Job Locations and Reviews
Upon arrival, the system was already drained. I replaced the condensate return tank for the steam boiler. After filling the system, I discovered a cracked boiler block causing water to dump onto the burners. Additionally, there was a significant leak on the wet return behind the boiler. To prevent further damage, I turned off the power to all components and shut off the water feed to the tank. I promptly contacted management and documented the issues with photos and videos. Unfortunately, no payment was collected as no one was present.
Explained what they were going to do and get started ordering parts
Reviewed the tank replacement and took measurements on the tank and exit strategies. We will be going through the Billco doors down into the basement area. The tank is 24 in. in diameter, 36 in. long, and the piping connections are: - 1 1/4 in. for the overflow and condensate return - 1/2 in. for the feed water makeup - 1 in. for the boiler supply piping Need to get the tank ordered right away. Kenyon is a plumber and can meet us on site, or he will have his helper meet us when we're doing the project.
We will replace the thermostat for the church location with a new thermostat to control the boiler operaiton for each particular one. Price is per thermostat. 1/14/26. Installed new t-4 thermostats , Kenyon cycled on the boiler. Found condensation pump is leaking a ton of water and is constantly trying to feed water in the boiler
Went through boiler safeties, pressure tool, both low water cut offs (mechanical and electronic). Also opened the electrical boxes and checked all wiring connections generally All switches were closed. I turned on emergency switch at top of steps and boiler came on. Cycled through and made see the pump relay and low water cut off are functioning properly. Monitored boiler pressure after start up: Ok Informed Kenyon System operating well at this time.
Found boiler locked out on a 1-1 error code. 1-1 code is low a/c line voltage. Checked voltage feeding into control and it was fluctuating 113-119 v . Found micro switches keeping the boiler off. Just bumped them and everything came on. Adjusted the front cut out switch with Allen key only. Ran boiler for about 40 minutes and condensation pump would drive in whater when level dropped down and water level during run time stayed at about 1/2 way in the sight glass. Showed Kenyon how finicky the switches are. Boiler is working at time of service.
There were several pipes that froze and broke on the condensate return system. Disconnect unions and remove 2" section of condensate return piping that is leaking. Replace ball valve, check valve, and several nipples that need to be replaced. Reassemble piping, turn boiler back on, and check for other leaks throughout. Note: Piping is old and corroded. Piping will be difficult to take apart. If there are other joints that fail, they will be in addition to fix and will be quoted seperately. Found 2 leaks on the return. Cut pipes out and reconnected. Ran system to ensure our new pipes were not leaking.
Went downstairs to boiler. Cut sight glass to appropriate length. Installed and opened up valves. No leaks at sight glass. Kenyon said he is going to try to repair black iron leaks. Showed Kenyon how to turn on power switch and reset Honeywell control to start up boiler. Job is completed.
Fully assessed no heating situation. Found Honeywell burner control locked out on alarm status. Found brand new pilot valve, not opening to ignite to light off boiler. Tested and found that there was gas going to pilot valve and also 120 V present At solenoid. No gas coming out the other side of the valve. Our office to find new replacement valve. Also condensate tank pump is very noisy. Our office to get replacement valve and come back and install..
The burner control is instantly giving error blink code 4-2: Wiring problem/Internal fault. Another contractor repaired the leaking 1” black iron pipe using silicone gasket and hose clamp. See photos. We traced out wiring and made sure was correct, limit circuit, gas valve. ground etc. Called Honeywell tech support who referred us to a local contact based on Chester zip code. Broudy precision (Tech support guys are Ernie and Don) They told us next step is to have the new control taken in to be tested with their diagnostic tool to determine if the control itself has failed. We contacted Bill Rhoades about the error code and he will try to get control tested and/or replaced under warranty ASAP. Meanhike we will provide estimate to install new control entirely. We took apart low water cut off and cleaned body and float. Needs new gasket. (8 bolt gasket) for MacDonald Miller 150 LWCO 3 of the 4 bolts where float assembly is flanged to the make up water tank snapped. We will be in touch
Found when I arrived boiler was overfilled with water. Found condensation tank pump continuing to fill boiler. Shut off 1/2” copper line for make up water and shut off power to boiler. Took photos of water make up system and leaking 1” or 1 1/4” black iron pipping that was leaking. Let our office know findings. Will come up with a repair estimate. Called pastor al about findings.
