Luis 11-18-25 performed gas boiler tune up. Found boiler running upon arrival, noticed water pressure was 0 psi. I added water manually there is no water feeder. Customer stated one of the zones not getting as hot as others. I tried to bleed air from zones. Current hydronic system is outdated, has no way to purge air from boiler, I also noticed some of the piping in bad shape. I would highly recommend getting an estimate to replace boiler. I called office to set up consultation for this Thursday between 9 and 10.

11/11/25 Tan Performed Quality Assurance inspection on gas furnace installed last month. Helped customer connect her ecobee to WiFi and link to phone app. Also set up remote sensor for them. Tested gas furnace operations. Found everything done properly from airflow settings, combustion, gas fittings, gas pressure, and sealed ductwork. Only thing I had to adjust was the humidifier wiring to HUM terminals to activate when there is a call for heat. It was wired hot directly to transformer and turn on when humidistat calls regardless if furnace was on or not. Showed customer how to operate humidifier and showed them what filters to order for future servicing. Client very happy with team and install. Nothing bad to say about us. System is operational. Inspection is a PASS

Relieved pressure from boiler. Unthreaded unions on problem radiator both sides. Unfortunately the radiator had 8 gallons of water still in it. Gradually drained radiator into small containers until nearly empty. Removed old valve. Installed new valve with thread tape and pipe dope. Reinstalled boiler in place and tightened unions. Pressurized boiler. Bled all radiators and tested. Couldn’t stay long enough to wait for problem radiator to get to temp but it is bled of air. I told her to keep the thermostat on to allow boiler to come back to temp. Left estimate to install new 1/2” boiler feed valve. Current valve is a gate valve with slight leak at packing nut. She paid balance today. Todays problem radiator may be controlled by the thermostat labeled “apartment”

Luis 10-27-25 customer called in for no heat, Bosch heat pump no operating. Indoor unit gets signal but outdoor does not run. Found unit in error e5 temperature sensor th compressor return temp sensor. Found mice on compressor dome jacket. mice chew on wire, and prevent communication hack to board, repair connection and test operation ok. Cycle heat pump ok.

Cause of no heat is failed blower capacitor/no indoor fan. Offered to replace capacitor. Homeowner agreed. 80% efficiency furnace/4 ton AC from 2006. Severe rust on burners. Ignitor has hots spots. Based on age inducer and pressure switch have higher likelihood of failure. Made estimate that includes rebuild of ignition system and combustion blower Made another estimate that includes replacing heat exchanger in the event that it fails and indoor control as well as aforementioned components. Zone control relays are failed. Both zones are open. Zoning has not worked since they have lived in the house 21 years. (2) Trunk dampers 8x20 Bottom Mount 8x18 Side mount 18/3 wire at second floor thermostat. Heat only. Will need wireless thermostat to allow for control of cooling on second floor. Will need new thermostats and all associated zoning controls After replacing blower capacitor tested system: Completed heat tune up for natural gas furnace. Completing up procedures for furnace

Completed AC tune up for 3 Ton Amana heat pump system Replaced 20x20x1 filter Indoor and outdoor coils in good condition Inspected wiring, controls, electric motors and components; 15KW electric heat kit amps 60A Measured temperature split and static pressure Inspected drains; cleared trap, tested pump; added treatment tabs to drain pan. Russell said he has to snake the trap body from time to time because it gets clogged. I provided email estimate for EZ trap which has clean out and will allow for fully cleaning trap and ability to add treatment tabs to trap. Also left estimate to install new regular 3/4” trap with clean out Checked integrity of compressor motor (mega ohm test) Assessed refrigerant charge checked pressures in both cooling and heating. Heat pump system operating well at this time. Homeowner renewed plan membership today,

Installed new trane gas furnace. Placed new furnace in drain pan with a new wet switch. Adapted condensate line and installed new condensate pump. Replaced vinyl tubing from condensate pump to sludge sink located in the basement. Adapted gas line and flu pipes. Adapted High volt and installed new outlet and switch. Installed new thermostat and wired in low volt with safeties. Installed new apco x in supply. Installed new humidifier and humidistat on return. Cleaned up work area and tested out equipment.

Completed QA for 1.5 Ton AC only air handler. Inspected all aspects of install, Filter size Aprilaire 110. Inspected all aspects of install. Configured cooling fan speed for 370cfm/Ton 1.5 ton single stage AC. Measured temperature split and ch coed refrigerant charge 7°SC Installed EC M surge Protector n blower motor per install agreement. There was no splashing of condensate water into electric heat compartment. I have noticed that it doesn’t happen on horizontal left application only on horizontal right. Install passes QA inspection

Completed QA for 1st Floor system Inspected all aspects of install 3Ton AC only air handler. Aprilaire 313 filter will need to be replaced every 6 months. Fan speeds were set to factory 2 Tons This is not installers fault if they don’t have Trane tech app. I looked through install manual. There is no way to set dipswitches for outdoor tonnage/capacity that I could see. This is T6 thermostat not Trane link Set fan speeds to 3 Tons 370/CFM per ton. Single stage AC using Trane tech app. Measured temperature split. 73-54=19° Originally superheat and subcooling were fluctuating a lot because fan speed was too low. After adjusting to 3 Ton 370cfm per ton (1110 CFM) Superheat and subcooling excellent. Note there was splashing into the electric heat compartment (this is a AC only air handler) as we have observed in other TAM AH…Even with fan speed set to 750 CFM when I arrived. Not terrible but some splashing. Install passes QA inspection

PECO Air Sealing and Insulation Project * Perform blower door test and calculate target for the home. * Install rafter vents at attic roofline to ensure ventilation is not negatively impacted by adding insulation. * Move insulation and air seal attic plane with single part spray foam and place insulation back into place. * Add more insulation into attic space with blown in insulation to achieve desired value. * Perform duct sealing for all accessible ductwork in basement area including register boots. * Move insulation in rim joist, air seal rim joist and sill plates, and put insulation back into cavities. * Perform CAZ testing including draft testing of appliances and combustion testing under worst case conditions. * Perform test out blower door test to validate results from air sealing. Please Note: If additional labor is needed to help remove items from attic, labor charges will be added at $150 per crew hour.
