Logistics
Cut in new filter grille on third floor. Ran new hard pipe through the wall into attic then converted to flex duct. Attached new 8" take off to return box and made connections. Panned off and installed new 14 inch take off on precut hole in floor ran new flex duct from new take off to existing connection on return box. Cleaned all work areas and reviewed installation with homeowner. Second floor filter 20x20x1 Third floor filter 10x10x1

Found insulation that was blown in the floor blocked of central return to the system. Recommend to homeowner to keep the insulation in the floor and re route the return. Also adding a return to the 3rd floor would help a lot for cooling season. Also found condensation pump in floor with no drain pan underneath. Our office to send over estimates for improvements to the system. Removed flex from 90 at floor level and found it full of insulation. Removed insulation as much as possible and used an air filter to protect the system from getting anything into return of system.
The 3/4” male thread to 45° adapter at coil drain on attic did not have Teflon tape. I fixed today. It did not leak while I was here today. Charged both systems R410A to sdesign subcooling. 1st floor system needed 1 pound 4oz R410A. 2nd Fl system needed 2# 14 oz R410A, I told homeowners that the second floor system was a little low on refrigerant as compared to last time I was here. I did an electronic leak search but could not find leak. There could be a small refrigerant leak at second floor system. Both systems operating well at this time. Homeowner paid balance with card.

Completed (2) AC tune ups Both systems 60,000 BTU gas furnace with 2 Ton AC (Fujitsu) Second floor system is in attic accessible by pulldown ladder. Replaced BOTH 16x25x1 air filters. For each system. Inspected wiring, controls, electric motor’s including fan speeds based on capacity (2 Tons) Left estimates for surge protectors. Indoor and outdoor coils are in good condition Checked drains. Both gravity fed to basement. Left estimate for EZ trap in attic. Left estimate for drain pan safety switch in basement. Verified integrity of compressor motor. Refrigerant data for both systems indicate an undercharge. Target subcooling is 6-8° manufacturer chart. Any degree below target subcooling is decreased cooling/dehumidifying capacity. 1st Floor system running at 2.6° SC 2nd floor system running at 1° SC. My guess is that the original installers never truly assessed refrigerant charge and this is the first time a tech has looked at system. Very common to see slightly undercharged n

We have had many services done by Dibiase from installing central air in our 1950s house to regular boiler service. The technicians are always on time, knowledgeable, and courteous.
