Luis 3-27-26 land lord Calle in for issue with heater, upon arrival talked to tenant, tenant stated heater sometimes does work, but today’s concern was blower never stops. I checked system operation, I inspected heater components, thermostat and filter, filter was very dirty. Tenant has spare filter, filter needs to be change every 30 days. Found thermostat satisfied and fan to on. I tested heater and blows hot air. I switch fan to auto and Educated that if they don’t want fan to run constantly they need to keep it on automatic, during today’s visit I noticed some items that need attention, some of the ignition components are in bad shape this will be an issue soon. I provided estimate for repairs. Indoor coil is fully covered with biological growth, I would recommend adding uv light to control bacteria growth. Overall shape is poor, unit is from 2009. 17 years old. I would recommend getting an estimate to replace system. Called land lord and left voicemail.

Luis 3-27-26 performed ac tune on carrier 3 ton ac unit. Check all electrical connections and components, check air filter inspect indoor coils and blower. Inspect and test uv light system ok check airflow supply and return ok. Test condensation pump ok. Check outdoor unit refrigerant levels and pressures ok. Capacitor and contactor ok. Ac unit is working properly at the time of service, during today’s visit I did noticed some items that will need attention, vinyl tubing should get replaced for proper operation, expansion tank on water heater has failed, i provided estimate for repairs and recommendations. Office to follow up with customer.

Luis 3-9-26 performed propane gas heater tune up in two American standard 90% heaters. Check all electrical connections, inspect burners igniter, air blower. And combustion removal. Replacement filters. Performed combustion test ok. Both heaters are working properly. I service humidifier for second floor. I noticed bracket that holds feed tube is broken. This is part of the actual humidifier. To fix this issue new humidifier is needed. (Currently working but tube is fully attached to bracket) provided estimate to replace second floor humidifier, I also noticed vinyl tubing for both units are in bad shape. Second floor unit does not have any water sensor, no surge protection, I provided estimate to add this safety protection to second floor unit.

Performed precision heat tune up on 2023 amana 80% gas furnace. Replaced 16x25x1 air filter. Checked all electrical connections and components. Checked temperature rise. Found gas leak at 3/4” union above water heater, replaced 3/4” union by turning off gas to home checked for leaks and re lite water heater. All installed x13 surge protector for blower motor. Cleaned flame sensor and performed combustion test. Gas furnace is working properly at time of service.

9-5-25 Luis performed gas heat tune tune up on 80% Amana gas furnace two stage. Check all electrical connections and components low and high. Inspect air filter ok. Performed combustion test ok check temperature rise and static pressure. Clean sensor and burners. Cycle gas heater ok. Customer has some concern about smell coming from vents. I provided estimate to add air quality to existing unit. Customer will review options.

Performed precision peco tune up on (2) Bosch 36,000 btu systems. Air filters are 16x25x4.5 replaced by homeowner. Checked all electrical connections and components. Found several improvements that can be made provided estimates. Checked all refrigerant pressures readings and temperatures at outdoor control boards. Systems are working at time of service.

Ran blower door test-out. Air tightness in home shows improvement from test-in. Test-in will need to be converted to cfm50 prior to submitting incentive application.

PECO Air Sealing and Insulation Project * Perform blower door test and calculate target for the home. * Install rafter vents at attic roofline to ensure ventilation is not negatively impacted by adding insulation. * Move insulation and air seal attic plane with single part spray foam and place insulation back into place. * Add more insulation into attic space with blown in insulation to achieve desired value. * Perform duct sealing for all accessible ductwork in attic and basement areas including register boots. * Perform CAZ testing including draft testing of appliances and combustion testing under worst case conditions. * Perform test out blower door test to validate results from air sealing.

7/10/25 Tan Performed QA on new ac install from June for 2nd floor. Indoor system located in basement. Noticed a ton of condensation on ductwork but the garage door was open when I arrived. No issues with dip switch settings as the furnace was installed in 2019 and originally set for 3-ton system. Temp split was roughly 15° but it’s likely due to humidity and leaking damper on bypass humidifier. Refrigerant charge was good and didn’t indicate airflow issues. Static pressure: BF -.2, AF -.3, BC .6, AC .3 ESP is at .5, TESP is at .9 Found all wiring good and proper. Zip ties were used to keep them neat. Drain and ez trap are pitched and working properly. Same for condensate pump operating as normal. Amp draws were good. Lineset is clean and insulated. Caps were on tight. Outdoor unit and disconnect are leveled. Surge protector is built into disconnect. The blower in gas furnace has existing x13 surge protector. Service record is visible on the system. Client has no complaints about its p
