closing correctly when I was there. Homeowners described that it was over heating the 1st floor. Explained to them that the can replace both zone valves but would highly recommend replacing boiler instead. Replacing (2) zone valves would be roughly $2000.00 oil boiler is working at time of service.

Fully assessed heat pump system operating. Went up 1 degree on the thermostat. Only the heat pump came on as it should. Measured amp draw on blower motor, found back up heat was not coming on operating normally. Found blower motor drawling 2.34 amps. Took photos of how dip switches are set at this time. Also checked 410 a refrigerant pressure it was 321 psi. Had 108 degrees supply temp. Heat pump is working properly at time of service. Will look into a wind hood for the outside unit.

Found that the 2nd floor furnace we installed was making a whining noise when it came on. Found that a piece of tape on the return side was causing the noise. Used silicone caulk over top of the tape and noise went away. Also found first floor nest thermostat not working correctly on older system. Homeowner to replace themselves. Also performed quality assurance on recently installed trane gas furnace. Checked all electrical connections and components. Checked over wiring. Checked gas pressure. Performed combustion test. Gas furnace is working properly at quality assurance check.

Performed precision heat tune up on 2022 amana 80% gas furnace. Homeowner just replaced 20x25x1 air filter. Checked all electrical connections and components. Checked gas pressure. Cleaned flame sensor. Blew out pressure switch tubing. Checked temperature rise in heat pump mode and gas heating mode. Provided estimate to install x13 surge protector for blower motor. Gas furnace is working properly at time of service.

Performed precision heat tune up on 2004 crown oil boiler. Brushed and vacuumed heat exchanger and smoke pipe. Replaced.85x45b nozzle. Replaced Rf1 oil filter. Checked all electrical connections and components. Found auto fill leaks when trying to add water. Provided estimate. Performed combustion test. Oil boiler is about at the end of its life. Would recommend getting a replacement quote. Set up appointment. Oil boiler is working at time of service.

Fully assessed water leaking from condensation pipe situation. After further investigation found 2” drain pipe frozen. Found heat tape not working. Maintenance wanted to flush the drain with water from first floor water heater. Explained to them that there could be frozen pipes further up the line. Was able to get water to un thaw for now. Wayne is going to try to get the heat tape working. Gas furnace is working at time of service.

I arrived to the customers home to service there new laars 95% boiler . I started with inspecting the temperature and pressure gauge. I looked at the boiler for any water leaks around the whole system. I inspected wiring connections and the neatness of the total install. I inspected the ignition system and the water drainage and made sure the condensation pump was working fine. I inspected the expansion tank and the water feeder and the circulators for proper operation. I tested for combustion to be sure it was in correct system tolerance. I checked my return and supply water temps and checked the domestic side of the boiler. The new laars boiler is in good working order. Collected for a new check for $16,248.00

Performed quality assurance on 7 cassette head mini split system. Checked all electrical connections and components. Inspected flare connections. Checked 454b refrigerant pressures. Checked temperature readings coming out of the indoors ranging from 103-105f. All units are working properly at time of service. WiFi modules are on top of cassette units, did not have a clear description in installation manual how to install.

Performed precision heat tune up on (4) systems total. (1) geothermal heat pump. New healthy way super filter is clean. (1) Mitsubishi mini split with (2) indoor ceiling cassettes. Cleaned wasable filters. (1) American standard heat pump system replaced (1) 213 Aprilaire filter. And (1) Reznor hanging heater ( this is not designed for a filter). Checked all electrical connections and components. Checked temperature rise. Checked 410a refrigerant pressures and temperatures. Found no surge protection for mini split system, provided estimate, Aprilaire humidifier, and dehumidifier pads are clean. Tested capacitors. Performed combustion test on garage heater. They are still getting smoke in there home. Looked at settings on erv. Decreased fan speed from 45% of maximum to 30%. Let them know that our office is working directly with Honeywell. Let them know to see if this makes a difference. Systems are all working at time of service.

When I arrived found some water on the floor found condensation pump tab was not removed from pump, removed and tested out condensation pump. Found 3rd floor loop air bound , bleed air from loop. Homeowner would like us to come back at a later date to perform q.a. Also found white wire popped out of wire nut to third floor , wired in 3rd floor is now getting hot. Boiler is working properly at time of service.
