Luis 11-18-25 performed gas boiler tune up. Found boiler running upon arrival, noticed water pressure was 0 psi. I added water manually there is no water feeder. Customer stated one of the zones not getting as hot as others. I tried to bleed air from zones. Current hydronic system is outdated, has no way to purge air from boiler, I also noticed some of the piping in bad shape. I would highly recommend getting an estimate to replace boiler. I called office to set up consultation for this Thursday between 9 and 10.

Relieved pressure from boiler.
Unthreaded unions on problem radiator both sides.
Unfortunately the radiator had 8 gallons of water still in it. Gradually drained radiator into small containers until nearly empty. 
Removed old valve.
Installed new valve with thread tape and pipe dope.
Reinstalled boiler in place and tightened unions.
Pressurized boiler. Bled all radiators and tested.

Couldn’t stay long enough to wait for problem radiator to get to temp but it is bled of air.
I told her to keep the thermostat on to allow boiler to come back to temp.
Left estimate to install new 1/2” boiler feed valve. Current valve is a gate valve with slight leak at packing nut.

She paid balance today. 

Todays problem radiator may be controlled by the thermostat labeled “apartment”

Severe rust on burners. Ignitor has hots spots. Based on age inducer and pressure switch have higher likelihood of failure. Made estimate that includes rebuild of ignition system and combustion blower
Made another estimate that includes replacing heat exchanger in the event that it fails and indoor control as well as aforementioned components.

Measured temperature split and static pressure 
Inspected drains; cleared trap, tested pump; added treatment tabs to drain pan. Russell said he has to snake the trap body from time to time because it gets clogged.
 I provided email estimate for EZ trap which has clean out and will allow for fully cleaning trap and ability to add treatment tabs to trap.
Also left estimate to install new regular 3/4” trap with clean out 
Checked integrity of compressor motor (mega ohm test)

Assessed refrigerant charge checked pressures in both cooling and heating. 

Heat pump system operating well at this time. 

Homeowner renewed plan membership today,

Replaced vinyl tubing from condensate pump to sludge sink located in the basement. Adapted gas line and flu pipes. Adapted High volt and installed new outlet and switch. PECO Air Sealing and Insulation Project * Perform blower door test and calculate target for the home. * Install rafter vents at attic roofline to ensure ventilation is not negatively impacted by adding insulation. * Move insulation and air seal attic plane with single part spray foam and place insulation back into place. * Add more insulation into attic space with blown in insulation to achieve desired value. * Perform duct sealing for all accessible ductwork in basement area including register boots. * Move insulation in rim joist, air seal rim joist and sill plates, and put insulation back into cavities. * Perform CAZ testing including draft testing of appliances and combustion testing under worst case conditions. * Perform test out blower door test to validate results from air sealing. Please Note: If additional labor is needed to help remove items from attic, labor charges will be added at $150 per crew hour.

We have had many services done by Dibiase from installing central air in our 1950s house to regular boiler service. The technicians are always on time, knowledgeable, and courteous.
