Found 2008 80 gallon electric water heater leaking. Replaced with Rheem 50 gallon electric with tank booster. Purged air. Checked for leaks. Tank booster is set to 120 degrees. Tank thermostats are set to 140 degrees.

Luis 2-23-26 tenant called in for no heat, tenant stated heater would blow cold air, check system operation upon arrival, noticed ignition error code. I reset unit inspect ignition, burner would not ignite due to corrosion, i inspected burners and noticed end-cone has some rust. I contacted land lord and explained what the situation is, I provided solutions to get unit running again. Provided estimate to clean burner. Replacement of warranty burner or upgrade to stainless steel. Landlord decided to replace burners with stainless steel burners. I collected 50% for repairs, we will contact tenant so we can come back with burners.

Performed quality assurance on recently installed Goodman heat pump system. Replaced 16x20x1 air filter. Checked all electrical connections and components. Checked temperature rise. Tested emergency heat. Found condensation drain was going uphill, re pipped condensation drain correctly. Checked r-32 refrigerant pressures. Heat pump is working properly at quality assurance.

I had talked to the customer on the phone. He said he had a power outage and said that the air handler won’t come on or the heat and also said his oven isn’t working . When I arrived I opened up the air handler and didn’t see anything visibly being affected. I checked voltage coming into the air handler And I had 65 Volts power. Customer had told me that he remembers seeing something on the oven that said line power. Customer will contact an electrician to see if it’s something with the panel. He does have space heaters to keep them warm at this time I collected for my diagnostic, please follow up with the customer on Monday to see if he got his electrical issue resolved . I collected for my diagnostic paid by credit card.

Indoor and outdoor coils in good condition. There is some biological growth on plastic coil pan and sections of indoor coil compartment. I wiped these clean but it will return. Left estimate for UV light system which will control this, 
Inspected wiring, controls, electric motors and components. 8KW electric heat kit 35A Good. Recommend replacing thermostat with smart thermostat to allow for more control of electric heat usage. We can lock out electric heat based on outdoor temperature using either of these thermostats. 
Measured temperature rise and static pressure
Inspected drains. 
Verified integrity of compressor and defrost cycle 
Checked refrigerant charge/pressures. 319/68 outdoor temperature 26°F Good

No heat:
Furnace was not operational when I arrived. Hard Lock out on multiple pressure switch openings 
80% efficiency down flow furnace installed 6/15/07. AC is the same age. 
Found that the draft pulled by inducer is just under what is required to make  the pressure switch.
I cleaned the tubing and pulled the heat exchanger cover plate off.
Ton of soot and debris. Cleaned this and draft improved slightly. Just enough to make the pressure switch. And furnace would run for 5 min. However the draft randomly drops thereby shutting off the furnace. Switch is rated for .-50”. Draft being pulled is around -.47”

There were blockages in the furnace heat exchanger preventing inducer from being able to make adequate draft. Inducer motor is failing, Also noticed the board randomly energizes the second stage of inducer.

Need new control board and inducer motor as minimal required repairs.

I would not spend any money on this system.
